This very social couple were tying the knot and looking to create a space to host their friends and community, while also adding much needed living space to their 900 square foot cottage. The couple had a strong emphasis on growing edible and medicinal plants. With many friends from a community garden project they were involved in and years of learning about permaculture, they wanted to incorporate many of the elements that the permaculture movement advocates for. We came up with a California native and edible garden that incorporates three composting systems, a gray water system, rain water harvesting, a cob pizza oven, and outdoor kitchen. A majority of the materials incorporated into the hardscape were found on site or salvaged within 20-mile of the property. The garden also had amenities like an outhouse and shower for guests they would put up in the converted garage. Coming into this project there was and An old clawfoot bathtub on site was used as a worm composting bin, and for no other reason than the cuteness factor, the bath tub composter had to stay. Added to that was a compost tumbler, and last but not least we erected an outhouse with a composting toilet system (The Nature's Head Composting Toilet). We developed a gray water system incorporating the water that came out of the washing machine and from the outdoor shower to help water bananas, gingers, and canailles. All the down spouts coming off the roof were sent into depressions in the front yard. The depressions were planted with carex grass, which can withstand, and even thrive on, submersion in water that rain events bring to the swaled-out area. Aesthetically, carex reads as a lawn space in keeping with the cottage feeling of the home. As with any full-fledged permaculture garden, an element of natural building needed to be incorporated. So, the heart and hearth of the garden is a cob pizza oven going into an outdoor kitchen with a built-in bench. Cob is a natural building technique that involves sculpting a mixture of sand, soil, and straw around an internal structure. In this case, the internal structure is comprised of an old built-in brick incinerator, and rubble collected on site. Besides using the collected rubble as a base for the cob structure, other salvaged elements comprise major features of the project: the front fence was reconstructed from the preexisting fence; a majority of the stone edging was created by stones found while clearing the landscape in preparation for construction; the arbor was constructed from old wash line poles found on site; broken bricks pulled from another project were mixed with concrete and cast into vegetable beds, creating durable insulated planters while reducing the amount of concrete used ( and they also just have a unique effect); pathways and patio areas were laid using concrete broken out of the driveway and previous pathways. (When a little more broken concrete was needed, we busted out an old pad at another project a few blocks away.) Far from a perfectly polished garden, this landscape now serves as a lush and inviting space for my clients, their friends and family to gather and enjoy each other’s company. Days after construction was finished the couple hosted their wedding reception in the garden—everyone danced, drank and celebrated, christening the garden and the union!

This floating staircase was a different style from the usual Stairworks design. The owner wanted us to design, fabricate and install the steel and the treads, so our in-house staircase designer drew everything out. Because the owner has strong ties to China, he had everything sent away in order for the treads to be manufactured there. What made this tricky was that there wasn’t any extra material so we had to be very careful with our quantities when we were finishing the floating staircase build. The treads have LED light strips underneath as well as a high polish, which give it a beautiful finish. The only challenge is that the darker wood and higher polish can sometimes show scratches more easily. The stairs have a somewhat mid-century modern feel due to the square handrail and the Stairworks exclusive round spindle balustrade. This style of metal balustrade is one of our specialties as the fixing has been developed over the last year closely with our engineer allowing for there to be no fixings shown on the bottom of the tread while still achieving all engineering requirements.

