This fantastic Victorian tiled hallway floor in Oxford was in good physical condition for its age; however like any sealed floor the sealer had worn down with use and with dirt becoming trapped in the pores of the tile it was now becoming difficult to clean effectively and had become dull and un-inviting. It was now due a really good deep clean and re-seal. Oxford as I’m sure your aware has a rich history and is home to one of the world’s best universities, so not surprisingly many houses here have interesting floors such as this one. Upon my arrival at the house, my first task was to protect the skirting boards, as well as the wooden floors leading into the other rooms. I then mixed a solution of Tile Doctor Pro-Clean, a versatile, high alkaline cleaner combined 50:50 with Tile Doctor NanoTech HBU, a particularly strong cleaner that utilises nano-sized particles to penetrate into areas of the stone that standard products simply cannot reach. I applied the solution to the surface and allowed it to soak for thirty minutes, allowing it to get to work on the ingrained dirt so it could be easily removed. Following this, I agitated the solution with a soft brush attached to a rotary scrubbing machine. I then applied more solution and left it for a further thirty minutes, before scrubbing this into the tiles using a black pad fitted to the rotary machine. After the clean had been completed, I rinsed the entire floor multiple times and vacuumed up the resulting slurry using a wet-vac machine. I left the floor overnight, allowing the surface enough time to dry and returned then next day to seal the floor, checking first to ensure the tiles had dried. To seal the floor I used several coatings of Tile Doctor Seal & Go. Seal & Go which is a water-based, topical sealer that is suitable for use on unsealed, porous surfaces such as Victorian tile, textured Quarry, Slate, and Sandstone; being water based you don’t get the smell so it’s much more pleasant to work with. As you can see from the before and after photos, the result was an aesthetically pleasing and – most importantly – clean, Victorian tiled floor. This wet room in Doncaster had become so mouldy and dirty the owners didn’t know what to do with it. The Limestone and Marble Mosaics on the floor and the Ceramic wall tile and Grout throughout the bathroom had become so badly affected with mould, nothing they could buy from could resolve it. Following my site visit I was confident the room could be cleaned up (in-fact I have seen worse), I explained what we could do to restore and revamp the wet room and they were happy to go ahead with my quote. First, I opened windows to maximise ventilation and then working top down I set about tackling the Ceramic wall tile and grout by spraying on a strong dilution of Tile Doctor Pro-Clean. Spraying on the solution mixes it with air making it lighter and easier to stick to the wall where it can soak in and get to work breaking down the mould. After about fifteen minutes it was scrubbed into the tile and specifically the grout joints where it was needed most. This action releases grime and other contamination from the grout. The room needed a series of different treatments due to the different tiles and areas of mould, so I followed that up with Tile Doctor Duo Clean. This is a bleach-based cleaner which is brilliant at tackling mould and getting the grout back to its original colour. The Ceramic tile in this bathroom has a textured surface which traps dirt so to get them clean I also used Tile Doctor Oxy-Gel. Being a Gel is easily sticks to the vertical surface allowing for longer dwell times which allows the product to dissolve the dirt and make it easier to remove. With the walls looking much clear for my efforts I turned my attention to the Mosaic floor tiles. For these I went straight in with a cocktail combination of Tile Doctor Pro-Clean and Duo Clean cleaners which I knew from cleaning the wall tiles would have the right impact. I was also able to use a buffing machine fitted with a poly brush attachment and running at medium speed to do most of the scrubbing. The grout lines were green with mould, and I was able to get this process to return the Mosaics and grout lines back to their original state. The slurry was removed with a wet vacuum and rinsed thoroughly with water. It took many hours and repeated scrubbing to get the room looking like it should. I was then able to finally leave for the day and allow the wet room to dry out overnight. I returned the following morning and started by removing all the old silicone from the corners of the room, much of it had become stained and difficult to get clean so replacement was the best option. The waste was removed and replaced with a new bead of mould resistant silicone colour matched to suit the tiles. The Mosaics has fully dried by this point, so I was then able to apply a sealer to floor to seal in the Marble and Limestone floor Mosaics and grout. I used a couple of coats of Tile Doctor Colour Grow for this, it’s a breathable impregnating sealer that’s suitable for wet rooms. For the wall tile and grout, I used an aerosol sealer which will help protect the walls from getting mouldy