Built in 1915, this classic craftsman style home is located in the Capitol Mansions Historic District. When the time came to remodel, the homeowners wanted to continue to celebrate its history by keeping with the craftsman style but elevating the kitchen’s function to include the latest in quality cabinetry and modern appliances. The new spacious kitchen (and adjacent walk-in pantry) provides the perfect environment for a couple who loves to cook and entertain. White perimeter cabinets and dark soapstone counters make a timeless and classic color palette. Designed to have a more furniture-like feel, the large island has seating on one end and is finished in an historically inspired warm grey paint color. The vertical stone “legs” on either side of the gas range-top highlight the cooking area and add custom detail within the long run of cabinets. Wide barn doors designed to match the cabinet inset door style slide open to reveal a spacious appliance garage, and close when the kitchen goes into entertainer mode. Finishing touches such as the brushed nickel pendants add period style over the island. A bookcase anchors the corner between the kitchen and breakfast area providing convenient access for frequently referenced cookbooks from either location. Just around the corner from the kitchen, a large walk-in butler’s pantry in cheerful yellow provides even more counter space and storage ability. We worked on the kitchen, three bathrooms, a custom bar, mudroom, and laundry room in this home. The kitchen features Quarter Sawn White Oak cabinets with a Driftwood Stain and white quartz countertops. For the bar, we used black painted cabinets and a bench, glass doors with interior lighting, and a mirrored backsplash. The mudroom has 10 ft ceilings and provides storage for the whole family! We used dark grey painted lockers and benches. Bathroom 1 has white-washed maple cabinets with brown highlights. Bathroom 2 has white-washed maple cabinets, as well. We created custom doors for the primary bathroom using red oak with the classic white stain.

Project Description: The goal of the homeowner was to modernize and expand the existing kitchen, and open up the space between the kitchen, dining room and living room. There was also a need for a large mudroom and a remodeled basement level. Castle was able to remove most of the walls separating the main floor living spaces and design a new contemporary kitchen that provided lots of added cabinet and countertop space. Walnut cabinetry with a painted pantry cabinet complement Caesarstone countertops and Italian backsplash tile. The entire main floor is open and inviting. Almost 60 sq. ft. was borrowed from the garage to create a spacious mudroom area. The mudroom floor is finished in large, beautiful slate tiles. A new bathroom and media area were added to the basement, along with several new windows that bring in wonderful, natural south and east-facing light. From a dated home to a modern condominium, the White Residence truly exemplifies the work Dawson and Clinton is known for. As the developers, designers, and general contractors for this project, we looked to present an interior that provides modern amenities while preserving the traditional details adorning much of the home. Combining the traditional with the contemporary, existing architectural details are positioned against a minimalistic approach that uses a white color scheme and clean lines to highlight and uplift the existing tropes. Another notable element of this remodel is the master bedroom and bathroom. The master bath opens into the bedroom, allowing the clean lines of the WET style tub to complement the bedroom design.

This project consisted of a complete exterior upgrade due to significant rot from improper flashing. We changed some of the rooflines for improved water shed and to eliminate possible rot issues in the future. We installed all new hardi-plank siding, engineered stone and a complete handrail system. We also repaired windows, installed new doors and added a new driveway.

This 1920’s colonial revival house had undergone several unfortunate additions, but the original house was elegant in its proportions and became the nucleus for the new design. The existing garage wing was removed and replaced with a 3,100 square foot addition. To ensure that the original house and its existing entry remained the focal point of the composition, the roof lines of the addition were kept low, the entry was embellished, and dormer windows were added to the front of the original house. Equal consideration was given to the rear of the house, which was reconfigured to create a series of outdoor “rooms” that overlook the lawn and garden behind the house.

Eichler Orange is a stunning expression of mid-century modern architecture. The vision in modernizing this historic Eichler home with a 21st-century makeover was to honor the work of Joseph Eichler and restore it to the 1964 icon of California modernism it once was. The clean aesthetics of this home features glass walls, post and beam, tongue and groove ceilings, and oversize porcelain tile floors throughout. The free-flowing indoor/outdoor floorplan is highlighted with a signature atrium, and all material selections were made to honor the time period. Custom cherry cabinets and warm slab walnut doors grace the interior. This home had significant structural termite damage with three-quarters of the framing needing replacement. Additionally, the original house did not come close to meeting the current seismic codes. During reconstruction, we upgraded the post and beam structure with seismic hold-downs and concealed fasteners. The house lacked energy efficiency due to its flat roof and did not meet California’s current Title 24 energy-efficient standards. While honoring its era, this fully renovated residence is now updated with today’s energy efficiencies, including all-aluminum dual-glazed windows and doors, new spray foam insulation atop the flat roof, and tankless water heaters. A new photovoltaic solar system was added. We abandoned the radiant floor heat and installed a new high-efficiency ductless heating and air units to each room. This increased the building’s performance and provided each room with its own thermostat and control. This system also allowed us to eliminate soffits and ductwork and maintain the exposed tongue and groove ceiling throughout the home. The living space next to the family and dining room was repurposed to relocate the washer and dryer and allowed space to add a third bathroom. The primary bathroom was also reconfigured for a larger layout. The sleek kitchen design includes frameless Crystal Cabinets, professional-grade Miele appliances, a large stainless steel Sub-Zero refrigerator/freezer, and a generous Caesarstone countertop workspace. The outdoor backyard living space captures the natural beauty of Southern California and mid-century modern features, including drought-resistant landscaping with decomposed granite planter areas and all-new concrete hardscape.
