This light-filled modern farmhouse in Mill Spring, North Carolina serves as a relaxing refuge for its owners. The home is tucked in the countryside on a horse farm with rolling pastures and beautiful mountain landscape. Layered patterns and textures add to the living room's sophistication. This home was redesigned by Yong Pak and built through the Muffley & Associates' Custom Dream Home program. It was on the VaHi Tour of Homes and was featured on the cover of the premiere issue of Interiors by Modern Luxury.

A great view of the custom built playhouse. This structure features all the elements of an outdoor play structure, including two slides, monkey bars, mini rock climbing wall, a swing and a "trapeze bar" / ring combo. The left "cabin" has a set of cedar stairs that allow access to the upper deck and bridge to the upper deck of the right "cabin" The left cabin features a light switch which turns all the 12V DC lighting in each cabin on or off. It also has a cedar staircase to the upper level, a PVC "sound pipe" that allows two people to talk into it, a magnetic board for play magnets, access to the ball pit slide, and a cool "button box" that is programmed with different animal noises depending on which button is pressed. The right cabin is a combination kitchen / grocery store and puppet show area and contains all the related toys and details expected in such an area. The bamboo siding edges and corners are sourced from Texture Plus, who specialize in faux siding materials.

Here is an exciting project offering opportunities to make a difference, having net zero energy goals and similar aspirations to use sustainable practices as we do. This program required provisions for intergenerational accommodations, and ability to host family and friends, often supporting large gatherings of people. The home is accessible with design supporting evolving needs and aging in place.

This project combines two existing studio apartments into a compact 800 sqft. live/work space for a young professional couple in the heart of Chelsea, New York. The design required some creative space planning to meet the Owner’s requested program for an open plan solution with a private master bedroom suite and separate study that also allowed for entertaining small parties, including the ability to provide a sleeping space for guests. The solution was to identify areas of overlap within the program that could be addressed with dual-function custom millwork pieces. A bar-stool counter at the open kitchen folds out to become a bench and dining table for formal entertaining. A custom desk folds down with a murphy bed to convert a private study into a guest bedroom area. A series of pocket door connecting the spaces provide both privacy to the master bedroom area when closed, and the option for a completely open layout when opened. A carefully selected material palette brings a warm, tranquil feel to the space. Reclaimed teak floors run seamlessly through the main spaces to accentuate the open layout. Warm gray lacquered millwork, Centaurus granite slabs, and custom oxidized stainless steel details, give an elegant counterpoint to the natural teak floors. The master bedroom suite and study feature custom Afromosia millwork. The bathrooms are finished with cool toned ceramic tile, custom Afromosia vanities, and minimalist chrome fixtures. This lovely little modern farmhouse is located at the base of the foothills in one of Boulder’s most prized neighborhoods. Tucked onto a challenging narrow lot, this inviting and sustainably designed 2400 sf., 4 bedroom home lives much larger than its compact form. The open floor plan and vaulted ceilings of the Great room, kitchen and dining room lead to a beautiful covered back patio and lush, private back yard. These rooms are flooded with natural light and blend a warm Colorado material palette and heavy timber accents with a modern sensibility. A lyrical open-riser steel and wood stair floats above the baby grand in the center of the home and takes you to three bedrooms on the second floor. The Master has a covered balcony with exposed beamwork & warm Beetle-kill pine soffits, framing their million-dollar view of the Flatirons. Its simple and familiar style is a modern twist on a classic farmhouse vernacular. The stone, Hardie board siding and standing seam metal roofing create a resilient and low-maintenance shell. The alley-loaded home has a solar-panel covered garage that was custom designed for the family’s active & athletic lifestyle (aka “lots of toys”). The front yard is a local food & water-wise Master-class, with beautiful rain-chains delivering roof run-off straight to the family garden.