and dirty again. Once I had finished, I educated the owners on how to keep up the cleaning of the room supplying them with a complimentary bottle of Tile Doctor Aqua-Pro shower tile Cleaner. This is much better than any supermarket cleaner as it is pH neutral and will ensure that the newly applied sealant will not be prematurely affected. Hopefully, this will ensure it never gets quite so bad in the future however improved ventilation is the real key to solving that problem. A client with a high-rise apartment in Manchester city centre contacted us in relation to the look of their bathroom tiles. The grout had become grubby and black with mould and it was clear from their message that they were considering have the grout replaced in order to freshen up the bathroom. We discussed the problem over the telephone, and they emailed a picture of the bathroom across so I could get a better idea of what needed doing. It turns out that the apartment had been rented out previously and they needed the bathroom renovating so they could start letting it again. Clearly, they were keen to have the work completed as soon as possible. Fortunately, we are sometimes able to come out on short notice, especially for small jobs like this and so were able to do the work the following week Re-grouting is a lot of work and very time consuming so I explained the benefits of Grout Colouring which is much quicker and results in a more practical finish as I will explain. There was a small issue with parking as one would expect from the city centre, but we were able to use one of the parking spaces of a neighbour in the basement of the building. My first task was to get the grout as clean as possible before applying the colourant and given the amount of mould I decided to apply Tile Doctor Duo-Clean which is a Tile Cleaner/Mould Remover and ideal for use on ceramic tile and grout. The product was sprayed onto the tiles and grout and then scrubbed in by hand to get the grout as clean as possible. I also used a powerful steam cleaner to get the grout as clean as possible before rinsing the soil off with water. This process went well, and the grout looked much cleaner afterwards but was now a little patchy in places due to deep staining. It’s worth noting that mould thrives in damp warm conditions and can easily be controlled by ensuring the bathroom has adequate ventilation. Some modern showers have a function that cool the bathroom down after use by running the shower on a cold setting. Improving cross-ventilation by leaving the bathroom door and a window open can also improve the situation and of course you can always apply Tile Doctor Duo-Clean on a regular basis. Once the grout was dry and as clean as it could be, I applied a White Tile Doctor Grout Colourant along the grout lines with a small brush taking care to wipe off any excess from the tiles as I went. Only one bottle of colourant was needed, and I have found baby wipes work well when wiping off the excess. The last step in the bathroom renovation was to strip out all the old mouldy silicone between the bath and the tiles and replace with new mould resistant silicone. The cleaning and grout colour completely transformed the look of the bathroom leaving it looking fresh. The grout which was previously dark and patchy was now a consistent white colour giving the impression it had only been recently tiled. The colourant also forms an epoxy barrier over the grout that will prevent dirt from becoming ingrained in the grouts surface going forward, it’s also much easier to clean. The customer was most impressed with the result and has informed us since that they will back in touch about renovating the grout in their own home! Our client contacted Tile Doctor as they were having problems cleaning their Slate tiled ensuite bathroom. We visited the property in nearby Stevenage, a London commuter town which is between Letchworth Garden City and Welwyn Garden City. The bathroom had been fitted some time ago, but due to the hard water in the area, there had been a large build up of limescale. The dark slate tiles showed this up even more. My client had tried numerous household products on the tiles, but nothing was shifting the heavy build up. I discussed with them what Tile Doctor could do and completed a small demonstration. They were surprised how easily we were able to improve the tiles. We agreed a price and a timescale and booked the work in for a few weeks’ time. The ensuite shower required intensive cleaning to the shower walls and floor where excessive limescale was present so we got to work cleaning with Tile Doctor Oxy-Gel, this is a strong alkaline based cleaner and degreaser, it is a gel so it works well on vertical surfaces where a long dwell time is required to break down dirt, grime, soap scum, oil based products. We left the product on the surface for approximately 10 minutes, removing all previous sealers and dirt. The residue was rinsed off and followed this up with a second clean using Tile Doctor Grout Clean-Up. Grout Clean-Up is an acidic product designed to remove mineral deposits however you need to be careful with some types of stone as it can etch the surface if used incorrectly. To