Through a little detective work and some creative ingenuity, we restored and enhanced the exterior to it’s former glory and transformed the interior to a highly efficient and functional home all the while uplifting its quaint cottage charm. On the exterior, we recreated a wonderful, airy front porch with cozy bench seats that look out to the water. The white cedar shingle siding is pre-bleached with a subtle flair at the bottom and a delicate break at mid-elevation. The asphalt shingles are not only beautifully matched with the siding, but offer superior reflective qualities to dissipate the heat of the summer sun. On the interior, we joined the front seasonal porch with the family room to form a larger, open living and dining space with paneled walls and ceilings anchored by the original round stone fireplace. In the rear, we carefully crafted a galley kitchen and laundry space with an adjacent first floor master suite. The diminutive house and property posed multiple practical and regulatory challenges which were overcome by a strong team effort, due diligence, and a commitment to the process. John R. Photo by Jody Dole This charming farmhouse sits atop a grassy hill overlooking a serene Connecticut River Estuary. The new design reformulated the first floor plan making it much more functional and visually exciting. It encompassed the reorganization of multiple spaces including the Mudroom, Kitchen, Dining Room, Family Room, Sun Room, Laundry, Bathroom, and Master Closet. The design also added, deleted, and relocated windows and French doors to greatly enhance exterior views, draw in more natural light, and seamlessly upgrade the articulation of exterior elevations. Improvements to the plumbing and mechanical systems were also made. The overall feeling is both sophisticated and yet very much down to earth. John R. Our clients have lived in this suburban custom home for 25 years. It was built in the early 90s. They love the home and location. It’s their forever home. We were hired to reimagine the space, design, specify, and manage the project renovation and trades. We designed the entry, kitchen, and family room, and it took us eight weeks to complete the project. The house is located on a gently sloping site surrounded by woods and meadows. The kitchen features grey lower cabinetry and white upper cabinetry with a subtle, rounded board and batten backsplash. The dining area features a large picture window flanked by double hungs that look out over the meadow. The upstairs bathroom shares a tub/shower with another bathroom in Jack-n-Jill fashion. REGIONAL + URBAN DESIGN: Certificate of Merit PROJECT: McKees Rocks Chartiers Avenue Streetscape CLIENT: McKees Rocks CDC ARCHITECTURE FIRM: LGA Partners, LP ENGINEERS: Keystone Structural Engineers; Trans Associates DESCRIPTION: The original Urban Renewal Plan for McKees Rocks in the 1970s prioritized the automobile over the pedestrian, resulting in the disengagement between the pedestrian and the downtown district. This new streetscape plan for the district deemphasizes the automobile traffic, giving a more balanced approach to multiple modes of transportation, returning two-way traffic to the main thoroughfare, narrowing streets, and widening sidewalks where possible. JURY COMMENTS: The opportunity for the same team to revisit their own project 40 years later is rare and this solution shows how the goals, perceptions, and expectations of society change. The current response is well researched and intended to be realized with meticulous detail at the pedestrian scale. This project seems to place a high level of focus on the basic precepts of urban design that are user-based and that will have a tangible effect with an already existing space that needs some reinvigoration as it has matured.

DESIGN + INNOVATION: Award of Excellence and GREEN DESIGN CITATION PROJECT: RE_VIEW CLIENT: CMU School of Architecture, CMU BxA Staff, Bloomfield Garfield Corporation ARCHITECTURE FIRM: Urban Design Build Studio DESCRIPTION: Due to three major factors – vacancy, view, and affordability – Pittsburgh’s housing situation is ripe with the opportunity to leverage privileged views and increase thermal performance. The RE_VIEW wall system was designed to create expansive views, improve energy efficiency, and bring aesthetic features that all add to the market value of a home while being easily replicable. Features such as prefabricated modules, high density insulation, and an in-depth understanding of construction and installation methods were all considered to evaluate the effectiveness of the RE_VIEW system. JURY COMMENTS: The jury appreciated how the project encompasses urban analysis, architectural detail, sustainability, and also, ideas about fabrication while tying them together in a convincing way. This purposeful innovation to makes existing houses more useable and livable. The jury also awarded the Green Design Citation to the project because it can repurpose and bring new value to existing housing, offering an alternative to demolition and replacement.

PHOTOGRAPHER: Annie O’Neill Photography DESCRIPTION: The Eden Hall Campus’ stormwater and wastewater management systems employ a number of proven strategies and technologies in combination and with a unique decentralized approach. A “treat it where it falls” approach utilizes a series of rain gardens around the site to manage small drainage areas while roof runoff is directed to a 50,000 gallon retention tank and is repurposed for site irrigation needs. The wastewater treatment system includes individual building primary treatment tanks and two sub-surface constructed wetland cells. Site design and landscape not only performs a functional purpose for stormwater and wastewater but also provides an aesthetic bridge between the architecture and the site. JURY COMMENTS: This building reminds us of the importance of water, and also basic and natural technologies that are highly effective. The complete built project functions as an efficient machine while never giving the appearance of being a machine. As a first phase of a proposed new campus, the standards are already set impressively high.
