This beautiful Victorian tiled hallway was in desperate need of some TLC. The house had recently changed hands and the new owners of the house were having the entire property renovated. The last part of the renovation plan was to have the Victorian hallway tiles restoring back to their former glory. Floors are always best left until last, especially hallways as last as workmen don’t usually take a lot of care in my experience. The house was built in the early 1900’s and was situated close to Doncaster town centre a couple of streets away in fact from the famous Doncaster Racecourse which dates to the late 1500’s. There were a few areas of damage to the floor that would need dealing with first. This is not surprising given the age of the floor which must have seen a lot of comings and goings over the years. Our first task therefore was to repair the damage using replica tiles sourced to be as close a match to the originals as possible. We usually find any slight differences disappear once the floor has been deep cleaned and sealed. Once removing the damaged tile and cleaning the base we use a fast setting adhesive to fix the replacement tiles in place so we can get on with the cleaning as soon as possible. Once the replacement tiles had set, we unloaded our slow speed rotary floor machine and large wet vacuum which would be used during the cleaning. To start the cleaning the floor was sprayed with Tile Doctor Remove & Go and this was left to dwell on the tiles for twenty minutes. This gives time for the product to break down old floor coatings and grime, this was followed by scrubbing the tiles with a 200-grit diamond pad fitted to the floor machine and assisted with the addition of more water to help lubricate the process. This process generates a lot of slurry as the dirt and old sealers etc are released from the tiles and this is extracted from the surface of the floor using the wet vacuum. The next step was to give the floor an acid wash using Tile Doctor Acid Gel which is applied to the tiles and left to dwell for fifteen minutes and scrubbed in again with the floor buffer and 200-grit diamond pad. Once done the floor was rinsed with water and then dried using the wet vacuum to extract as much moisture as possible. This last process is designed to counter any alkaline salts that may be present in the floor which may cause efflorescence to appear later. It also removes old mineral deposits and generally get the tiles looking much brighter. Once complete the floor was left to dry off naturally overnight. I came back the next day to seal the tiles first checking the floor was dry using a moisture meter. Satisfied that the floor was ready for sealing I started to seal the tiles using multiple coats of Tile Doctor Seal and Go Extra which is a fully breathable sealer which is important for old floors like this. Seal and Go Extra also leaves a lovely satin finish which works well on Victorian tiles and brings the floor alive. This was the last step in this properties renovation, and I think you will agree that the floor responded really well to the restoration process and the colours in the tiles are now very vibrant. I recently worked on the restoration of a Victorian tiled hallway in Cwmbran Wales which is six miles North of Newport. As you can see from the photographs the floor was in quite a neglected dirty state and many of the the black and white border tiles needed removing and replacing. The worst part was the area by the front door where most of the tiles had been removed and then backfilled with concrete. I can only assume at some point in the past it was deemed to difficult or expensive to restore the floor, so they simply covered it up. After visiting to survey the floor I did offer to source replacements for the concreted section and restore that as part of the work however my client’s budget would not stretch to that at the time. My quote was therefore focused on the main section of flooring and included replacing border tiles, deep cleaning the whole floor and then sealing the tiles to add protection. Although I did need to check that I could indeed source the replacement tiles before being able to provide the quote which as it turned out would not be an issue. They were happy to go ahead and we arranged a suitable time to carry out the work which would enable me to work in the property whilst minimising contact with the owners due to the Covid-19 situation. I spend the first day sorting out the black and white border tiles which needed to be gently prised out of position without upsetting the main part of the floor. The exposed subfloor was then cleaned up to remove old adhesive and replacements were fitted where required and secured into place. The floor would need to be solid before cleaning so that was left for day two so the new adhesive could go off overnight. On day two I gave the floor an initial clean using a combination of Tile Doctor Pro-Clean and Remove and Go diluted with water. This produces a strong cleaner/stripper that will tackle dirt and remove coatings such as previous sealers. The old tiles had accumulated years of ingrained dirt, so I needed this extra power to remove the years of dirt and contaminates from the tile. It was sprayed onto the tiles and then left to soak in for ten minutes before being actively scrubbed into the tile using a rotary machine fitted with a black scrubbing pad. The soil was then rinsed off with water and extracted with a wet vacuum. The floor was inspected, and the process repeated on the tough stains until I was satisfied all the dirt had been removed. Next the floor was treated to an acid wash using Tile Doctor Acid Gel using a similar method as before. This is an important treatment for these old Victorian floors that have no damp proof course as it neutralises efflorescent salts trapped