With overwhelming support by the community who dug deep and donated, the 2018 Central Valley St. Jude Dream Home Giveaway successfully raised $957,100 for St. Jude Children’s Research Hospital! Since 2007, De Young Properties has been a major donor and builder of 12 St. Jude Dream Homes, helping to raise $11,628,545 to help the kids of St. Jude fight cancer and other life-threatening childhood diseases. Living Room: Our customer wanted to update the family room and the kitchen of this 1970's splanch. By painting the brick wall white and adding custom built-ins we brightened up the space. The decor reflects our client's love for color and a bit of asian style elements. We also made sure that the sitting was not only beautiful, but very comfortable and durable. The sofa and the accent chairs sit very comfortably and we used the performance fabrics to make sure they last through the years. We also wanted to highlight the art collection which the owner curated through the years. Kithen: We enlarged the kitchen by removing a partition wall that divided it from the dining room and relocated the entrance. Our goal was to create a warm and inviting kitchen, therefore we selected a mellow, neutral palette. The cabinets are soft Irish Cream as opposed to a bright white. The mosaic backsplash makes a statement, but remains subtle through its beige tones. We selected polished brass for the hardware, as well as brass and warm metals for the light fixtures which emit a warm and cozy glow. For beauty and practicality, we used quartz for the working surface countertops and for the island we chose a sophisticated leather finish marble with strong movement and gold inflections. Because of our client’s love for Asian influences, we selected upholstery fabric with an image of a dragon, chrysanthemums to mimic Japanese textiles, and red accents scattered throughout. Our Cole Valley clients have lived in their Edwardian home for many years, and have a large garden with established trees, they were looking for a redefinition and reorganization in their outdoor living space. We developed three distinct areas for them to explore, relax and entertain. Contrasting color, movement and texture, and repeating patterns throughout unify the garden’s relaxed turn of the century cottage style. Starting with a shady fern garden anchored by two Garrya elliptica, a decomposed granite path meanders through a garden full of strong, architectural forms of Mangaves, Agaves, Phormiums and grasses. Dry stone walls of varying heights along the path lead to an enclosed third garden with a larger seating area, bathed in sun and rich with hues of burgundy, maroon, and shades of pink and chocolate.

This project centered on helping a wonderful client and her equally fantastic dog transform her condo into a space that truly reflected her style and simplified her life. Eager to create a home that was both beautiful and functional, she envisioned a haven in the heart of the city. Before: Feeling Disconnected Before the renovation, our client felt disconnected from her condo. The builder-grade kitchen was a constant source of frustration, with an awkward peninsula that hindered the flow of the space. The condo overall felt outdated and no longer captured her vibrant personality. The foyer and laundry areas were cramped and lacked organization, while the mismatched hardwood flooring only added to the disjointed atmosphere. As for the bathrooms, they felt frozen in time, desperately needing an update. Worries and Concerns Like many homeowners, our client had heard her fair share of renovation horror stories—tales of projects gone awry and the frustrations of managing multiple contractors. She was understandably cautious and needed a trustworthy, experienced team she could rely on to handle the project with care and expertise. The Solution: A Personalized Transformation We took the time to listen carefully to our client’s needs and concerns and developed a tailored plan to address each of her pain points. For the kitchen, we preserved the existing layout but reimagined the space entirely. The awkward peninsula was redesigned to improve traffic flow and provide much-needed storage and counter space. Clever storage solutions, such as pull-outs, shelving, concealed drawers in the toe kicks, and an appliance garage, were incorporated. The kitchen now boasts a warm and inviting atmosphere, with light wood-tone lower cabinetry, off-white upper cabinets, and brushed nickel hardware that ties it all together. The laundry room, once cramped and chaotic, was transformed into an organized, efficient space. We added custom cabinetry with pull-outs for hanging clothes, open storage above, a laundry sink, and a spacious counter for folding—no more piles of laundry! Both the en-suite and shared bathrooms underwent complete renovations. Custom cabinetry was installed, including a floor-to-ceiling linen closet, and light grey and brown-toned tiles were selected, with contrasting hexagonal tiles for the shower floor. A heated flooring system was added for luxury and comfort year-round. The mismatched flooring throughout the condo was replaced with cohesive vinyl and porcelain tiles, creating a seamless, modern aesthetic throughout the space. Overcoming Challenges As with any renovation, there were challenges to navigate. One of the key obstacles was managing the condo board’s renovation rules and policies while coordinating the delivery schedules for finishes and fixtures, especially during the busy holiday season. With careful planning, we ensured the project stayed on track. Additionally, we encountered a height variation between the tile and vinyl flooring. To resolve this, we used self-leveling material under the vinyl, ensuring a smooth and seamless transition between the two flooring types. The Grand Reveal: A Dream Come True The final result is simply stunning. The kitchen is now a chef’s dream, with custom-built cabinets, smooth quartz countertops, and a matching stone backsplash. Brushed nickel and stainless steel plumbing fixtures, elegant cabinet hardware, and LED lighting under the upper cabinets add the perfect finishing touches. Custom organizers in the foyer and laundry closets provide ample storage and keep everything neatly in place. The bathrooms have been transformed into spa-like retreats, with beautiful porcelain tiles and custom cabinetry. The new vinyl flooring throughout the main living areas and bedroom unifies the space, creating a cohesive and modern atmosphere. Life Transformed Our client’s life has been completely transformed. As a passionate cook, she now relishes spending time in her beautiful and functional kitchen. The single-bowl sink makes cleanup a breeze, and the thoughtfully designed storage solutions have brought a sense of calm and order to her home. The refreshed flooring and neutral paint palette have created a relaxing, comfortable environment she truly loves. A Memorable Journey This project was more than just a renovation—it was a collaboration. Our client valued our guidance throughout the design process, particularly when faced with the overwhelming number of decisions. We built a strong relationship with her, and we are immensely grateful for the trust she placed in our team.