apply the product was diluted with water in a spray bottle and sprayed on to the wall tiles where it was scrubbed in and then rinsed off. The process was then repeated on the floor rinsing down thoroughly afterwards with water. Once the slate was clean and dry we proceeded to cut out the existing silicone sealant which was equally stained and was beyond cleaning. This is a slow job and care needs to be taken not to scratch the tiles. It is important to ensure all the old silicone is removed so there is a nice clean surface to reapply the new. This also gave the shower area more time to dry out. We tested with the moisture meter to ensure the shower area was fully dry and then applied the sealer. We chose to apply three coats of Tile Doctor Colour Grow, this is an impregnating sealer that works by occupying the pores in the stone, so dirt can’t become ingrained there, its also a colour enhancing sealer that provides durable protection. We applied the coats then lightly buffed off the excess with a soft cloth and allowed the slate to dry. The following day we returned to re-silicone all the edges and joints. We recommended to the customer to use a mild solution of Tile Doctor Stone Soap as a maintenance cleaner for the slate. The client was very happy with the result and could see that cleaning with the appropriate product would ensure the ensuite bathroom continued to look good. At Tile Doctor, we often come across Victorian tiled hallways in need of restoration. They’re very popular due to their timeless and unique patterns – and as a result are still in production, having first being produced in the 19th century. While many have been maintained in their original state since first being laid (which is sometimes over a century ago), others have been hidden by carpet or linoleum for many years, only to be uncovered by new property owners. In this case, at a property in Newport – the port city of South East Wales – the Victorian tiled hallway had not been subject to an effective cleaning plan leaving the fantastic white and black checkered pattern grubby and unsightly. I was asked if I could help bring it back to life – and I was happy to oblige! I started the restoration by applying a strong cleaning solution combined from mixing two Tile Doctor products in equal parts namely Remove and Go and Pro Clean. Together they create a powerful sealer remover and cleaner to break down any remaining old sealers, paint whilst lifting ingrained dirt and muck from the pores of the tile. The two products were worked into the tiles using firstly a 17 inch black buffing pad to remove the initial layer of dirt, followed by a 6 inch buffing pad, wire brush, and hand-held scrapper to remove the more stubborn specks of paint and dirt. The resultant slurry was then rinsed away with water and a wet vacuum and stubborn areas retreated until I was satisfied. The results were great so after a final rinse I left tiles to dry off. A couple of days later, after leaving the tiles to dry completely, I went back to the property to seal the floor. I checked first for any excess moisture as this can cloud the sealer and prevent it from acting an effective barrier against dirt and stains. My choice of sealer included one coat of Tile Doctor Colour Grow to restore the rich colour to the black and white tiles, followed by seven coats of Tile Doctor Seal and Go to provide an aesthetically pleasing sheen finish. Colour Grow is an impregnating sealer that penetrates the pores of the tile to fill them and prevent dirt becoming trapped, while Seal and Go is a topical sealer that builds up an additional layer of protection on the surface of the tiles. The combination of fresh sealers, preceded by a deep and thorough clean, really helped to restore these Victorian tiles to a condition in which they could be easily mistaken for newly laid! During an inspection for alteration work, this customer from Cheshunt discovered what appeared to be an original encaustic tiled floor under the hallway carpet. Keen to work out what it was, and have it restored, I was asked to pop round and look. I went over as requested to survey the hallway floor and confirm their suspicions. The carpet had been secured with gripper rods glued onto the floor and that came away easily enough. Underneath, the tiles had been covered with self-levelling cement which had to be carefully scraped away to reveal the tiles. I ran a test to see if the cement leveller could be easily removed and using a combination of a scraper with Tile Doctor Pro-Clean, I was able to confirm the tiled floor was indeed salvageable. The house was Edwardian, and the tiles had been laid in a classic black and white geometric pattern typical of the period so I suspect the floor was indeed original. I worked out a quote to restore the whole floor including the removal of the cement, deep cleaning and then sealing the tiles. Without removing all the cement, it would be difficult to price for replacing broken tiles, but I suspected there may be a few as its quite usual for a floor of this age. Keen to have the floor restored we were given the go-ahead and a date scheduled for the work to start. The first step was to remove