To give the light and airy look that our client desired, we began the dining room design by hanging custom 21' tall sheer drapes from a custom curved iron drapery rod. This was accomplished by making a paper template of the curved window wall and mailing it to the drapery rod vendor to have a custom curved rod manufactured for our dining room. Next, we hung a 60" diameter dramatic chandelier from the ceiling. This required reinforcing the ceiling to carry the weight of the new larger chandelier, and by erecting three tiers of scaffolding for three men to stand on while installing the new chandelier. The space is anchored by a 72" diameter dining table with tall back dining chairs to emphasize the height of the room. An 81" tall piece of artwork hangs above the modern buffet and provides contrast to the white walls. Tall buffet lamps, custom greenery and a textured woven rug complete the dramatic space. A simple color scheme and large dramatic pieces make this dining room a breathtaking space to remember.

The homeowners desired a more usable layout with timeless appeal in keeping with their historic home. New vanity cabinets with smart storage replaced pedestal sinks. The custom built-in medicine cabinets provide additional spots for bathroom necessities. Classic finishes, black and white hex tile floors, and a soothing green keep the space looking fresh while tying it into the historic roots of the home.

This couple purchased a second home as a respite from city living. Living primarily in downtown Chicago the couple desired a place to connect with nature. The home is located on 80 acres and is situated far back on a wooded lot with a pond, pool and a detached rec room. The home includes four bedrooms and one bunkroom along with five full baths. The home was stripped down to the studs, a total gut. Linc modified the exterior and created a modern look by removing the balconies on the exterior, removing the roof overhang, adding vertical siding and painting the structure black. The garage was converted into a detached rec room and a new pool was added complete with outdoor shower, concrete pavers, ipe wood wall and a limestone surround. Dining Room and Den Details: Features a custom 10’ live edge white oak table. Linc designed it and built it himself in his shop with Owl Lumber and Home Things. Our homeowners purchased this home for its excellent location and great bones. They were desirous of returning it to the era of it’s time while updating and modernizing it with the elegance it deserved. To add to our challenges, they were living out of the country during our design and renovation, making for great communications utilizing modern technology to ensure we could deliver what they hoped to achieve. We opened some space in the kitchen to create an updated and more functional kitchen for this active family, relocating appliances for efficiency, adding an island and relocating a chimney. We had structural challenges with the sagging hardwood floors, which required us to reframe floor systems, and while we were at it, we antique finished the hardwoods reminiscent of the 1940’s. We added wainscoting in the dining room and entry stair hallway to enhance the old-world look and added some arched openings to match other areas of the home. We also added custom moldings to the fireplace wall to allow it to shine as a focal point in the space, utilizing restored antique light fixtures. The finished result is stunning and truly honors the integrity of the original time period of this home.

Now empty nesters with kids in college, they needed the room for a therapeutic sauna. Their home in Windsor, Wis. had a deck that was underutilized and in need of maintenance or removal. Having followed our work on our website and social media for many years, they were confident we could design and build the three-season porch they desired.

Challenge This 2001 riverfront home was purchased by the owners in 2015 and immediately renovated. Progressive Design Build was hired at that time to remodel the interior, with tentative plans to remodel their outdoor living space as a second phase design/build remodel. True to their word, after completing the interior remodel, this young family turned to Progressive Design Build in 2017 to address known zoning regulations and restrictions in their backyard and build an outdoor living space that was fit for entertaining and everyday use. The homeowners wanted a pool and spa, outdoor living room, kitchen, fireplace and covered patio. They also wanted to stay true to their home’s Old Florida style architecture while also adding a Jamaican influence to the ceiling detail, which held sentimental value to the homeowners who honeymooned in Jamaica. Solution To tackle the known zoning regulations and restrictions in the backyard, the homeowners researched and applied for a variance. With the variance in hand, Progressive Design Build sat down with the homeowners to review several design options. These options included: Option 1) Modifications to the original pool design, changing it to be longer and narrower and comply with an existing drainage easement Option 2) Two different layouts of the outdoor living area Option 3) Two different height elevations and options for the fire pit area Option 4) A proposed breezeway connecting the new area with the existing home After reviewing the options, the homeowners chose the design that placed the pool on the backside of the house and the outdoor living area on the west side of the home (Option 1). It was important to build a patio structure that could sustain a hurricane (a Southwest Florida necessity), and provide substantial sun protection. The new covered area was supported by structural columns and designed as an open-air porch (with no screens) to allow for an unimpeded view of the Caloosahatchee River. The open porch design also made the area feel larger, and the roof extension was built with substantial strength to survive severe weather conditions. The pool and spa were connected to the adjoining patio area, designed to flow seamlessly into the next. The pool deck was designed intentionally in a 3-color blend of concrete brick with freeform edge detail to mimic the natural river setting. Bringing the outdoors inside, the pool and fire pit were slightly elevated to create a small separation of space. Result All of the desirable amenities of a screened porch were built into an open porch, including electrical outlets, a ceiling fan/light kit, TV, audio speakers, and a fireplace. The outdoor living area was finished off with additional storage for cushions, ample lighting, an outdoor dining area, a smoker, a grill, a double-side burner, an under cabinet refrigerator, a major ventilation system, and water supply plumbing that delivers hot and cold water to the sinks. Because the porch is under a roof, we had the option to use classy woods that would give the structure a natural look and feel. We chose a dark cypress ceiling with a gloss finish, replicating the same detail that the homeowners experienced in Jamaica. This created a deep visceral and emotional reaction from the homeowners to their new backyard. The family now spends more time outdoors enjoying the sights, sounds and smells of nature. Their professional lives allow them to take a trip to paradise right in their backyard—stealing moments that reflect on the past, but are also enjoyed in the present.

The upstairs rooms and walkways have sound isolating rubber matting installed beneath the hand scraped wood floors creating the quiet environment desired.

Bathroom - mediterranean bathroom idea in San Diego

Falcon House is located on Falcon Ridge Road, which winds along a steeply inclined ridge in a stretch of foothills within Carmel Valley in Monterey County. An old lichen covered barn and split rail, cedar fences characterize this area known as Markham Ranch, and contrast sharply with the preponderance of sprawling, large estate-style homes, many more at-home in the Italian countryside than any landscape of California. Designed for a young family, Falcon House responds to the family’s desire to live a more modest lifestyle, eschewing overt displays of extravagance for an intimate and deferential relation to nature. The 3,200-square-foot residence occupies a difficult portion of the northern slope of a hillside, overlooking a verdant valley and oriented toward Castle Rock in the distance. The steep terrain necessitated a compartmentalized plan capable of negotiating the gentle hillock at the center of the site. A corridor bridge spans two pieces of the house, uniting living and sleeping spaces and allowing an existing watercourse to flow essentially through the house unobstructed. Large panels of glass open the living spaces to the landscape, beneath the deep overhang of a butterfly roof. Operable clerestories placed high on the window-wall allow prevailing breezes to cool the interior spaces. The bedroom wing of the house hugs the hillside as it turns to the west, ensuring privacy from the main living spaces. The sense of seclusion and protection of this wing is reinforced by its lower roofline and its embedment into the hill. Initial resistance by neighboring homeowners has given way to appreciation, having seen the results of careful siting and a material and color palate sympathetic to the surrounding hillsides. The dwelling embodies an attitude of respect for the landscape, and through that perspective Falcon House has become as natural a part of its environment as the hawks flying overhead. 2008 AIA Orange County Chapter Merit Award
