Our client asked for a more functional and visually pleasing backdrop to his outdoor patio space. The result incorporates lighting, fresh paint, and touches of aged wood trim, to give an old-world European feel. The feature of the design solves a problem our client did not realize he had. A broken and leaking downspout led to deterioration of the home’s stucco finish. To solve this problem and route the water away from the outdoor entertaining space, we constructed a large scupper which also serves as a gateway/arbor. Rainwater harvesting and use of thermally modified wood add points for sustainability.

Every inch of the inside and outside living areas are re-conceived in this full house and guest-house renovation in Berkeley. In the main house the entire floor plan is flipped to re-orient public and private areas, with the formerly small, chopped up spaces opened and integrated with their surroundings. The studio, previously a deteriorating garage, is transformed into a clean and cozy space with an outdoor area of its own. A palette of screen walls, Corten steel, stucco and concrete connect the materiality and forms of the two spaces. This addition incorporates a great deal of symmetry as reflected in the skylights, lighting, closet layouts and window placement. The main goal for the owners of this 1926 house was a 7-foot-wide addition to gain more closet space near their main floor master bedroom. The opening from the bedroom to the addition was originally an exterior window that we widened. New built-in closets in the addition are easily accessed from the master bedroom. We framed the storage cabinets to look built-in. To break up a wall of storage, we added a window seat that is open underneath. The existing house floors were not level. We replaced and sistered many joists as they had deteriorated over the 93 year age of the house. New white oak flooring covers both the addition and the affected sitting room and master bedroom.

The addition is accessed from both the existing master bedroom and another bedroom that was converted into a family/ TV room. The opening to the addition was originally an exterior window. We removed the window and widened the opening for access to the addition. We installed a woodburning stove in the family room. The existing house floors were not level. We replaced and sistered many joists as they had deteriorated over the 93 year age of the house. New white oak flooring covers both the addition and the affected sitting room and master bedroom. The new circulation resulted from the addition encouraged the homeowner to rethink their interior spaces and renovate them with new paint, wallpaper and furniture. The owners worked with Stacy Wallace of Heart of James, an interior designer, to oversee this process.

This Greek Revival row house in Boerum Hill was previously owned by a local architect who renovated it several times, including the addition of a two-story steel and glass extension at the rear. The new owners came to us seeking to restore the house and its original formality, while adapting it to the modern needs of a family of five. The detailing of the 25 x 36 foot structure had been lost and required some sleuthing into the history of Greek Revival style in historic Brooklyn neighborhoods. In addition to completely re-framing the interior, the house also required a new south-facing brick façade due to significant deterioration. The modern extension was replaced with a more traditionally detailed wood and copper- clad bay, still open to natural light and the garden view without sacrificing comfort. The kitchen was relocated from the first floor to the garden level with an adjacent formal dining room. Both rooms were enlarged from their previous iterations to accommodate weekly dinners with extended family. The kitchen includes a home office and breakfast nook that doubles as a homework station. The cellar level was further excavated to accommodate finished storage space and a playroom where activity can be monitored from the kitchen workspaces. The parlor floor is now reserved for entertaining. New pocket doors can be closed to separate the formal front parlor from the more relaxed back portion, where the family plays games or watches TV together. At the end of the hall, a powder room with brass details, and a luxe bar with antique mirrored backsplash and stone tile flooring, leads to the deck and direct garden access. Because of the property width, the house is able to provide ample space for the interior program within a shorter footprint. This allows the garden to remain expansive, with a small lawn for play, an outdoor food preparation area with a cast-in-place concrete bench, and a place for entertaining towards the rear. The newly designed landscaping will continue to develop, further enhancing the yard’s feeling of escape, and filling-in the views from the kitchen and back parlor above. A less visible, but equally as conscious, addition is a rooftop PV solar array that provides nearly 100% of the daily electrical usage, with the exception of the AC system on hot summer days. The well-appointed interiors connect the traditional backdrop of the home to a youthful take on classic design and functionality. The materials are elegant without being precious, accommodating a young, growing family. Unique colors and patterns provide a feeling of luxury while inviting inhabitants and guests to relax and enjoy this classic Brooklyn brownstone. This project won runner-up in the architecture category for the 2017 NYC&G Innovation in Design Awards and was featured in The American House: 100 Contemporary Homes. This home in Morrison, Colorado had aging cedar siding, which is a common sight in the Rocky Mountains. The cedar siding was deteriorating due to deferred maintenance. Ideal Siding Denver removed all of the aging siding and trim and installed James Hardie HardiPlank (Evening Blue) and James Hardie Straight Edge Shingles (Night Gray) to provide optimum protection for this home against extreme Rocky Mountain weather. This home's transformation is shocking! We also used T&G natural cedar siding to create a lovely entrance accent. A budget friendly design build project replaced all cedar beams with hand tooled Limestone. A new porch roof, with a graceful arch was framed. A stamped and stained concrete porch floor, that matches the sidewalk, replaced the deteriorating brick on the floor of the porch. Two dry stack stone pillars are crowned with a graceful arch. A standing seam copper roof was added over the porch for architectural interest.

This photo shows the right corner view of a siding transformation located in Glen Elg, MD. The existing Masonite siding was deteriorating. The home owner decided to hire Custom Concepts Construction, Inc. as the siding contractor. All siding and trim were replaced with James Hardie Beaded Lap Siding. The siding color is Evening Blue with Arctic White trim. There is a 4" picture frame trim around all windows and doors. 5" equal Hardie corner trim was installed on all exterior corners.

After removing the exterior finishes, we uncovered moisture-related deterioration in the wall sheathing and in a section of subfloor beneath the entry door. The damaged materials were removed and replaced, and new blocking was installed below the subfloor to provide solid support for the door sill and help create a stronger, longer-lasting entry assembly.

Rear view depicting the many protrusions and pitch changes in this intricate aluminum standing seam installation in Milford, CT. We took the multiple layers of asphalt shingles off this roof and brought it down to the plank roof deck. We replaced many deteriorated planks to bring the roof deck back to sound condition and then covered the entire roof with high-temperature Ice and Water Shield. After installing and flashing three new Velux skylights above the rear sunroom, we installed Englert 1300 aluminum standing seam metal in Hartford Green. This color choice really fits in with the craftsman style and color of the home.

We maximized storage by fitting shelves into a nook where the addition wraps around the front of the house. In assessing the feasibility of the project, the first thing the designer did was to check the zoning regulations. After a thorough study, it was determined that a 7-foot side addition was possible. The existing house floors were not level. We replaced and sistered many joists as they had deteriorated over the 93 year age of the house. New white oak flooring covers both the addition and the affected sitting room and master bedroom.

We completely renewed and reconditioned this old deteriorated side porch with rotting decking, trim, and wooden framed screens and framing by first reconstructing the frame using PT lumber and Structural Simpson Connectors. New Joists were spaced at every 8" oc to accept our new Composite Fiberon Decking. Posts were reconstructed, a new Post and beam system was installed using PT timbers and 4000 PSI concrete frost footings. Decking rim was 'pictureframed' using concealed fasteners.
