This Multi-Coloured Slate floor looks nice in the Kitchen of this property in Hythe, however due to the riven surface of the tile and the deep grout lines my customer had struggled to keep it clean. Additionally, the Slate has lost all of its lustre over the years since it had been installed and it was now due a deep clean and reseal. The combination of durability and price makes Slate a popular choice for floor covering, it is also available in a number of colours, ranging from plain black to a more diverse array of shades. Like any natural stone floor though it need sealing to keep the dirt out of the pores of the stone however sealers wear off with use Hythe by the way is a lovely medieval coastal market town with its own beach on the edge of Romney Marsh and close to Folkestone. Before starting I removed the kickboards underneath the kitchen units and protected the exposed woodwork with a thin film. To deep clean the Slate floor and remove any remaining sealer I applied Tile Doctor Remove and Go and left it to soak in for ten minutes before scrubbing it in with a light carbide brush. As well as removing the old sealer this process releases the dirt from the pores of the stone and brings it to the surface where it can be extracted. I have probably mentioned this before, but I’ve invested in a powerful van mounted pressure extraction system for removing the dirt, old sealer and emulsified soils released from the stone. The system works by applying water at high pressure on the floor via a spinner tool and then simultaneously extracts the waste under suction back to a grey water tank on the van. From the customers point of view, it makes light work of cleaning the floor and more importantly leaves the floor dry and leaves no mess. Having a dry floor at this stage is important as it means I can usually seal the floor on the same day. Its not a good idea to apply a sealer to damp floor as it will affect the way it cures and lead to an undesirable finish. The way to make sure the floor its dry is to use a moisture meter and take readings in several places around the floor. You can use an air mover to improve drying times however older floors can take a very long time to dry and for those I tend to book another day to apply the sealer. With the floor dry I set about applying the first of two coats of Tile Doctor X-Tra Seal which provides both a hardwearing sheen to the slate as well as enhancing its natural colourings. It has strong water repellency characteristics which makes it ideal for use in a kitchen where spillages are quite common. This was quite a small kitchen, so the work was completed in one day. My client was amazed at the transformation and grateful for our advice on continued maintenance which for this floor I recommended the use of Tile Doctor Stone Soap for daily cleaning. Expansive glazing and clean lines are grounded by timber, stone, and tactile finishes—quietly luxurious rather than showy. The clients had spent years “chasing the light” from home to home; here, that pursuit became something more intentional. Instead of chasing the sun, the architecture invites sunlight to travel through the house across the day and seasons. Light is treated as a living element, orchestrated to create moments of surprise and calm. An interior window captures southern exposure at the upper level, guiding it through the loft and filtering it into the northern living room below—an atmospheric shift that changes hour by hour. A glass stair bridge adds levitation and clarity, linking front and back, public and private. Beneath it, a serene Zen garden winds under floating stairs, creating a quiet pause in the home’s circulation. Facing the creek, the home opens into a composition of glass and crisp geometry, framing moving water and long bands of daylight. Peaked roofs, timber beams, and stone cladding nod to regional vernacular, rooting the modern form in its mountain context. Set beside a sensitive riparian corridor, Creekside demanded exceptional care, including meticulous deconstruction of an existing structure with 94% landfill diversion. Performance was treated as a design feature: HERS 4, ENERGY STAR certification, a 15.8 kWh solar array, 30 kW battery backup, 1 ACH air-sealed construction, and air-source heat pumps—proof that stewardship and comfort can coexist beautifully.

Wild View Farm includes a new “Forever home” (we deconstructed an existing house with a 90% landfill diversion rate), and enhancements to several working barns. The 80 acre site was an original homestead farm from the 1890’s. Both its buildings and soil had become severely degraded. The owners are working to holistically restore this property and make it a model of modern regenerative farming. They are planting hundreds of trees, re-introducing livestock and working with Dryland Agroecology Research and High Plains Permaculture to restore the soil. The -51 HERS rated home is not just energy-efficient - it’s a model of “Regenerative design”. The deep green house design included multiple challenges – foremost was how to create a Passive Solar design that also took full advantage of the massive views to the West. We solved it with an L shaped building that optimized passive and active solar strategies on the south face, then actively protected the western facade with a giant covered porch and tuned glazing. The home’s leading-edge energy package includes a Ground source heat pump, a large roof-mounted solar PV array, battery back-up, EV chargers, and Energy Recovery Ventilator (ERV), Energy Star Appliances and windows, a robust foam insulation shell and LED lighting. We also endeavored to craft a modern day interpretation of the farmhouse typology, with a low-slung simple gable-roofed form that would feel like it’s always been there. The exterior material palette of limestone, cementitious stucco and heavy timber gives it a rich Colorado Modern Farmhouse feel. The home is full of custom details like walls of vaulted glass to capture the sweeping mountain views, an AI Smart Home control system, a sleeping loft for kids and guests, a hard-working Butler’s Pantry, a gourmet outdoor kitchen, a pool & spa, a cozy office nook for reading, and a lovely built-in bench for morning coffee. Nestled within the vibrant urban core of the City of Lancaster, California, this illustrious project stands as a testament to modern community living. Comprising three stories and boasting 80 meticulously crafted units, this newly constructed apartment enclave offers diverse living spaces, from cozy studios to spacious 3-bedroom abodes. An integral part of a visionary four-building master plan, this community seamlessly blends functionality with luxury. It caters to households with incomes spanning from 30 to 60 percent of the Area Median Income (AMI). Residents are treated to an array of on-site and off-site amenities, ensuring a truly enriched living experience. On-site residents benefit from a suite of services thoughtfully provided by the developer, encompassing comprehensive case management, primary health and mental health care, and holistic housing, education, and employment support. Beyond the confines of the community, a world of convenience awaits, with off-site amenities, including easy access to transportation hubs, esteemed educational institutions, and bustling shopping destinations replete with grocery stores, health clinics, and pharmacies. Moreover, this project's strategic location offers unparalleled accessibility, with seamless connections to public transportation and a plethora of social services and businesses within walking distance. It's not just an apartment complex; it's a vibrant, cohesive community designed to uplift and empower residents as they embark on their journey toward a brighter future.

Wild View Farm includes a new “Forever home” (we deconstructed an existing house with a 90% landfill diversion rate), and enhancements to several working barns. The 80 acre site was an original homestead farm from the 1890’s. Both its buildings and soil had become severely degraded. The owners are working to holistically restore this property and make it a model of modern regenerative farming. They are planting hundreds of trees, re-introducing livestock and working with Dryland Agroecology Research and High Plains Permaculture to restore the soil. The -51 HERS rated home is not just energy-efficient - it’s a model of “Regenerative design”. The deep green house design included multiple challenges – foremost was how to create a Passive Solar design that also took full advantage of the massive views to the West. We solved it with an L shaped building that optimized passive and active solar strategies on the south face, then actively protected the western facade with a giant covered porch and tuned glazing. The home’s leading-edge energy package includes a Ground source heat pump, a large roof-mounted solar PV array, battery back-up, EV chargers, and Energy Recovery Ventilator (ERV), Energy Star Appliances and windows, a robust foam insulation shell and LED lighting. We also endeavored to craft a modern day interpretation of the farmhouse typology, with a low-slung simple gable-roofed form that would feel like it’s always been there. The exterior material palette of limestone, cementitious stucco and heavy timber gives it a rich Colorado Modern Farmhouse feel.
