The existence of the gas line caused us to alter the shape and depth of the bioswale in some areas. We also inspected the existing downspouts to make sure there were no obstructions that would impede the system’s efficiency, and then conducted a test pit dig to make sure we had sufficient percolation rates for disposal of storm water. To effectively capture the storm water runoff, the existing downspouts were piped from the main house and the large detached garage to a large catch basin located at the low point in the driveway. The driveway catch basin contains two outlet pipes at different elevations within the basin allowing water from smaller rain events to enter the bioswale and rain garden area to percolate into the soil before excess water overflows into a sediment trap which filters out any debris and is then piped to an underground StormTech® pit to slowly percolate into the ground. The other outlet pipe in the driveway catch basin is used for larger storm water events, taking the water directly to the StormTech® pit. Accepting and slowing the velocity of the storm water, mitigation of erosion, and filtering out pollutants contained in the “first flush” of rainfall are the primary functions of the bioswale and rain garden. Planting these areas with mostly native plant species helps carry out these functions while attracting and providing shelter for wildlife. The ‘Niobe’ weeping willow is the centerpiece of the rain garden, connecting with the axis of the existing formal garden. To screen the neighboring property we chose Chamaecyparis nootkatensis ‘Pendula’ for its graceful evergreen habit and tolerance of wet sites. ‘Ivory Halo’ dogwood and Panicum ‘Cloud Nine’ were used for screening as well as winter interest. To provide deciduous structure to the garden Taxodium distichum and Magnolia virginiana were used in conjunction with witch hazel. Mostly native wetland perennials were used due to their tolerance of wet conditions and occasional drought. The area above the StormTech® pit provides space for the client’s family to relax. When we first visited the property, I was struck by the potential for a beautiful mountain view that was currently cut off by a low ceiling height in the main living area. Raising the roof of the main living area became the largest gesture in our scope of work. The former chopped-up side entry and tiny kitchen were combined to make a long, generous kitchen and built-in banquette. The original rhombus-shaped pool was kept, restored and lined with Ann Sacks tiles. In the center of the action, we conceived a large floating desk surface suspended from a black metal screen to define the space and allow filtered light and views to pass between. The clients were drawn to clean lines, pared-down details and highly disciplined palettes of white, grey and matte black. We generally opted for deep, muted colors balanced with crisp white, adding textures to create patterns with the shifting daylight throughout the house. As a result of our findings and at the request of the homeowner, we designed a storm water management system to capture all storm water from the structures on the property and regenerate the underground aquifers for the volume of a 5.8” rainstorm. In addition to the new drain system, the homeowners wanted a rain garden to provide a backdrop for an existing formal garden, provide a habitat for wildlife, and provide screening from an adjacent neighbor. Throughout the design process many challenges were presented, including an existing gas line, which ran directly through the area that best suited the bioswale. The existence of the gas line caused us to alter the shape and depth of the bioswale in some areas. We also inspected the existing downspouts to make sure there were no obstructions that would impede the system’s efficiency, and then conducted a test pit dig to make sure we had sufficient percolation rates for disposal of storm water. To effectively capture the storm water runoff, the existing downspouts were piped from the main house and the large detached garage to a large catch basin located at the low point in the driveway. The driveway catch basin contains two outlet pipes at different elevations within the basin allowing water from smaller rain events to enter the bioswale and rain garden area to percolate into the soil before excess water overflows into a sediment trap which filters out any debris and is then piped to an underground StormTech® pit to slowly percolate into the ground. The other outlet pipe in the driveway catch basin is used for larger storm water events, taking the water directly to the StormTech® pit. Accepting and slowing the velocity of the storm water, mitigation of erosion, and filtering out pollutants contained in the “first flush” of rainfall are the primary functions of the bioswale and rain garden. Planting these areas with mostly native plant species helps carry out these functions while attracting and providing shelter for wildlife. The ‘Niobe’ weeping willow is the centerpiece of the rain garden, connecting with the axis of the existing formal garden. To screen the neighboring property we chose Chamaecyparis nootkatensis ‘Pendula’ for its graceful evergreen habit and tolerance of wet sites. ‘Ivory Halo’ dogwood and Panicum ‘Cloud Nine’ were used for screening as well as winter interest. To provide deciduous structure to the garden Taxodium distichum and Magnolia virginiana were used in conjunction with witch hazel. Mostly native wetland perennials were used due to their tolerance of wet conditions and occasional drought. The area above the StormTech® pit provides space for the client’s family to relax. Eichler homes were originally built using modest, cost-effective materials to make modern architecture accessible to the growing mid-century middle class. While iconic, elements like laminate countertops, particle board cabinetry, and vinyl composition tile flooring haven’t stood the test of time. We carefully replaced these with more durable, high-quality alternatives—granite countertops, maple-ply cabinets, and luxury vinyl tile—ensuring