Outdoor Lighting Design by Preferred PropertiesThis Georgian Colonial anchoring the culdesac is just a beauty. It is so apparent that light defines space and more so enables us to see what we see. Strategic landscaping by our crew allowed tall slender trees to anchor the road presentation and support the landscape in the front yard. Ofcourse all the landscape design had great lighting right behind it as well. Various strategies such as cross lighting, front lighting, silhouetting, down lighting and low level lighting allowed accent lighting to shine it's thing on what I thought was some of the most interesting and striking Focal specimens in the Landscape. The levels of brightness play a dominant role in direction of the welcoming of the house to others as there are several options for entry and light brightness helps direct the guests to the door. As most homeowners drive into the garage to enter the home they don't think about the approach in the dark as much as we do. Outdoor lighting on the house and fixtures secured to the home have to be at times toned down or aligned with light intensity to match the landscape lighting. Finish pointing at night and night time photography which we do as part of our landscape lighting installation approach shows these details best.
It gives us an opportunity to adjust beam sprays, add lens covers and readjust the landscape lighting fixtures for more optimal results.
Gonyea TransformationsThis Medina garage condo remodel combines the best of old and new. Our client wanted to incorporate a vintage gas pump, so we created a design with a unique retro-style “gas station” for the lower half of the garage. Integrated brick acts as the exterior of the “gas station” as well as a wall between each room. Upstairs, you’ll notice a more modern design, with cable handrail features in the overlook, working as a “window” into the lower level. The loft provides a beautiful kitchen with modern farmhouse touches, including an island with shiplap details, custom cabinetry, and rustic lighting fixtures. The goal of this loft was to create a great space for entertaining, which is made evident by the great island and overlook bar incorporated into the railing. By extending the facade of the gas station to the ceiling, the Gonyea Transformations team created a great entertainment nook and privacy wall to form a relaxed environment in the upper-level loft.

The Medina AutoMotorPlex is a 160-unit garage condominium complex just off of Highway 55 and Arrowhead Drive. Stebnitz Builders, Inc.This East Troy home on Booth Lake had a few drainage issues that needed to be resolved, but one thing was clear, the homeowners knew with the proper design features, their property had amazing potential to be a fixture on the lake.
Starting with a redesign of the backyard, including retaining walls and other drainage features, the home was then ready for a radical facelift. We redesigned the entry of the home with a timber frame portico/entryway. The entire portico was built with the old-world artistry of a mortise and tenon framing method. We also designed and installed a new deck and patio facing the lake, installed an integrated driveway and sidewalk system throughout the property and added a splash of evening effects with some beautiful architectural lighting around the house.
A Timber Tech deck with Radiance cable rail system was added off the side of the house to increase lake viewing opportunities and a beautiful stamped concrete patio was installed at the lower level of the house for additional lounging.
Lastly, the original detached garage was razed and rebuilt with a new design that not only suits our client’s needs, but is designed to complement the home’s new look. The garage was built with trusses to create the tongue and groove wood cathedral ceiling and the storage area to the front of the garage. The secondary doors on the lakeside of the garage were installed to allow our client to drive his golf cart along the crushed granite pathways and to provide a stunning view of Booth Lake from the multi-purpose garage.

Strategic landscaping by our crew allowed tall slender trees to anchor the road presentation and support the landscape in the front yard. Ofcourse all the landscape design had great lighting right behind it as well. Various strategies such as cross lighting, front lighting, silhouetting, down lighting and low level lighting allowed accent lighting to shine it's thing on what I thought was some of the most interesting and striking Focal specimens in the Landscape. The levels of brightness play a dominant role in direction of the welcoming of the house to others as there are several options for entry and light brightness helps direct the guests to the door. As most homeowners drive into the garage to enter the home they don't think about the approach in the dark as much as we do. Outdoor lighting on the house and fixtures secured to the home have to be at times toned down or aligned with light intensity to match the landscape lighting. Finish pointing at night and night time photography which we do as part of our landscape lighting installation approach shows these details best.
It gives us an opportunity to adjust beam sprays, add lens covers and readjust the landscape lighting fixtures for more optimal results.

Lake Lanier is one of America's favorite lakes. With several million visitors annually enjoying its recreational facilities, it has been the most visited Corp of Engineers project in the nation.
One reason for the lake's popularity is its proximity to metropolitan Atlanta, Georgia. A well-developed road network surrounds Lake Lanier, with several highways crossing the main body. Visitors can enjoy the city of Atlanta and, in the space of a short drive, can lose themselves in the tranquility at Lake Lanier.
Lake Lanier, impounded by Buford Dam, encompasses 38,000 surface acres of water with 540 miles of shorelines. The U.S. Army Corps of Engineers has developed and operates numerous public parks around the lake for camping and day-use activities.
Lake Lanier Islands, a development by the State of Georgia and the Corps of Engineers, is the major resort area on the lake. The Islands complex provides picnicking, camping, beach areas, a water theme park, tennis courts, golf courses, rental boats, and hotel accommodations. Numerous other recreation areas operated by county and city agencies also offer recreational opportunities around the lake.
Lake Lanier was host to the 1996 Centennial Olympic Rowing and Sprint/Canoe/Kayak Events, as well as the 1996 Paralympic Yachting events. These honors have helped make Lanier a world class lake.