all the carpet and gripper rod so we could see the full extent of the self-levelling screed. Once done it was a case of carefully chipping and scraping away to break up the cement until the tiled floor had been fully revealed. Its slow and detailed work but quite rewarding when the tiled floor is finally revealed. The tiles had survived well under the carpet and cement but as suspected a few repairs and replacement would be needed. With all the cement brushed away work moved onto cleaning which started with a strong dilution of Tile Doctor Pro-Clean applied to the floor and left to soak in for fifteen minutes the scrubbed in with a rotary machine fitted with a Black pad. A lot of soiling is generated from this which is rinsed off with water and extracted with a wet vacuum. The floor was then inspected and the process repeated where required. The next step was to treat the tiles to an acid wash using Tile Doctor Grout Clean-up. This is applied as before and has several benefits including dissolving the remaining cement residue and neutralising the pH of the floor after the use of Tile Doctor Pro-Clean which is a strong alkaline. The floor was then inspected and the broken tiles carefully removed so they could be replaced. This is delicate work as lifting a tile can sometimes upset its neighbour and before you know it the size of the work has tripled. Replacement tiles were then cut to fit the existing geometric pattern and secured into place with a rapid set adhesive and grouted in. Once the replacement tile and grout had set, the floor was given a light clean using Tile Doctor Neutral Tile Cleaner and then left to dry out overnight. The next day the tiles were sealed using a single coat of Tile Doctor Colour Grow and the followed up with give coats of Tile Doctor Seal & Go. Colour Grow is an impregnator that soaks into the pores of the tile protecting it from within and improving colour, where as Seal and Go adds a nice subtle sheen to the tiles. Both products are breathable which is an important feature with old floors that don’t have a damp proof membrane. For aftercare I recommended Neutral Tile Cleaner which is a gentle but effective tile cleaning product that won’t damage the sealer. Robert Voyce Hertfordshire TIle Doctor

The pictures below detail the renovation of Ceramic Tiled Shower Cubicleat a property in Bolton Upon Dearne South Yorkshire. I was called in as the homeowners dreaded using the shower due to the state of the tiles, grout and cubicle in general. As you can see from the photograph the grout was filthy, the silicone was mouldy, and the shower frame was caked in mouldy dirt. Over the years there had been a build-up of hard water and staining from products which leave a residue. They had used everyday cleaning products, but these had not been able to touch the problem as it had been left for too long. I discussed with the clients how Tile Doctor could help, and how we would be able to deep clean the shower area and replace the mouldy silicone. I was confident we could get the renovate the cubicle and get it looking like new again. They were happy to accept my price and we arranged a time to complete the job. It would certainly be far cheaper than ripping out the shower cubicle and replacing with new. Bolton Upon Dearne is a small village in the very middle of South Yorkshire, it is almost the same distance away from the centres of Barnsley, Rotherham and Doncaster. It has a rich history of coal mining but like many pit villages it has suffered since the pit closures of the 80’s and 90’s. To start the shower was treated with Tile Doctor Oxy Gel, being a gel this product sticks well to the vertical surfaces giving it time to break down grease and grime, you’ll see from the picture just how much dirt was released. This was followed with a strong dilution of Tile Doctor Duo Clean which is great for restoring lighter coloured grout back to its original state as well as removing mould. After scrubbing the soiled water was easily drained away using the shower hose. The transformation was amazing, the area already looked so much more inviting! Next the old silicone that had gone mouldy was removed with a sharp knife, this is a slow work as you have avoid damaging the tile or the shower tray. Additionally, a clean and dry surface is required for the new silicone to adhere well. The tiles were Ceramic which are given a glazed surface during manufacture, so they don’t need a specialist sealant like natural stone. However, the surface of grout is cementous and attracts dirt easily so the whole shower wall was sealed using a can of Tile Doctor Wall and Grout Sealer. This gives a layer which will protect the tiles and grout and will ensure the tiles are easier to keep clean. For everyday cleaning I recommended they use Tile Doctor Aqua-Pro which is an effective, yet pH neutral tile and grout cleaner designed for everyday use in Bathrooms and Kitchens. The formula eliminates soap scum build-up and hard water deposits and its neutral formula won’t prematurely degrade the sealer. Used regularly this will prevent the build-up they had previously experienced and will keep the tiles looking good for some time to come.
