This project presents a contemporary pedestrian bridge and public space design located in the northern segment of Yerevan’s iconic Northern Axis, one of the city’s most important urban arteries. Positioned above the intersection of Komitas Avenue and Arabkir Boulevard, in front of the GAG-4 residential buildings, the bridge plays a critical role in reconnecting fragmented green spaces while reinforcing the city’s long-term urban development strategy.

ELIMINATING ECHOS IN A LUXURY POOL HOUSE Innovative & Unobtrusive Acoustic Treatments Engaged By WSDG-Brasil BELO HORIZONTE, BRASIL: How do you keep your pool house from reverberating like a gymnasium? For the owners of a luxurious villa set amidst of one of Brasil’s most breathtaking landscapes, the views and the pastoral silence were priceless. A wide expanse of windows surrounding the infinite lap pool draw attention to the spectacular mountains and gardens framing this opulent weekend residence. Intrusive echoes of laughter and music were unacceptable. The critical acoustical designs devised by WSDG Brasil for the villa’s home theater and other living spaces were inspired by the firms’ professional recording studio expertise. Inhibiting sound from invading or escaping sensitive listening areas is a WSDG specialty. The enclosed pool and spa area, however presented uniquely troubling waters. Especially challenging was the requirement that the acoustical treatments unobtrusively compliment the sumptuous custom finishes. In addition to the 46’ long, 10’ wide lap pool, the 2100 sq. ft structure includes a gym, Jacuzzi and wet bar, bounded by three walls of double height windows. A movable glass sealing system was installed to maintain interior warmth during the cool, mountain region evenings. Prognosis? Warm, but noisy. Here, professional recording studio design techniques provided solutions. Each window, including an expansive skylight grid comprised of 24 individual 7’x5’motorized Italian glass panels, was fitted with two layers of Clearsorber™ Foil special micro-perforated transparent foil with 1” of air space separating the layers. Mounting the foil layers 2” below the glass skylight insured optimal sound absorption. Developed in Germany, these innovative translucent plastic sheets absorb medium and high frequency reverberation to resolve sonic reflection issues. “We have hung panels of this material in front of glass windows in recording studios,” explains WSDG Brasil, GM Renato Cipriano. “They have proved very effective in helping us ‘tune’ rooms without obstructing views. Now they are proving equally helpful in this residential application.” The foil’s full transparency insures unimpeded views and eliminates traditional pool house reverberation. Happily, the product also serves as a UV ray filtering system. Cipriano reports that special attention was also devoted to the pool house floor which is situated over a large machine room. “A number of generators, pumps and air conditioning units live beneath the pool,” he says. “Thanks to our acoustic treatments, they hum away doing their jobs without making their presence known to the guests.” Morro do Chapeau was designed by celebrated Brasilian architect Eduarda Correa. Originally a 2500 sq ft. home, we turned a simple, outdated house into a clean, elegant, contemporary 4500 sq. foot show place. The creative concept, which permitted this challenging remodel to take place, was the idea of “lift and extend”. Physically lift the roof and extend the roofline. As you study the dramatic ‘before and after’ pictures, the first thing that becomes apparent is that there was simply no second floor open space or view of that magnificent coastline. The roofline literally bisected the entire second floor at every critical point. There were two storage areas, which were furnaces. Those became two bedrooms with their own bathrooms.

An outdated paneled basement full of sports jerseys was sitting unused and collecting clutter. The space held no more appeal to the family with growing teenagers. We developed a new open floor plan to create flow for family get togethers and copy movie nights. A contemporary feel was created using lighter tones throughout. Tearing out every wall was large job but was critical to achieve the desired outcome. To compliment the seating area an entertainment bar was added with beautiful custom cabinetry including a floating shelf cabinet. A cafe table adds a space to play a game, do a puzzle or serve appetizers. The homeowners exisitng ottoman was recovered to serve as a coffee table as well as extra seating when needed. The games area with newly recovered pool table top is lit with truly luxe light fixtures that a bit of Las Vegas feel! A stunning new bathroom was added to accomodate overnight guests as well as convenient after workout showers. The gym area is now open and bright and inviting. This space once seldom used has now become the most used space in the house!

In the 1930s Olmsted laid out a winter vacation development, Mountain Lake, south of Orlando, Florida in the midst of orange groves. Within this compound the house is sited at the top of a south-facing slope with views over a pond and to the surrounding hills. The design is characterized by a basilica section with thick stucco walls and wood framed, metal clad roofs with deep overhangs. The house's long, low and narrow form provides air, light and views on at least two sides of most rooms. A two-story volume above a porch marks the entry and houses a study/guest room with the most extraordinary views. Porches to the south and roof overhangs shade the all the glass. Windows and doors, all with multiple lites, are painted aluminum. Wood framing is exposed where it supports the eaves. Entry at the juncture of the gallery and the hall gives access to the left directly to the kitchen, dining and living room as well as to guest rooms beyond. Straight ahead is the hall which passes the palm court on the right and leads to both the great porch to the south and the main bedroom. The stair at this same critical juncture leads up to a study. There is also an exercise room off the study above the garage.

While most people in town considered this building a "tear-down", the new homeowners wanted to revive the property with an ambitions renovation and addition project. Two major challenges needed to be overcome on this project: the first was preserving the integrity of the original 200 year old barn; the second was designing a complementary structure that would co-exist on the site without looking like a 21st century addition. In order to achieve these goals, our team studied how farm buildings evolve on a site over time. Additions are usually constructed based on need and function. With this protocol in mind, a grain silo was designed to act as our entry tower and buffer the intersection of the two buildings. The silo acts as our focal point and allowed us to construct very simple buildings to house the balance of the owner’s program. The team paid very close attention to scale, use of materials (many of which were recycled) and developed a vocabulary of modern interior detailing that would complement the original house. Specific program requirements for the project included: large entertainment spaces, gourmet kitchen with adjacent family room, a squash court, multiple bedrooms and bathrooms, master suite, and plenty of storage space. In addition, since both adults work from home and receive clients in their offices, two offices needed to be created and it was critical to separate the work areas for the more private family spaces. The new silo, with central stair, became the element that allowed these different program needs to coexist effectively.

As an experienced building contractor prior to joining BKC, Rob’s talents further developed as both a kitchen designer and fine cabinetry installer, greatly enhancing the overall installation process at BKC, with his perfectionist sensibility and keen eye for the smallest detail in cabinetry installation. Meet Soren Mair: Soren is our Field Operations Manager at Owen Homes and has been with our team since 2015. He started as a Trim Carpenter, then Crew Leader and in 2020 developed into the Field Operations Manager. Soren is another set of eyes onsite focused on quality; checking in at critical phases of construction for additional internal inspections of the structure and installed materials. He also takes care of small construction tasks and assists our trade partners with the more complex, skilled labor items.