in the tile which can appear as white salt deposits later. Once I was happy with the condition of the floor it was given a final rinse and left to dry off. I use a wet vacuum to remove liquids from the floor and on this last extraction I spent extra time to remove as much moisture from the tiles as possible. I came back a few days later and after checking the tiles were dry using a damp meter, I started the application of the sealer. For this floor I applied seven coats of Tile Doctor Seal and Go for a satin finish. Tile Doctor Seal and Go is a specially formulated water-based sealer that provides both stain resistance and a durable low-sheen finish. It is perfect on a floor of this age where it leaves a lovely finish and will remain durable in what is a essentially a high traffic area. Although we didn’t manage to sort out the area by the front door the client managed to fit a made to measure coir door mat along with carpet bar which was quite practical and looked fine so they were able to resolve that problem without blowing their budget. The client was over the moon with results, the floor had a lovely pattern and the colours now shone through. I suggested the use of Tile Doctor Neutral Tile Cleaner to keep the floor clean and in good condition. Newly built properties are not without their problems and often take a while to resolve all the snagging which occasionally extends to resolving problems with newly laid tiled floors. At this new property in the village of Malvern, and overlooked by the Malvern hills, the builders had left the Terracotta tiled kitchen floor covered in grout smears (also known as Grout Haze) following installation. They had also neglected to seal the tiles, which was actually quite fortunate in this case as they would have sealed in the grout haze, making it more difficult to remove. Naturally, the property owner wanted the problem to be resolved as soon as possible, and for me to make the tiles easy to keep clean in future, which can be achieved by sealing the tile. Before starting work, I made sure to fully protect any exposed woodwork with a plastic sheet covering to protect them from potential damage. I then proceeded to give the floor a thorough clean, using Tile Doctor Remove and Go to clean the floor and eradicate some stains that had been left behind as a result of the building work. Next, I paid special attention to the grout, where the very visible problem of grout haze had arisen. To neutralise these smears I used Tile Doctor Grout Clean Up, a concentrated phosphoric acid cleaner that can also remove alkaline mineral deposits and efflorescence. Grout Clean Up is only to be used on acid resistant stone, as sensitive stone can suffer from irreparable etching if it comes into contact with the product. Once completely clean and free of grout smears the floor was thoroughly rinsed with water to remove any trace of product and then dried as much as possible with a wet vacuum, afterwards an air mover was installed to speed up the drying process. Later that afternoon the floor was dry and I was able to apply a sealer. To do this I opted to use several coats of Tile Doctor Seal and Go Extra, a topical, fully breathable sealer that works really well on Terracotta. The sealer builds up a layer of protection on the surface of the tiles, protecting against ingrained dirt and stains. Seal and Go Extra also provides a high quality sheen finish which really did well to enhance the look of the Terracotta. The property owner was exceptionally pleased with the results, and to have this problem dealt with quickly and efficiently, additionally the sealer will ensure the Kitchen floor is easy to keep clean in the future.

Here’s an interesting job I completed recently in the town of Lymington which is a lovely costal town within the New Forest and on the west side of the Solent. This Terracotta tiled floor was installed in the kitchen and was suffering from an efflorescence issue due to an ongoing leak which resulted in the salts in the water becoming deposited on the surface of the tiles as the water evaporated leaving a white bloom on the surface. This process is more commonly known as efflorescence and is particularly common in old properties which have no damp proof membrane under the floor and white staining by the cupboards is especially visible in the below photograph. My client was eager to have the problem fixed, and so enlisted Tile Doctor to get the job done. To remove the efflorescence, the Terracotta tiled floor was acid washed using a mild dilution of Tile Doctor Grout Clean-Up which is primarily sold to remove grout smears but is equally effective at removing mineral deposits such as the white salts left behind by efflorescence. The solution was scrubbed into the tiles using a stiff scrubbing brush and was successful at removing the white staining. Naturally it’s not advised to leave acid too long on any surface so the floor was treated in sections and then rinsed off with water and the residue removed using a wet-vacuum. Following this, the floor was power-scrubbed in combination with a diluted solution of Tile Doctor Pro-Clean. Pro-Clean is a versatile cleaner that also contains stripping properties, allowing it to break down and remove old sealers, it also does a nice job getting the grout clean. With the efflorescence treated and the floor now clean I was now happy with the condition of the tiles and give them a final rinse under pressure to ensure the floor was neutralised and any trace of products removed. The Terracotta tiled floor was then left to dry overnight and I came back to seal the floor the next day. To seal the tiles I used three coats of Tile Doctor Seal & Go Extra, which provides a robust surface seal, and is recommended for internal floors with the damp issues. This 1920s single bay house in Earlsdon