The Conceptual Design Development- RENESA ARCHITECTURE DESIGN INTERIORS have recently completed an interiors project for a penthouse(The PentHaus) in Gurgaon. The basic design requirement as per the client was to divide the floor plates in the penthouse on the basis of public and private relationship.(With the public interaction and services on the lower level with the private interface on the upper level). The design philosophy as dictated and understood was on the lines of contrast in colors with the play of art and decorative pieces highlighting the depth in the detailing of the accessorization of the whole scale model. The client's interest in art and design pieces worked in favor for RENESA DESIGN STUDIO as it was a value-addition to the whole interior decor design process. Credits need to be given to the client for the right selection of art pieces in terms of the color pallet blending into the design philosophy set by RENESA STUDIO. A mix of contemporary modern with classical essence here and there provides a smooth transition of amalgamation of different design philosophies in a given space model. The play of solid volumes with double height spaces gives the apartment a very expansive and grand look at the entrance. Thus a line of communication is created between the public and private zones via the massive chandelier mass structure in the middle of the entrance foyer. RENESA ARCHITECTURE STUDIO carefully studied and analyzed the given area and the clients requirement for the look and feel for the space (internal decor) and planned the space accordingly. The positioning and placement of art pieces, furniture and furnishings once decided by RENESA was left to the client to decide and they did proper justification to the space with some amazing decor choice to value add to the existing space design by the architects. It is also great to have clients with good design taste as it is always a value addition to the architect's vision. Each and every space has been demarcated with its own essence of design so that they stand out and give a new experience to the visitor while passing through. Also, the toilets have been carefully crafted according to the ambience of the space. Different specialized Italian stones for each different toilets gives a new experience for the viewers. Perhaps the contrasting color pallets of the activity zones change so massively that the eye catching experiential pathway is induced at the lower level of the apartment. The kitchen area has been expansively designed to give a very airy feeling to the household activities. Huge windows with amazing views provide a perfect setup for a good-to-cook ambiance at any time of the day. The deck area for the Penthouse has been carefully crafted in terms of keeping the pallet on the green side with a tinge of hardscaping with the lit backdrop of the penthouse adding character to this external space. Hence, all in all the character of a bling-y yet subtle design space is created at this apartment with more importance given to the transparency of the space transitions with the careful play of the color shade card in the backdrop.

This is a remodel that sits on a flag lot. Flag lots are only attached to the street by the means of a long driveway. In this particular case, this home’s driveway is a 20 foot long stretch from their 100 foot long property, and once you go past that flag, then the property opens up. Designing a home on a flag lot can have its challenges because the home can tend to feel and look closed in. The lot is surrounded by other lots and numerous trees, and this is no exception. There are unfortunately no views of the street for homes on flag lots. You try to make your own landscaping and sight features pop up more so that the home and surrounding area can be more enticing and visible. When we were designing the floor plan, we wanted our clients to have access to the most views possible considering their home is surrounded by trees and it rests far away from the street. The second floor has gorgeous view of some hills, and that is exactly what drew the location of the master bedroom, master bathroom, and balcony. The views of the hills and surrounding land dictated those monumental elements. The clients were interested in contemporary style, but wanted to do so in the context of using the existing structure. We took that request to heart and created a design that consists of new structural forms being inserted among traditional roof lines. New materials are also cladding with the older structure. We used wood siding for the exterior along with some stamped concrete and a metal roof. The corner window in the master bedroom has a perfect view of those hills in the distance, and the large balcony provides an even greater view of those hills while also welcoming the clients with a great space for leisure and entertainment. The clients are two very successful physicians who have grown adult children. They wanted this home to be a welcoming place for generations to come and for aging in place. This is a lasting vision for their new home, and we are happy we have been able to help them reach that vision.