the home remains true to its spirit while standing strong for decades to come. Situated along a narrow lot in Germantown, New York, the cottage completes a cluster of existing buildings, forming an intimate courtyard on one side. Captivating Guest Cottage Design Enhances the Senses with Steel Effect Folding Patio Doors The modern ADU design started with the site itself. Positioned between residential and commercial neighbors, the elongated property required a careful balance of privacy and openness. Architect Lauren Cawse approached the layout by redefining the existing house and garage as the east and west sides of an outdoor room, with the new cottage forming its southern boundary. This arrangement created a clear courtyard near the main residence while directing the 800-square-foot guest house toward the open meadow and the distant Catskill Mountains. “The unique character of the site and its history inspired the architectural direction,” says Cawse. “The intent was to create a secondary structure in the compound in clear contrast to the modern farmhouse style of the house and garage.” A Barn-Inspired Exterior Adds Visual Flair The exterior envelope evokes a traditional barn with a simple gable shape, weathered wood siding, cedar shingles, and a foundation veneer made of local fieldstone. A large sliding barn door adds a complementary feature to the courtyard-facing side, creating a dynamic opening that maintains uninterrupted views through the cottage to the meadow beyond. Color is introduced through the framed glass views on all sides of the structure. Reclaimed timber collar ties span the ceiling overhead, while stone surfaces and naturally patinated metal accents add quiet texture throughout. Custom hand-painted Delft tiles along the kitchen backsplash add personal detail, and terra cotta flooring in the bathroom brings warmth and old-world charm. Soaring ceilings and abundant daylight create a peaceful play of light and shadow, shifting subtly with the seasons and emphasizing the cottage’s connection to the natural landscape outside. Sleek Steel Effect Folding Patio Doors Elevate the Modern ADU Design Aesthetic Three customized steel effect folding patio doors define the living space, each aligned to respond to a different edge of the site. The largest, spanning nearly 20 feet wide and just under eight feet tall, opens directly onto the stone patio, allowing the main gathering area to extend fully into the landscape. Along the side of the living room, a smaller 10-foot-wide system introduces more light and ventilation, nearly creating an open corner condition if not for the structural post that supports the façade and roofline. At the rear, a fourth ten-foot-wide system features a French door swing panel configuration that opens toward the courtyard, strengthening the design connection to the main residence. Creating an efficient living space was a primary goal. To achieve this, the design included Timber HP-insulated walls and floors with a heat pump system for effective heating and cooling. Indoor-Outdoor Living Spaces for Relaxing and Entertaining In-house landscape designer Liz Pulver worked closely with the team to conceive open-air spaces that enhanced the connection between inside and outside. To the south end of the lot, the landscape transitions into an “enhanced meadow,” allowing the cottage to feel embedded within the surrounding fields rather than set apart from them. A circular pool was designed to mimic a natural pond with a modest footprint. Around it, a minimalist fence and sunken stone ha-ha wall offer discreet safety for young children. Limited space due to existing infrastructure and zoning setbacks left only a small footprint for the swimming pool, prompting the designer to propose a circular form that maximized the usable swimming area. “We felt that the perfect way to integrate a pool into the property and to honor the landscape would be to treat the pool as a piece of art itself,” says Pulver. “The result is a beautiful round pool that serves as both a functional retreat and a sculptural moment.” Final Thoughts: A Barn-Inspired Design for Contemporary Living This modern ADU design skillfully combines modern features with the enduring charm of traditional barns. This is a 50'' Orton Style Rumford Fireplace at my home in Oxford,CT. A Rumford Firplace is made with either a straight rear wall or a slanted one. The slanted ones are the better heaters and I just proved "the more efficient" as they do not have a bigger throat area than the straight variety. The book "The Forgotten Art of Building a Good Fireplace" written bu Vrest Orton in the late 60's descibes the slanted variety well and that is where they picked up the name. He did not invent them rather he wrote of what he witnessed as being nice enjoyable good heating Rumfords . It uses my self made damper and burns all winter long with the damper blade at only a 1-3/4'''' gap opening. This represents a throat area to fireplace opening area of 1 to 30 a achievement that recently left the top authority on Rumford Fireplaces in awe and disbelief as his straight backed Rumfords only get to a 1:20 ratio. Although he remained skeptical and wanting more explicit videos and refusing to sign a nondisclosure agreement, he wanted to know if I could do the same with his chosen styled Rumfords. With a large or small fire the damper stays fixed. Weather is a non issue, even foggy drizzly nights do not effect this fireplace. There are videos at FCasini on You Tube showing the 50'' burning along with my basement 36'' Orton which I did experimenting last winter . The basement [never used before] has no face, so I affixed a steel panel on it to see if it could burn at the same ratio as my 50'' which uses my self made 30 year old damper. Iinstead it has a custom vestal damper which I cut the front off as I occasionally do when the budget is limited. It burned good at a 1 to 26 ratio which is way above the 1/17 that Straight Back Rumfords normally do although their very best is 1/20 ..both of which depend on the use of the highly suggested Tee