Enclosed dining room - small cottage enclosed dark wood floor and brown floor enclosed dining room idea in San Diego with no tv and white walls

This space received a major renovation to have room for a functional island that now serves as a table with seating on the side and back. We consulted with our structural engineer to determine the steps to transfer the roof load. And the architect worked on as built plans and proposed plans to get the project in the Ready to Issue stage. We worked as a team from concept to completion.

In the beach-side town of Asbury Park, New Jersey, stands Palomino Blackwing, a newly renovated 1920s Art Deco building. Now home to 23 modern duplex apartments, the building was designed with sustainable living in mind. Rather than seeking more space, the ideal design was shifted to using space ingeniously.
Some highlights of each unit include:
The Atoll 000 sofa/wall bed system transforms the living room into a guest bedroom for two when needed.
A Lollisoft bunk bed system with a desk, which allows the downstairs flex space to function in multiple ways as needed: a home office/work space, lounge, or bedroom for two. The two steel frame, single beds easily fold down and comfortably accommodate two children or adults.
Goliath transforming Console/Dining Table eliminates the need for a separate dining room, yet can easily accommodate up to 10 people.
Folding Pocket Chairs that are less than 1” deep when closed; 8 chairs are stored on a rack less than 5.5” deep and hung on the wall above the Goliath.

This gorgeous contemporary glass front custom wine cellar in Corona Del Mar, Newport Beach, California is an eye catcher. The sleek, glass ultra modern wine room was a unique and exciting project for our team here at Vintage Cellars. The stone bar extends into the wine cellar itself, but due to mechanical, cooling, and condensation concerns, our expert custom wine cellar team knew that extra measures needed to be taken to ensure the end quality remained top notch.
The bar itself was divided into two sections, one cut section outside to make up the main seating area and the other inside the glass wine room. The stone bar, which is porous, takes up a good portion of the front facing glass panel. Had the bar simply extended into the wine cellar and been sealed off at the joints, the stone would have eventually transferred in enough heat and moisture to cause condensation. Proper wine cellar design and planning enabled this wine cellar to not only look fantastic, but function perfectly as well.
One interesting unique feature in this Corona Del Mar, Newport Beach, Orange County, California glass and metal wine cellar is an extension of floor to ceiling frames mounted to the backside of the stone bar. This feature was made to seamlessly show consistency in floor to ceiling vintageview frames throughout.
Corona Del Mar, Newport Beach, Laguna Beach, Huntington Beach, Newport Coast, Ladera Ranch, Coto De Caza, Laguna Hills, San Clemente, Dana Point, Seal Beach, Laguna Niguel still remain the areas in Orange County that we build wine cellars most often.
Contemporary wine cellars such as this are becoming more and more popular in modern design trends. Interior Design, Architecture, and Construction all play a part in ensuring that the client’s vision comes to reality. This project was no different. Upon walking into this glass and metal modern contemporary wine cellar, you become quickly surrounded with triple deep bottles from many of the world’s best wineries. On the left below the countertop is a black stained poplar wine racking system for single 750ml bottles. Above lies room for display case storage, room for large format bottles, and label forward vintageview design racking to the ceiling. On the middle wall of this wine room is room for case storage below, similarly with triple deep vintageview floor to ceiling frames dying into more case storage above. On the right side of this wall lies a vertical space for single large format case storage.
Ultra Modern wine cellars such as this are all the rage in contemporary homes in San Diego, Orange County, and Los Angeles. This glass enclosed wine cellar with a sleek modern contemporary racking system is truly a showpiece in this home in Corona Del Mar, Newport Beach, California. This project included more than 200 square feet of concrete countertop, corbels, a footrest and a dual basin concrete sink. The pieces were all cast in black concrete with an egg and dart edge. Small decorative stones and large geodes were used as an aggregate adding many bright colors to the space in the daylight. At night the project comes to life with fiberoptics backlighting all of the translucent stones that were cast into the piece. The project brought with it many challenges, such as determining the best way to transfer light from the cable to the stones, the overall size of the pieces and the shapes created by the existing structure. The completed project really shines and has been the WOW factor for the homeowner and his many guests.

If there’s one thing Nelson, British Columbia is known for, it’s snow. Every year thousands of skiers and snowboarders flock to Nelson, located in interior BC, to get a dose of the area's famous fresh powder.
However, along with epic snow comes freezing temperatures. During the winter season, Nelson typically averages a low of 12 degrees Fahrenheit (-5 degrees Celsius) and a high of 41 degrees Fahrenheit (5 degrees Celsius.) When combined with the humidity the area usually receives in the winter months, these already freezing temperatures can feel significantly cooler.
Our customer took this into account when designing his Nelson-area home. The homeowner wanted to get the most out of the location and climate without spending a fortune on heating. With this in mind, a passive solar home was designed and constructed. This type of home is designed to harness, store and distribute solar energy in the winter to heat the home without the use of mechanical or electrical devices.
However, with average lows hovering around 12 degrees Fahrenheit, a little more was needed to take the bite out of the chilly air. Ultimately we determined our Prestyl Heating Panels would be a great way to add heat to this home. They transfer sun-like-warmth directly to people and objects and are zone-controlled, which allows the user to heat only the spaces they are using. Ultimately what this means is you can increase your comfort while decreasing your heating costs: A perfect solution for an environmentally-conscious/budget-conscious homeowner in a ski town.

To fully enjoy the winter holidays, with all the snow and cold, was the basis for our client’s decision to maintain their Chicago home when they were transferred to the warm and sunny west coast. A trusted caretaker was put in place to oversee and maintain their property; however, even excellent planning sometimes runs off-track.
In the midst of winter the caretaker left on a well-planned vacation. The homeowner’s were apprised of dates and, without a worry, everyone went on about their daily routines. That is, until the caretaker returned and found the home in such utter devastation, he could not believe what had happened in such a short amount of time.
The ill-timed vacation, planned during what became an extremely cold timeframe, was the home’s undoing. With the heat in the home turned slightly lower, to accommodate the emptiness, paired with the below zero temperatures, the hot water pipe in the main floor Sunroom froze and burst. The gushing, steaming water, unchecked, moved in so many directions, it is difficult to comprehend.
As the water soaked through the Sunroom flooring to the walk-out Lower Level Area below, ice blocks were freezing before the water reached the ground; Ice blocks so thick only time and warmer temperatures were able to thaw. Since the heating systems were unaffected, the heat, paired with the steaming moisture, raised the humidity levels in the entire home; what wasn’t wet ultimately became mold covered.
The humidity in the home was raised to such a level that window and door seals were compromised and condensation clouded most of the interior glass panes. The Kitchen wood flooring, saturated with water, buckled, causing the cabinets to lift and the granite to crack.
The ceiling in the lower level Bar Area fell as the water flooded both the Bar and the adjoining Billiards Room, wreaking havoc on cabinetry, carpet, artwork, etc.
After the insurance estimation determined the home was salvageable, the design phase began in earnest headed by LaMantia’s James Campbell, CKD and aided by Katie Suva, CKD, CBD as the guides. After a very long march towards recovery, the home is now back to the pristine beauty it once was.
