The original breakfast room was removed and the corner corner squared off a the site of the new sink. The removal of the wall dividing the kitchen and dining areas allowed the kitchen to expand and accommodate the open concept floor plan. It was important to create an inviting atmosphere with the furnishings we chose, creating a space that anyone who enters could envision themselves living in. We wanted to create a distinction between the living and dining room, as the home featured a very open concept space. Polanco’s designers wanted to create the look of a home meant for entertaining, in which you could enjoy a dining experience as well as socialize in the living room area. The breathtaking view of the Rideau Canal seen from all seating areas in the living space accentuated the spacious feeling of the home.
A custom sized Martha sectional from Marcantonio Designs was the perfect choice for this grand open living room. Upholstered in a soft off-white leather, this style with metal legs complements the contemporary style of this home. We paired the sectional with a square fully tufted ottoman in a similar creamy-white leather to complete the seating area. The solid maple Verona sideboard from Handstone Furniture in a vintage silver stain gives buyers a sense of where to position their media centre. Above this piece, in lieu of a TV, we opted to bring some colour into the space with a piece from Celadon Art. To tie the artwork to the rest of the area, beautiful toss cushions in varying tones of blue were placed on the furniture pieces. Two matching Cassandra chairs upholstered in a simple grey linen fabric were selected to complement the neutral tones of the other furniture pieces. White accessories from Torre & Tagus placed on the ottoman are the final element of decor to this gorgeous open concept living space.
We wanted to continue with a light and airy look, and chose to place a custom Albany console from Artage on the wall opposite to the Verona sideboard. We decorated the console with white accessories from Torre & Tagus and a Bangkok mirror from Renwil. This mirror is a Polanco favourite due to its size and versatility – it matches both classic and modern designs. The round shape of the mirror adds softness and complements the wall sconces.

The functionality of a pedestal table allowed for more seating so buyers could envision how many guests they could seat in this large open space dining room. We chose the same vintage silver stain on the dining room table as well as on the living room sideboard to create consistency from room to room. To contrast with the darker stain of the table, we paired it with white leather Linda chairs from Elite Living. At the head of the table, the Albany bar cart from Artage in a bright chrome finish completes the room with a unique entertaining piece.

In the family area off of the kitchen, we placed the Melynda swivel chair from Marcantonio Designs in a complementary white leather. The swivel feature on the chair allows buyers to envision how the space would function – if you were sitting in this area you could easily swivel your chair to talk to people in the kitchen as well as enjoying the contemporary fireplace. Opposite this chair is the Melrose love seat upholstered in a light grey linen fabric. It was chosen for its low profile look, as it does not obstruct the view of the beautiful terrace at the back of the house. In the centre of both pieces is the Orion coffee table also in a bright chrome finish. The Orion coffee table, light in design, was a strategic choice, making the room appear larger. Patterned toss cushions complement the geometric texture of the tiled fireplace while bringing the design elements of the space and furniture together.

The soft curve of its headboard complements the curved Capricorn chairs placed in the seating area near the window of this room. Crisp, white linens from Cuddle Down Products were chosen to dress the bed, accentuated by Polanco’s own decorative toss cushions in fabrics from Robert Allen Design. On each side of the bed we chose custom wide Brooklyn nightstands painted in Benjamin Moore Chantilly Lace and accentuated with decorative glass knobs. Silver accents are continued throughout the room, as shown with the nailheads on the upholstered bed and occasional chairs, cabinet knobs, lamps, and accessories.
The spare bedroom was designed specifically to allow future home buyers to envision their own furniture in the space. We chose the Linea queen bed in a neutral grey fabric for its simple and elegant design and paired it with crisp white linens from Cuddle Down Products. A silver end table from Torre & Tagus and a silver table lamp from Arteriors Home finish the space.
The entranceway was decorated with a large simple 48” round mirror with a decorative upholstered Thomas bench in a contemporary grey velvet fabric. We accented the design of the entrance bench with toss cushions to create an inviting feel upon entering this exquisite home.

Artwork was chosen to create interest and add colour, complementing the contemporary wing back desk chair.