had been restored by the builder from top to bottom. The hallway floor had been covered in laminate flooring which had been removed, revealing an Edwardian tiled floor beneath. Unfortunately, the plasterer had not covered the floor when working on the walls, so the tiles were now covered in plaster! The client was keen to keep as many original features as possible and called me in to see if the original 100-year-old floor could be renovated in keeping with the rest of the house. I visited the property to survey the tiles and explained that it certainly could be and having worked on hundreds of these renovations before I was confident of getting a good result. They were happy to go with my quotation and we arranged a time to carry out the work. The floor tiles themselves were in good condition, but I had to hand carefully scrape the plaster off the tiles before starting on the deep clean. With the plaster removed from the floor I applied Tile Doctor Acid Gel and worked it into the tiles with a coarse 100-grit pad. The floor was then rinsed, and the waste extracted from the floor using a wet vacuum. The process was then repeated with a 200-Grit and then a 400-grit pad until I was happy. The floor was then speed dried with fans whilst I worked on a repair around the threshold of one of the doors. The repair was relatively straight forward, and I managed to restore the tiling, so the repair was unnoticeable. The floor was then left overnight to completely dry out. Floors of this age don’t have a damp proof membrane so moisture can build up if they have been covered as in this case. The next stage in the restoration would be to apply a sealer and the floor needs to be dry before you do this otherwise the result can be patchy. Returning the following day, I first tested the floor with a damp meter to check the moisture levels in different parts of the floor to ensure it was dry enough to seal. The fans had done a good job and I was pleased to find that the floor was dry. To seal this floor, I used Tile Doctor Seal and Go Extra, it’s a breathable acrylic based sealer that allows for moisture vapour to rise through the tile and evaporate at the surface. This makes it ideal for situations where no damp proof membrane has been installed and there is a low risk of mineral salt deposits being formed (efflorescence). Once completed the transformation was huge and he Victorian tiles looked well suited to the hallway. Feedback from my client was they were over the moon with the newly restored floor! For regular cleaning, I recommended Tile Doctor Neutral Tile Cleaner, this is a gentle pH neutral cleaner that will ensure the newly applied seal is retained and not eroded prematurely. This can be the problem with most household cleaning products which contain strong chemicals like bleach which can break down the sealer over time. Without a sealer dirt gets back into the pores of the tile which will mean the homeowner will need to get the floor cleaned and sealed again – a vicious circle! Mick Gayton Warwickshire Tile Doctor

Here’s a really interesting commercial job for you, which I recently completed in the town of Hinckley, Leicestershire. I was asked to take a look at a Victorian Geometric and Encaustic tiled floor in the historic Queen’s Head pub. This floor is over a century old and although in good condition for its age had suffered significant wear over the years, along with some cracked tiles and slight inherent moisture issues. What the pub landlord requested was a restorative clean to alleviate the aesthetically damaging effect of the wear, and to enhance the natural colours of the stone. I was also asked to seal the floor following the clean to achieve a semi-gloss finish. The first step in the cleaning process was to mix a strong solution of one part Tile Doctor Pro-Clean to four parts clean water. Pro-Clean is a high alkaline cleaner which also contains stripping properties, allowing it to break down old sealer and tackle heavy soil build-up. The solution was applied to the floor and left to dwell for 15 minutes, giving it times to seep into the stone, get underneath the dirt and lift it to the surface. I addressed several paint spots and areas suffering from glue contamination by using Tile Doctor Remove & Go, which is specially formulated to break down paint and adhesives on unpolished natural stone floors, amongst others. The entire floor was then scrubbed using a special floor cleaning pad, and the resulting slurry was vacuumed away using a wet-vac machine. The final issue to deal with was the inherent efflorescence staining. This was treated using Tile Doctor Grout Clean-Up, an acid-based product which removes not just efflorescence but also grout haze, mineral deposits, and rust stains. The solution here was one part Grout Clean-Up diluted with four parts water. After completing the clean, I thoroughly rinsed the floor with clean water to remove any trace of cleaning product and dried the floor as much as possible with a wet vacuum, then before leaving for the day i installed a couple of air movers to assist with drying overnight. Upon my return the following day, I checked the floor for any excess moisture before sealing it with our topical, semi-gloss finish sealer, known as Seal & Go Extra which due to its formula is ideal for external or old internal floors where there is unlikely to be damp from membrane. This unique product provides excellent protection, and allows the tiles to breath where floors are suffering from inherent moisture issues. It is suitable for both internal and external use, on Victorian floor tiles, Sandstone, Flagstones, Terracotta, and rough Slate. As you can see from the photo, I was able to fulfil my client’s request to a high standard, bringing the pub’s old yet characterful Victorian tiled floor back to life again.
