A 100-year-old farmhouse in Central Maryland was totally renovated and now sports a brand new RHEINZINK roof that gives it an authentic old-world look and feel. The property, which was originally a dairy farm, has been in the owner’s family since the 1920’s. The renovation involved gutting virtually the entire house and keeping only the frame. The asphalt roof, which had started leaking, was replaced with approximately 4,700 sq. ft. RHEINZINK’s PrePATINA graphite-grey Double Lock Standing Seam Panels. Fabrication and installation of the RHEINZINK panels was done by Hardin Construction, Union Bridge, MD. According to Craig Hardin, president, “The owner contacted me and said he wanted a roof on the house that would last for generations. We considered various metal material options but quickly settled on RHEINZINK because of its low to no maintenance and the color. The graphite-grey develops a nice patina that complements the house and makes the roof look like it’s always been there.” “Another factor that steered us toward RHEINZINK was their European detailing techniques,” Hardin said. “You don’t see any other metal roofs around here that have the kind of detailing and seaming techniques like this one.” Prior to doing the job, Hardin attended a how-to workshop at RHEINZINK America headquarters in Woburn, MA. The workshops, led by technical training manager Lou Rondeau, provide practical instruction in the installation of RHEINZINK roofing, façade and gutter systems. “These are hands-on sessions,” Rondeau said, “and they can really contribute to the craftsmanship of installers.” Hardin explained his approach to the project. “We’re a small company and I’m personally involved in the actual installation. Unlike larger companies with large crews that have to move fast, we really take the time to pay close attention to the detailing and finish work. This project is really distinctive in that regard,” Hardin said. In addition to the main roof, the RHEINZINK panels were used on the front porch, a screened-in back porch and a small, freestanding outbuilding. The stone outbuilding once enclosed a cold water spring where the dairy farm’s milk was stored. It now welcomes visitors to the property. Industry: Building Design and Construction Location: USA The Objective Develop a 3D model for retaining wall design plan meant to block the flood water from a nearby river The Solution Several elements as specified by client were incorporated to design a retaining wall and a detailed 3D model was developed. Technology/Software Used 3Ds Max An environmental consultant had to assess a site and provide a plan to the client for retaining wall design meant to block the flood water from a nearby river from entering the site. Some old hand drawn sketches of a retaining wall structure and a PPT with landscaping plans, was all that was provided. Improvising the basic design and preparing a well rendered 3D model, to facilitate the consultant to give final presentation of the design to the client, was the task. Challenges 1. Client expected a design improvement based on a landscape PPT & some handmade designs developed in 2008. 2. Files were without any exact dimensions or additional inputs from the client 3. No plans, elevations and CAD files were given to support the team for further design revisions and 3D modeling 4. Client’s verbal explanations were to be used as a base to analyze and understand the requirements. 5. Numerous brainstorming sessions, repeated iterations and approvals. 6. Client was accessible only through email and conference call Engineering Solution Retaining the wall to stop flood water from a nearby river entering the area filling it with debris 1. Hi-Tech team deftly handled the communication, approvals and design development process. 2. Built a retaining wall to extend the useful area towards the flood plain of the river. 3. Retaining wall was designed as a 3 stepped structure with property (7 – 8 homes and a swimming pool) at the top. 4. Terraces with trees and shrubs were included. This design feature made the entire wall look like a natural retaining boulder covered with greenery. 5. Narrow walkways and stairs that led to the terrace were incorporated in the design 6. After learning the home had been recently remodeled, they jumped at the chance to purchase a move-in ready property. We worked with them to infuse the already refined, elegant living areas with subtle edginess and handcrafted details, and also helped them reimagine unused space to delight their little ones. Elevated furnishings on the main floor complement the home’s existing high ceilings, modern brass bannisters and extensive walnut cabinetry. In the living room, sumptuous emerald upholstery on a velvet side chair balances the deep wood tones of the existing baby grand. Minimally and intentionally accessorized, the room feels formal but still retains a sharp edge—on the walls moody portraiture gets irreverent with a bold paint stroke, and on the the etagere, jagged crystals and metallic sculpture feel rugged and unapologetic. Throughout the main floor handcrafted, textured notes are everywhere—a nubby jute rug underlies inviting sofas in the family room and a half-moon mirror in the living room mixes geometric lines with flax-colored fringe. On the home’s lower level, we repurposed an unused wine cellar into a well-stocked craft room, with a custom chalkboard, art-display area and thoughtful storage. In the adjoining space, we installed a custom climbing wall and filled the balance of the room with low sofas, plush area rugs, poufs and storage baskets, creating the perfect space for active play or a quiet reading session. The bold colors and playful attitudes apparent in these spaces are echoed upstairs in each of the children’s imaginative bedrooms. My approach is to always think out of the box to develop fabric design schemes that are truly unique and eye catching. They tell a story of who you are and what you love. You won't find these selections and combinations at your local store. Your home's decor will shine and your experience of your spaces will be enhanced. The process begins with my window treatment and soft furnishings consultation, which is a comprehensive design working design session filled with exiting ideas, inspiration and solutions. I bring a bespoke tray of carefully curated fabrics, trims, and wallpaper - your introduction to a world of possibilities. After a design direction has been established, I will source beautiful fabrics and trims from a variety of trade resources, including the prestigious D&D building in Manhattan. We shall reconvene and have an enjoyable, creative exchange of ideas and determine the perfect design scheme for each room. Professional measuring, frequent liaison with my bespoke workroom to ensure that every last detail has been addressed, followed by expert installation completes the design process.