The design objective was to build a house for a couple recently married who both had kids from previous marriages. How to bridge two families together?
The design looks forward in terms of how people live today. The home is an experiment in transparency and solid form; removing borders and edges from outside to inside the house, and to really depict “flowing and endless space”. The house floor plan is derived by pushing and pulling the house’s form to maximize the backyard and minimize the public front yard while welcoming the sun in key rooms by rotating the house 45-degrees to true north. The angular form of the house is a result of the family’s program, the zoning rules, the lot’s attributes, and the sun’s path. We wanted to construct a house that is smart and efficient in terms of construction and energy, both in terms of the building and the user. We could tell a story of how the house is built in terms of the constructability, structure and enclosure, with a nod to Japanese wood construction in the method in which the siding is installed and the exposed interior beams are placed in the double height space. We engineered the house to be smart which not only looks modern but acts modern; every aspect of user control is simplified to a digital touch button, whether lights, shades, blinds, HVAC, communication, audio, video, or security. We developed a planning module based on a 6-foot square room size and a 6-foot wide connector called an interstitial space for hallways, bathrooms, stairs and mechanical, which keeps the rooms pure and uncluttered. The house is 6,200 SF of livable space, plus garage and basement gallery for a total of 9,200 SF. A large formal foyer celebrates the entry and opens up to the living, dining, kitchen and family rooms all focused on the rear garden. The east side of the second floor is the Master wing and a center bridge connects it to the kid’s wing on the west. Second floor terraces and sunscreens provide views and shade in this suburban setting. The playful mathematical grid of the house in the x, y and z axis also extends into the layout of the trees and hard-scapes, all centered on a suburban one-acre lot.
Many green attributes were designed into the home; Ipe wood sunscreens and window shades block out unwanted solar gain in summer, but allow winter sun in. Patio door and operable windows provide ample opportunity for natural ventilation throughout the open floor plan. Minimal windows on east and west sides to reduce heat loss in winter and unwanted gains in summer. Open floor plan and large window expanse reduces lighting demands and maximizes available daylight. Skylights provide natural light to the basement rooms. Durable, low-maintenance exterior materials include stone, ipe wood siding and decking, and concrete roof pavers. Design is based on a 2' planning grid to minimize construction waste. Basement foundation walls and slab are highly insulated. FSC-certified walnut wood flooring was used. Light colored concrete roof pavers to reduce cooling loads by as much as 15%. 2x6 framing allows for more insulation and energy savings. Super efficient windows have low-E argon gas filled units, and thermally insulated aluminum frames. Permeable brick and stone pavers reduce the site’s storm-water runoff. Countertops use recycled composite materials. Energy-Star rated furnaces and smart thermostats are located throughout the house to minimize duct runs and avoid energy loss. Energy-Star rated boiler that heats up both radiant floors and domestic hot water. Low-flow toilets and plumbing fixtures are used to conserve water usage. No VOC finish options and direct venting fireplaces maintain a high interior air quality. Smart home system controls lighting, HVAC, and shades to better manage energy use. Plumbing runs through interior walls reducing possibilities of heat loss and freezing problems. A large food pantry was placed next to kitchen to reduce trips to the grocery store. Home office reduces need for automobile transit and associated CO2 footprint. Plan allows for aging in place, with guest suite than can become the master suite, with no need to move as family members mature.

This dining room features a large distressed table flanked by a church pew on one side and mismatched dining room chairs on the other. A large buffet sits against an amazing exposed brick wall. The walls feature old recipes from grandma framed along with grandma's china mixed with some other beautiful pieces. The dining room also has an amazing pressed tin ceiling and Castle Comb wood floors.

Our clients came to us with a clear vision: a home that could adapt to their lifestyle and growing family. They needed a home built with intention, designed with the future in mind, and built around the routines they loved and the people they loved more.
Open-Concept Living With Hosting in Mind
Our clients hosted often and lived actively, so the main level had to be flexible for all of life’s moments. The goal was a space that felt grand without losing its warmth.
Cooking together as a family mattered to our clients – the Wolf range, farmhouse sink, integrated appliances, and large island gave them a kitchen that flowed effortlessly while looking beautiful. This space also served as the bridge between other parts of the main level so that they would stay in view of the next. This created the perfect environment for gathering where everyone had their own spot without ever feeling apart from the whole group.
For the living room, our clients wanted space that felt open without losing its warmth. Soaring ceilings created that sense of scale, while warm tones and materials, like the wood coffered ceiling and fireplace wall, kept it grounded. That same warmth carried outside, where an outdoor lounge with a fireplace and dining area made sure guests felt welcomed the moment they stepped out.
A Backyard Built for Real Rest
Every corner of the backyard was designed with one goal: to be the ultimate outdoor retreat. The elevated, white-brick-framed pool and integrated spa hot tub gave them a place to truly exhale. As the sun set, the fire pit lounge next to the pool became the hangout spot when they hosted their youth groups and family gatherings.
Room to Grow
With kids in the house, “custom” had to also mean flexible. Our clients had 2 young sons and needed their rooms to grow with them through the years. The two bedrooms and a full bath sat beside a loft that served as both their hangout-and-homework spot. The guest suite sat on the same level where a four-poster bed, floor-to-ceiling wood-look tile, and a frameless glass shower welcomed their guests from day one.
A Retreat That’s Actually Theirs
Between hosting and raising kids, this couple needed a suite that felt like a true escape. The wood-planked tray ceiling and French doors grounded the room in warmth the moment you walked in, while the ensuite bathroom carried a spa-like feeling with a freestanding soaking tub, custom double vanity, and a glass-enclosed shower.
This Is What Approachable Luxury Looks Like
The approachable luxury experience meant starting with conversations about how they wanted their space to live with them – how they hosted, how their kids played, how they wanted to feel walking through their own front door, and how we took their goals and experience and used it as the foundation of every decision that was made from start to finish. We wanted our clients to feel taken care of through the process and, most importantly, feel heard.

This single family home sits on a tight, sloped site. Within a modest budget, the goal was to provide direct access to grade at both the front and back of the house.
The solution is a multi-split-level home with unconventional relationships between floor levels. Between the entrance level and the lower level of the family room, the kitchen and dining room are located on an interstitial level. Within the stair space “floats” a small bathroom.
The generous stair is celebrated with a back-painted red glass wall which treats users to changing refractive ambient light throughout the house.
Black brick, grey-tinted glass and mirrors contribute to the reasonably compact massing of the home. A cantilevered upper volume shades south facing windows and the home’s limited material palette meant a more efficient construction process. Cautious landscaping retains water run-off on the sloping site and home offices reduce the client’s use of their vehicle.
The house achieves its vision within a modest footprint and with a design restraint that will ensure it becomes a long-lasting asset in the community.