Pee Fire which will assist any fireplace in smoke evacuation due to solely emitting the smoke form the high end of the standing logs! Both of my fireplaces certainly can use this style fire but I enjoy the horizontal log cabin style because of the easy loading and longer lasting fire per load. This winter I am going to affix a glass panel to get a good look at the throat and inner breast chamber while the fireplace is burning. This will be done in my third [ also un faced like the basement] Rumford. This one uses an outside chimney that is about 18' tall, much shorter than the other two and not as warm an environment being the other two are interior chimneys. I am anxious to see if it will compete with a lesser draft ? I have been searching the patent data base and to date there is nothing close to even resemble the way I get these slanted fireplaces to pass the smoke through such a ridiculously thin throat which I call "The Gates Of Hell". The prototype is complete and installed into this fireplace which is in it's second year of performance testing and doing better than I expected, in fact before installing it last week I cleaned the throat and chimney and damper blade which hasn't been done in 6 years. This did help the performance a lot as the passage is so thin any build up greatly slows it down from the added viscosity ie flow drag. For those that don't understand the benefit of a 1:30 ratio it is half the loss of heated air up the chimney and results in a 50% increase in heat efficiency. This equals a 100% enjoyment factor for anyone whom takes fireplace burning seriously like have done and do for the past 30 years! The house doesn't get sucked cold!

By Joseph Pubillones (DailyHerald.com http://www.dailyherald.com/article/20140913/entlife/140919600) From time to time, someone will corner me and confess to me that they are depressed; they whisper that they believe their decorating is making them sick. They tell me that their interiors are not to their liking because of choices made by their spouse, their designer, or because of their own misguided attempts at decorating. Is it possible for their environment to make them feel sick? Yes (as I think about it), it is possible for design to alter moods. In the mid-1950s, Norbett Mintz, a researcher at Brandeis University, and his mentor, the renowned psychologist Abraham Maslow, decided to conduct research about the effects of "beauty" on behavior. Mintz had already conducted experiments about the effects of color on human behavior and concluded that color selection has a palpable effect on personal behavior. A room's design can have an impact on your mood. Mismatched colors or an overstuffed room can affect your ability to relax and feel comfortable. In their experiment about beauty, they designed three rooms. The first was "the ugly room", replete with clashing colors and patterns, disorganization and too much furniture for the size of the space. The second was "the average room", arranged with a monochromatic scheme, basic furniture pieces and subtly colored nondescript art. The third was "the beautiful room", decorated with quality case-goods, and fashionable fabrics and colors. Overwhelmingly, the test group rejected "the ugly room". "The average room" and "the beautiful room" were tied as the preferred room. When asked to describe the rooms, the test group was best able to describe "the beautiful room". As a designer, this is not news to me. There are rooms, especially those that I like, that I can describe with remarkable detail. Although our notion of what is beautiful varies from person to person, it can be said that beautiful design is more memorable. We can deduce that each person prefers the beautiful. From the time we are born, there are foods that are preferred -- some love sweets; others prefer more savory flavors. Over time, our taste buds evolve, and what was once a favorite food can become insipid or nauseating. The same is true for interior design. Over time, everyone develops preferences about what makes us feel comfortable and at home. When I hear that someone's home is depressing, I am concerned. I suggest immediate action to change what is most bothersome. If it is wall color: a painting party is overdue. If it is furniture: I ask them to consider new upholstery; a new furniture arrangement; or substituting new pieces for those that offend. And for those too timid or dismayed to tackle their problems head-on and alone, I suggest hiring a professional interior designer. I say, that is why you hired a professional designer. There are many situations that warrant the hiring a professional interior designer. In addition to achieving that WOW factor, a professional interior designer will save their clients’ money in many ways, most importantly the avoidance of costly mistakes. Before my initial meeting with a new client, I ask them to spend some time making a list of their needs as well as any pictures they saved of items or rooms they like. Upon our first meeting, I take photos and measurements. Together,we then develop a detailed itemized list covering all areas of concern. The next step is to draw up and present a floor plan. Depending on the type of project this could include floor plans and furniture placement as well as construction and lighting if needed. Once the plan is approved appropriate furnishings and finishes are selected. This can be fun - and exhausting as well. I often present my clients with many samples from which to choose. After the furniture choices, I develop a comprehensive budget itemizing all purchases. I also may call on several of the contractors I work with such as electricians, plumbers, cabinet wholesalers and cabinet makers, painters, as well as drapery workrooms and installers. It has taken many years to compile trusted associates, which is an important part of being a good designer. Lead times for good furniture and furnishings can take from 6-12 weeks depending on availability. This extra time gives sufficient time to finish the required preparatory work, and allows clients time to dispose of old furniture.
