After living with the average master bathroom designed by the development company of their condo, my clients decided they had had enough. Longing for something sleeker, more modern, and with some style and flair, they hired me to create a space that would feel welcoming but unique. At their request, we removed a rarely-used bath tub and replaced it, and the adjacent small standing shower, with a much more spacious wet area. Both a vanity scaled for the room and its undermount sinks make the counter area seem roomier as well. New LED light fixtures, and mirrors outlined in oil-rubbed bronze to coordinate with the faucets, shower hardware, and vanity handles and towel bars bring a crisp, clean-lined sense. A deep, moody color on the walls and a fascinating, mineral-like wallpaper in the water closet serve to make this new master bath feel like a suite in a dramatic, contemporary hotel in New York or London. How to bridge two families together? The design looks forward in terms of how people live today. The home is an experiment in transparency and solid form; removing borders and edges from outside to inside the house, and to really depict “flowing and endless space”. The house floor plan is derived by pushing and pulling the house’s form to maximize the backyard and minimize the public front yard while welcoming the sun in key rooms by rotating the house 45-degrees to true north. The angular form of the house is a result of the family’s program, the zoning rules, the lot’s attributes, and the sun’s path. We wanted to construct a house that is smart and efficient in terms of construction and energy, both in terms of the building and the user. We could tell a story of how the house is built in terms of the constructability, structure and enclosure, with a nod to Japanese wood construction in the method in which the siding is installed and the exposed interior beams are placed in the double height space. We engineered the house to be smart which not only looks modern but acts modern; every aspect of user control is simplified to a digital touch button, whether lights, shades, blinds, HVAC, communication, audio, video, or security. We developed a planning module based on a 6-foot square room size and a 6-foot wide connector called an interstitial space for hallways, bathrooms, stairs and mechanical, which keeps the rooms pure and uncluttered. The house is 6,200 SF of livable space, plus garage and basement gallery for a total of 9,200 SF. A large formal foyer celebrates the entry and opens up to the living, dining, kitchen and family rooms all focused on the rear garden. The east side of the second floor is the Master wing and a center bridge connects it to the kid’s wing on the west. Second floor terraces and sunscreens provide views and shade in this suburban setting. The playful mathematical grid of the house in the x, y and z axis also extends into the layout of the trees and hard-scapes, all centered on a suburban one-acre lot. Many green attributes were designed into the home; Ipe wood sunscreens and window shades block out unwanted solar gain in summer, but allow winter sun in. Patio door and operable windows provide ample opportunity for natural ventilation throughout the open floor plan. Minimal windows on east and west sides to reduce heat loss in winter and unwanted gains in summer. Open floor plan and large window expanse reduces lighting demands and maximizes available daylight. Skylights provide natural light to the basement rooms. Durable, low-maintenance exterior materials include stone, ipe wood siding and decking, and concrete roof pavers. Design is based on a 2' planning grid to minimize construction waste. Basement foundation walls and slab are highly insulated. FSC-certified walnut wood flooring was used. Light colored concrete roof pavers to reduce cooling loads by as much as 15%. 2x6 framing allows for more insulation and energy savings. Super efficient windows have low-E argon gas filled units, and thermally insulated aluminum frames. Permeable brick and stone pavers reduce the site’s storm-water runoff. Countertops use recycled composite materials. Energy-Star rated furnaces and smart thermostats are located throughout the house to minimize duct runs and avoid energy loss. Energy-Star rated boiler that heats up both radiant floors and domestic hot water. Low-flow toilets and plumbing fixtures are used to conserve water usage. No VOC finish options and direct venting fireplaces maintain a high interior air quality. Smart home system controls lighting, HVAC, and shades to better manage energy use. Plumbing runs through interior walls reducing possibilities of heat loss and freezing problems. A large food pantry was placed next to kitchen to reduce trips to the grocery store. Home office reduces need for automobile transit and associated CO2 footprint. Plan allows for aging in place, with guest suite than can become the master suite, with no need to move as family members mature.

Full remodeling of 2 entire hotels suite, including a kitchen, 2 bedrooms with en-suite bathrooms and custom closets and millwork. The project is a Floor to ceiling full remodeling, where we replaced all flooring, added beautiful wall covering and upgraded all lighting and dimmers. The Result is calm, serene, open spaces have been created. Guests can now come to these suites after a busy day in the heart of the city of NY and relax in these high end suites. The decor is modern and the color palette is neutral and refreshing to appeal to many different guests tastes. We also did a number of smart upgrades for the wireless control of the HVAC system, dimmers and electrical roller shades. Since the trees are centenaries the desire of keeping the them by the architect allowed the development of the house around the vegetation and facing the sea. The shape resulted from the bioclimatic study and the topographic survey, respecting the existing vegetation essencial to the good behavior of the built due to the solar and wind exposition imposes a compact construction on the north side, opening to the south. The villa layout was design so it respects the principles of Passive Haus such as insulation, ventilation and orientation of the building, so it enhances the passive solar gains as well. The dimension of the openings and the porches were thoroughly calculated to be exact to allow solar gain during winter and provide ideal shadow during summer. The use of green ecological extended roof give continuity to the vegetation that surrounds the house besides giving thermal balance to the interior, opening the space to natural light and allowing the gain through direct sun light. Controlled ventilation is a important strategy to passive cooling of the internal environment of the building, that helps keeping a healthy and comfortable environment for the occupants, without energetic costs. this strategy consists in the change between internal and external air. The electricity is provided by the installation of PhotoVoltaic panels and the domestic water and swimming pool will be made through thermal solar system. The construction is made with sustainable ecological materials providing a total integration of the building in the landscape.

The Owners of this luxurious waterfront estate acquired this property after the previous owners defaulted on their loan and stopped construction. We were initially engaged to inspect and assess the structural integrity of the building shell and work with a geo-technical engineer to evaluate the condition of the site’s soil. Tests determined that the site’s previous use as a sawmill and Native American fishing ground rendered the soil unfit for construction activity. In response to the lack of soil bearing capacity, our solution employs expansive footings supported by hundreds of piles throughout the entire project site. After completing our inspection of the structure, we were engaged to completely redesigned this home to accommodate our clients’ growing family and extensive art collection. Stylistically, this highly detailed structure borrows from the grand bungalows of the Greene brothers in Pasadena, California while employing sophisticated climate, lighting, AV and security systems. To ensure our clients’ art collection was properly displayed and protected, we worked with specialists from the Seattle Art Museum to develop appropriate lighting and climate control systems. Finally, we engaged the best craftsman we know – general contractor, interior designer, landscape architect, cabinet maker, blacksmith, custom woodworker and stone mason – to execute what ultimately became our clients’ very personal and unique statement for their home.
