New Custom Designed Home in Willistown Township Malvern, PA. This Rustic/Elegant Modern, Ranch like, Farmhouse has 9,000 SF of conditioned space (7,200 SF upper living space), plus another 1,200 SF of covered porches. The reclaimed, rustic wood is found inside and outside on porches, posts, window sills, and ceiling beams. The 10ft ceiling first floor has 8 ft doors as does the 2nd floor with 9 ft ceilings. Upon entering the main front entrance there is a clear view to the outdoor pool through the 20 ft 2 story center hall which has a full balcony accessed by the glass stairwell with curved white oak railings. The East 1st floor to the right, leads guests to the spacious kitchen, fireplace seating area, pantry/dog spa (complete with dog water filler, dog shower, and doggie door), guest room suite, and glass door to finished basement theater room. The West 1st floor to the left, leads guests to the sports bar hang out area with a luxurious full bar, game area, and an open theater with a see through fireplace. Between this area and the kitchen is a large outdoor courtyard with a centered fire feature. Behind the sports bar is an exercise room complete with a 4 person sauna, Elkay Water bottle filler, fans, and a full size glass garage door that opens to the 11 ft wide wrap around porch. Beyond the game room on the West side (left) is the mudroom filled with custom cabinets that leads to either the 4 car garage (has pool changing rooms and a garage door opening to the 40 ft swimming pool centered with the house) or to the main laundry area. The curved stairs via the glass stairwell leads to the spacious seating/library balcony over looking the center room below towards the swimming pool. To the right (East Side) is 1 of the 5 bedroom suites and the primary suite with a private bar, porch, and linear fireplace. To the left (West Side) is another laundry, and 2 additional bedroom suites. The back bedroom suite has a kitchenette and a private closed in, screened porch over looking the pool and large neighboring horse farm.

The goal of this project was to transform the existing decrepit landscape into a newly modern space with the purpose of entertaining family and friends. The clients also wanted a hint of ‘steam-punk’ incorporated into the overall theme. To achieve the wants and needs of the client a new composite deck was installed with an angular form to maximize space on an already tight backyard with large setbacks. A swim spa was built into the deck and a secret hatch door was installed for any future maintenance. Large angled steps lead you from the deck down to the new random flagstone patio. A large custom pavilion was installed over the patio to shelter users from the elements. Oversized rough Douglas Fir posts and beams were used along with some black powder coated steel bars to achieve the steam punk theme. Extensive engineering was involved to achieve the cantilevered look and reduce the need for an outside post. Tongue and groove cedar planks make up the ceiling of the structure along with LED pot lights. 3 pieces of sandblasted Eramosa stone acts as a bar area for users in the newly installed hot tub. Lastly a frosted glass privacy screen with LED colour changing lights separates the sitting area under the pavilion and the barbecue area of the deck. Some existing plants and shrubs were salvaged during construction and were reused in the new low maintenance-planting plan. A new section of fence closes off the backyard for the homeowner’s dogs and a new gate was created with the use of steel bars to mirror the pavilion.

Photos by Francis and Francis Photography The Anderson Residence is ‘practically’ a new home in one of Las Vegas midcentury modern neighborhoods McNeil. The house is the current home of Ian Anderson the local Herman Miller dealer and Shanna Anderson of Leeland furniture family. When Ian first introduced CSPA studio to the project it was burned down house. Turns out that the house is a 1960 midcentury modern sister of two homes that was destroyed by arson in a dispute between landlord and tenant. Once inside the burned walls it was quite clear what a wonderful house it once was. Great care was taken to try and restore the house to a similar splendor. The reality is the remodel didn’t involve much of the original house, by the time the fire damage was remediated there wasn’t much left. The renovation includes an additional 1000 SF of office, guest bedroom, laundry, mudroom, guest toilet outdoor shower and a garage. The roof line was raised in order to accommodate a forced air mechanical system, but care was taken to keep the lines long and low (appearing) to match the midcentury modern style. The House is an H-shape. Typically houses of this time period would have small rooms with long narrow hallways. However in this case with the walls burned out one can see from one side of the house to other creating a huge feeling space. It was decided to totally open the East side of the house and make the kitchen which gently spills into the living room and wood burning fireplace the public side. New windows and a huge 16’ sliding door were added all the way around the courtyard so that one can see out and across into the private side. On the west side of the house the long thin hallway is opened up by the windows to the courtyard and the long wall offers an opportunity for a gallery style art display. The long hallway opens to two bedrooms, shared bathroom and master bedroom. The end of the hallway opens to a casual living room and the swimming pool area. The house has no formal dining room but a 15’ custom crafted table by Ian’s sculptor father that is an extension of the kitchen island. The H-shape creates two covered areas, one is the front entry courtyard, fenced in by a Brazilian walnut enclosure and crowned by a steel art installation by Ian’s father. The rear covered courtyard is a breezy spot for chilling out on a hot desert day. The pool was re-finished and a shallow soaking deck added. A new barbeque and covered patio added. Some of the large plant material was salvaged and nursed back to health and a complete new desert landscape was re-installed to bring the exterior to life.

What a beautiful way to utilize a small Toronto yard. This custom pool has a lot of features despite its size. In the deep end there's a rock feature and waterfall which helps to mask street noise, while directly beneath a Badu swim jet facilitates lap swimming. In the shallow end a spillover spa features convenient Jandy controls on the deck. The pool's light gray Armorcoat interior softly contrasts with the surrounding Wiarton flagstone coping and deck.
