If you're looking for a general contractor to give a blank check to, then look no further than TMB. You'll be paying for their slick website and marketing materials. I initially retained TMB to build a new house based on what was supposed to be a good-faith estimate from the firm. After paying TMB a non-refundable $9k fee for "consulting," TMB came back to me with a contract price that was 25% higher than the estimate. Although there were some changes in the plans that increased the costs, those changes did not come anywhere close to explaining the huge price difference. My architect said he had never seen anything like this with any of his other projects and builders he's worked with. It was apparent that TMB could not get a handle on its subcontractors' costs, nor did TMB seem to be interested in the least bit with such concerns. TMB also gave me a ridiculous quote for hydronic radiant heating that was double the average cost for the type of system I was looking for. To top things off: (1) the plumbing subcontractor that TMB arranged to prepare my property for demolition retained a sub-subcontractor who broke into the house on my property and left it in such a state that caused the police to come investigate, and for which TMB never even bothered to apologize for or explain; (2) the plumbing subcontractor marked up its cost for the work by about 100%; and (3) TMB then marked up the plumbing subcontractor's cost by about another 75% by tacking on a bunch of bogus charges. I have never encountered a firm with such poor ethics and disregard for costs. Needless to say, I fired TMB and selected another general contractor for my project.

Working with Darren and everyone at Think Make Build was a pleasure. Ours was a big project with a number of surprises along the way because it is an old house. Darren and our project manager were to top of everything, kept us up to date at all times, addressed concerns that we had, and really listened to us, which I appreciated very much. They were also great about communicating with our architect and working through details of each part of the project before jumping in. Everyone worked very hard to stick to the schedule and to get our family of five back into our house as soon as possible. And Darren was really great about actually finishing up every detail of the project--no items left dangling on the punchlist for months. He also followed up to make sure everything was working as it should and that we were happy with the project. For the couple of things that didn't turn out as promised, Darren quickly made it right and made sure we were happy with the product and the price. I highly recommend Think Make Build!