Plants are vital to our outdoor environments for many reasons; several of these - cooling and cleaning the air and providing visual interest - reach indoors as well. At Roots First Design, we jump at the opportunity to bring the regenerative properties of plants across the threshold. The integration of plants into a healing environment like a bathhouse is an obvious place to make this happen. Bada Bastu wanted plants to be a major design feature in the otherwise spare space and looked to Roots First to develop concepts incorporating indoor plants in fresh and unexpected ways. Roots First worked with Andrew Hayes to design a series of suspended steel trays that were strong enough to support the potted plants while maintaining a light, weightless appearance.

Jewett Farms + Co’s Reclaimed Antique Douglas Firide Plank flooring features a uniform grain pattern and reddish brown, pine-like hues. Douglas Fir flooring’s durability and straight grain have made it popular for everything from flooring and furniture, to trim in mission style homes. Typically, reclaimed antique douglas fir has a tight straight grain pattern however some boards may feature a wavy or spiral grain. If the salvaged pieces are virgin-forest douglas fir it could also have very tight growth rings. Our Reclaimed Antique Douglas Fir comes from old factories and warehouses where it was usually used as structural beams, timbers or joists. Douglas fir is a staple in American lumber production. Tall and straight, it has many varied applications from log cabins to railroad ties and of course Christmas trees! An average douglas fir, if left to develop, can grow to a height of 300 feet with a 6 foot trunk diameter. It was said that the lumber from a douglas fir was as strong as concrete. Jewett Farms + Co’s Reclaimed Antique Douglas Fir Wide Plank flooring is available to be shipped throughout the United States from our New England headquarters.

This hillside home in Piedmont, CA was remodeled to change the style from a 1940's rancher with eight foot ceilings and dark interiors, into a modern geometric composition with vast white interiors for casual living and generous daylighting for displaying the artist-owner's works. In a city known for rigorous and difficult design review, an addition, two variances, and a full stylistic change were unanimously approved on the first round. All sloped roofs and attics were eliminated and replaced by a series of stacked and overlapping flat roofs. This made the house taller on the inside and shorter on the outside, which helped earn design review cooperation in the community. Windows were concentrated toward the rear yard views or moved up high on the side walls for daylight and privacy, benefitting the owners as well as the neighbors. At the start, the owner husband was so enthusiastic and engaged in transforming his house into something modern that he presented the architect with a scaled foamcore model, rather than the usual magazine clippings and wish list. He participated in the design decisions throughout the process. The owner wife is the artist who did all the artwork in the house. She had been craving a display space with large walls and good natural light. Both of them loved the location and great views. The project was an opportunity to transform the style of an older traditional home into a modern one, while solving numerous problems. By rebuilding the 1800 ft2 top of the 3-story home it was possible to change the style of the whole building, since the lower floors were a neutral base, and also to change the lifestyle of the owners, who wanted to move their master suite upstairs and live primarily on the top floor as empty nesters. Going into the project, the architect knew there were multiple encroachments into the setbacks and potential privacy issues with close by neighbors. He approached this as a complex puzzle made up of architectural and political pieces which all had to fit together elegantly. It took many careful moves, small and large, to arrive at a serene and cohesive result that tied old and new together seamlessly. The design-build contractor worked closely with the owners and handled all of the construction phase documents and design adjustments, adding ideas of their own to make the project really sing. The project was a collaboration in three acts. The owner had a strong design concept from the start. The architect developed it into a realistic project and garnered the design approvals. Then the contractor executed brilliantly
