After designing their homes in Bernardsville, NJ and San Diego, CA and a home for their daughter in Orange County, CA, we were called up for duty on the search for a NYC apartment which would accommodate this couple with room enough for their four children as well! What we cherish most about working with clients is the trust that develops over time. In this case, not only were we asked to come on board for design and project coordination, but we also helped with the actual apartment selection decision between locations in TriBeCa, Upper West Side and the West Village. The TriBeCa building didn’t have enough services in the building; the Upper West Side neighborhood was too busy and impersonal; and, the West Village apartment was just right. Our work on this apartment was to oversee the design and build-out of the combination of a 3,000 square foot 3-bedroom unit with a 1,000 square foot 1-bedroom unit. We reorganized the space to accommodate this family of 6. The living room in the 1 bedroom became the media room; the kitchen became a bar; and the bedroom became a guest suite. The most amazing feature of this apartment are its views – uptown to the Empire State Building, downtown to the Statue of Liberty and west for the most vibrant sunsets. We opened up the space to create view lines through the apartment all the way back into the home office. Customizing New York City apartments takes creativity and patience. In order to install recessed lighting, Ray devised a floating ceiling situated below the existing concrete ceiling to accept the wiring and housing. In the design of the space, we wanted to create a flow and continuity between the public spaces. To do this, we designed walnut panels which run from the center hall through the media room into the office and on to the sitting room. After designing their homes in Bernardsville, NJ and San Diego, CA and a home for their daughter in Orange County, CA, we were called up for duty on the search for a NYC apartment which would accommodate this couple with room enough for their four children as well! What we cherish most about working with clients is the trust that develops over time. In this case, not only were we asked to come on board for design and project coordination, but we also helped with the actual apartment selection decision between locations in TriBeCa, Upper West Side and the West Village. The TriBeCa building didn’t have enough services in the building; the Upper West Side neighborhood was too busy and impersonal; and, the West Village apartment was just right. Our work on this apartment was to oversee the design and build-out of the combination of a 3,000 square foot 3-bedroom unit with a 1,000 square foot 1-bedroom unit. We reorganized the space to accommodate this family of 6. The living room in the 1 bedroom became the media room; the kitchen became a bar; and the bedroom became a guest suite. The most amazing feature of this apartment are its views – uptown to the Empire State Building, downtown to the Statue of Liberty and west for the most vibrant sunsets. We opened up the space to create view lines through the apartment all the way back into the home office. Customizing New York City apartments takes creativity and patience. In order to install recessed lighting, Ray devised a floating ceiling situated below the existing concrete ceiling to accept the wiring and housing. In the design of the space, we wanted to create a flow and continuity between the public spaces. To do this, we designed walnut panels which run from the center hall through the media room into the office and on to the sitting room. The richness of the wood helps ground the space and draws your eye to the lightness of the gorgeous views. For additional light capture, we designed a 9 foot by 10 foot metal and mirror wall treatment in the living room. The purpose is to catch the light and reflect it back into the living space creating expansiveness and brightness. Adding unique and meaningful art pieces is the critical final stage of design. For the master bedroom, we commissioned Ira Lohan, a Santa Fe, NM artist we know, to create a totem with glass feathers. This piece was inspired by folklore from his Native American roots which says home is defined by where an eagle’s feathers land. Ira drove this piece across the country and delivered and installed it himself!!

Modern Tudor on the Prairie Our clients fell in love with the wide-open spaces of the White Oaks Savanna development. They dreamed of a home that celebrated the beauty of Minnesota’s ever-changing landscape and blurred the line between indoor and outdoor. They wanted a home with a traditional exterior, impressive entry, and modern interiors. The large site provides spectacular views of the restored prairie landscape. All four sides of this home are refined and architecturally resolved since each elevation is highly visible in the open prairie setting. Properly locating the home on the site was critical to maintaining the stunning prairie views. The home is nestled behind a hill instead of sitting on top of it, so it is blocked from the neighbors and respects their views. Natural materials adorn the exterior, including cedar, stone, stucco, and copper, that act as “jewelry” for the home. The cedar and copper will patina with time, adding richness and texture to the home. Front Door: The custom front door is 4 feet wide by 8 feet tall. It is paired with a matching fixed panel, so the door appears to be 8 feet wide from the outside, and is painted a cheery bright blue to greet visitors. The intentional placement of color adds vibrancy throughout the home in contrast to the quiet exterior colors. The bold pops of color requested by the client continue on the interior of the home, including a turquoise dining room, magenta closet doors, and a deep blue basement. Lantern Staircase: A triple-height stair floating in front of 18-foot-high windows welcomes visitors. At night, a hidden, remote controlled retractable shade scrim (lightweight shade) limits light pollution to follow the Dark Skies Initiative. Great Room: Cased openings of white oak create transition spaces and frame views to and from the grand, two-story great room. The entry and dining room have cozy 8-foot ceilings and are perched 12” up from the great room for views over the living room furniture. To avoid dining chairs sliding over the steps, a custom built-in credenza sits on the steps behind the dining table. Folding Outswing Door: The 20’ wide by 9.5’ tall folding outswing door blurs the line between outside and inside. A hidden bi-parting retractable bug screen allows the large door to remain open throughout the day to bring in fresh air. We purposely positioned the stained glass to ensure that when the sun sets that it shines through the glass, giving a beautiful glow to the enclosed room. Challenges with your backyard space? Yeah, that's no problem for us. In this space, the deck could not be attached to the house because of the way this turn-of-the-century home was built. The house is 100 years old and the basement door is right in the middle of the back of the house, preventing an attached deck. Another big challenge on this space was that the lot sloped up the hill and away from the house. So what did we do? We excavated and put in retaining walls and build it into the side of the hill, while maintaining integrity of the backyard space and driveway.