After many years of having no outdoor living space and dealing with overgrown plants and trees the owner’s decided it was time to revitalize their backyard. They knew they wanted a large sitting area with a wood burning fireplace, room for outdoor dining and a place for the grill. A connecting walk would be needed to get guests from the driveway to the outdoor space. Last but not least, the owners wanted the ability to and a reason for stepping out of their unusable patio doors. The designers decided from the start the fireplace would be the prominent feature and focal point for the entire project. A large fireplace accented with sitting walls and arbors was positioned to anchor the corner of the patio. Stone was chosen to set the fireplace apart as its own element. Brick was used for the sitting walls and brick accents were added to the fireplace to tie into the house. An inlaid herringbone brick detail was incorporated above the stone mantle to simulate artwork which is typically found above indoor fireplaces. Flagstone was used for the wall caps and hearth to match the patio and thicker flagstone tread stock was used for the mantle and top. The arbors were added to visually balance the pergolas at the opposite side of the patio. For the patio the designers created a series of offset spaces to help subtly divide the space into two areas, sitting and dining. Two large existing trees also help dictate the shape of the patio. Cut flagstone was chosen for the surface bordered by a double soldier edge of brick. The brick edging also surrounds a decorative gravel area topped with an urn fountain which provides a secondary focal point and the sound of water. Large flagstone treads were used for the steps leading to the previously unused patio doors. Opposite the fireplace a short walk leads to a square transition area with a statue chosen by the owner. The statue provides a strong focal point when entering from the driveway. A longer walk leads from this space along the house to the driveway. The pergolas and arbors were designed by the landscape designer as part of this project but were ultimately contracted separately by the owner. The larger square pergola was intended as an area for a bench or two separate from the main patio. The longer pergola was added later in the design phase to help provide shade to the interior of the house. The arbors at the fireplace were added to balance out the wood elements at the opposite side while adding additional architectural interest to the fireplace. While this project was predominantly hardscaping, planting and lighting were also incorporated into the design. Several large existing trees were retained and serious of smaller understory trees were added to help enclose the space. The designer’s took advantage of the large trees to place down lights on the branches to achieve a moonlight effect at night. Additional lighting was used on the pergola, to accent focal points, to up light the smaller trees and around the patio. Massed planting of Japanese forest grass provides bold foliage color for the shady garden. A mulch path leads off behind the fireplace to another garden and a secluded area ideal for a bench or small table and chairs. Additional plantings were added along the rear property line to screen and unsightly fence. This project has obviously completely changed the way the owners use their backyard. They now have a seamless transition from indoors to outdoors with the use of the patio doors. The large patio allows for entertaining small gatherings outdoors for the first time. The fireplace has definitely become the primary gathering place for family and friends.

How do you modernize modernism on a budget? This house had charming midcentury character and lots of potential but had been neglected for many years and was sorely in need of a refresh to bring it up to modern standards of comfort, finish, and sustainability. The tight budget dictated that it would not be a down-to-the-studs, gut remodel, but more of a surgical intervention. Built in 1955, the house had settled on the downhill side, making the floors slope almost 4” from the front to the back of the house. Using an innovative and inexpensive push-pile method, the foundation was reinforced and the house was jacked back up. It now sits solidly on bedrock and the floor is level to within a half-inch throughout. Inside, the original kitchen was worn and needed replacement. This presented an opportunity to remove the walls separating it from the living and dining area and create a wide-open great room with a peninsula counter for guests to gather and an almost continuous wall of windows to take in views of the hills, trees, and bay. Throughout the rest of the house, most finishes were restored, or replaced when necessary. Wood floors were refinished, and new cork flooring, a slightly less durable but much less expensive alternative to tile and similar materials, was used in all wet areas, with the added benefit of warmth and resiliency. The existing textured walls and ceilings were skim-coated smooth with plaster, dark beams painted white, and existing wood wall paneling in the living room was cleaned and color-matched where new pieces were required. All of the existing frameless, direct-glazed windows were replaced with double pane units, and a new floor-to-ceiling window on the south side of the living room provides a key source of natural light. In the bathrooms, existing tile and vanities were saved, and a strangely colored tub and sinks were re-glazed. Flooring, toilets, lighting, double medicine cabinets, and paint in each space make these mostly unaltered rooms feel new again. Sustainability and comfort upgrades include an induction range (step one of an eventual transition to full electrification), spray foam insulation under the floor, spray-in cellulose in the walls, and warm-dim LED lighting throughout on a simple whole-house control system. Combined with a modern thermostat, the house’s systems are all accessible via app from anywhere. And the most sustainable feature of all? What we didn’t do: tear it down and start over. In a country that demolishes a million homes a year- 1% of our residential housing stock- reusing an existing home is the greenest solution of all.

Quirky ins and outs needed to be optimized. Overall, this project was a prime opportunity for us to really dig in. From treating each room top to bottom and finding the client’s mojo when it came to wallcoverings. Selecting funky lighting and the right mix and match of bold colors and more natural, organic textures. We came in too late to get involved with the kitchen but helped the client with a few little accents and color choices. Thus, acting as a jumping off point for the large dining space featuring a beautiful (and resilient!) wooden trestle table. We created a mix of seating that offers a little funk, and the fun additional cabinet storage to each end which offered a hideaway. We loved that this vista had such opportunity for great lighting and art, also! A Colorful, Cozy Living Room We knew we needed a cozy, lower profile seating area but also some sort of great reading nook by the fireplace. With the large windows and the main entry just off this space, a traffic pattern was delianted that helped guide decisions with the furniture. A funky, nubbier woven fabric on the sectional that hinted towards mid-century modern. The irregular shaped, petrified wood coffee table. The bold statement and colors carried through in the wallcovering and area rug. Jumping to the fireplace area where you can lounge or read with those gorgeous cognac leather recliners. This space needed to feel separate and the same all at once. The balance of scale and colors really helped achieve this! Can’t forget the bedrooms! Of course we can’t get by without mentioning a little bedroom love, either. In the master the overall designs dictated by a bold, saturated woven wood cloth on the headboard wall. We love the mix of color and pattern in here. The bold, sexier mood is 100% a byproduct of the level of rich colors and unusual combinations. Those bold hand-glazed ceramic lamps against those strict geo-pattern bed pillows – so good! Our sweet tween bedroom that should grow with her for a good, long time. All in all, filled with original art and layered in a softer palette.
