We designed this space for a family that desired a beautiful dining room to complete their home decor. The rustic dining table reveals their casual warmth and at the same time the double crystal chandeliers uncover their refined taste for a touch of elegance. The main residence and guest house contain 4,850 sq ft of habitable space plus a two car garage. The palette of materials accentuates rich, natural materials including Montana moss rock, cedar siding, stained concrete floors; cherry doors and flooring; a cor-ten steel roof and custom steel fabrications. Amenities include a steam shower, whirlpool jet bathtub, a photographic darkroom, custom cherry casework, motorized roller shades at the first floor living area, professional grade kitchen appliances, an exterior kitchen, extensive exterior concrete terraces with a stainless steel propane fire pit. Dusty Waldrop of Waldrop Builders engaged Kinney & Associates to design a semi-modern 4000-square foot speculative reside-nce that is in the Verano neighborhood of Barton Creek. The program included three bedrooms in the main house (one doubling as an office) each with their own bathrooms, a Living Room, and a Family Room adjacent the Kitchen, as well as Dining Rooms. The developer also wanted a separate Guest Quarters located adjacent an Outdoor Living area and the pool. One design feature of the residence was the custom-cut limestone facade comprised of large 24" x 12" precisely cut stones arranged in a running bond pattern. This gives the facade a very modern yet warm feel. The other exterior materials chosen for the house were wood and stucco, which complement the stone dramatically.

As a part of our process, we helped with sorting and purging of items they did not want in their new home, selling, donating, or recycling the removed items. We then engaged in space planning, product selection and product purchasing. We handled all installation of the products we recommended, and continue to work with this family today to help maintain their space as they go through transitions as a family. This contemporary California kitchen combines elements of modern farmhouse modern Spanish which creates a warm and inviting feel throughout the space. A tasteful combination of white and black are balanced with warmer wood and brass tones, engaging just the right amount of glam. The striking white marble, hand painted back splash, and warm natural wood ceiling beams add a touch of organic luxury. The custom cabinet hutch is modern and elegant with its black doors, wood interior, and brass mesh door panels.

Nestled in the hills of Orinda, California, this 1951 residence is one of only seven extant homes, now known as “The Magnificent Seven”, designed by architect Olof Dahlstrand, a protégé of Frank Lloyd Wright. With its low-slung rooflines, natural materials, and deep integration with the sloping landscape, the home is a pristine example of mid-century modern design inspired by Wright’s organic principles. Over the years, prior homeowners have emphasized preservation, ensuring that the house remained relatively untouched. Each owner has respected the original architecture and stayed true to Dahlstrand’s intent. When a family of five—two college-aged sons and a middle school-aged daughter—acquired the property, they were captivated by its history, legacy of care, and architectural significance. While they appreciated Dahlstrand’s original vision, they also recognized the need to adapt the home for contemporary living while preserving its design integrity. The remodel was conceived as a thoughtful response to the past—an effort to bring the house into the 21st century without compromising its soul. The primary mandate was to maintain architectural continuity while improving the functionality, comfort, and livability for a modern family. The design team—architects and contractor alike—worked with a shared reverence for the original architecture, allowing that mindset to guide even the most technical or pragmatic decisions. A key objective was to increase natural light in the kitchen—a departure from Wrightian principles of enclosed, intimate cooking spaces—while maintaining the home’s architectural language. The kitchen was reconfigured to foster a stronger connection to adjacent living spaces while retaining the underlying concept of spatial separation. One of the most transformative architectural changes was the removal of a ridge beam that was originally planned to remain visible through the kitchen. During construction, the team collaborated on a better solution: a wide-flanged steel beam concealed within the roof envelope. This subtle move preserved the clean lines and ceiling continuity, a modern update carried out with utmost respect for the existing framework. The home’s original powder room, previously accessible only through the kitchen, was relocated for better flow and privacy. A new powder room was carved out of former kitchen cabinetry—a narrow, interior space that could have felt dark and enclosed. To avoid this, the design extended the line of original transom windows into the new powder room and added a skylight above the vanity. The result is a bright and airy space that feels consistent with the rest of the home. Other updates included the installation of new solid-core interior doors with veneers carefully matched to the original mahogany, enhancing the continuity of the interiors. Even smaller decisions, such as placing the door knobs at 42 inches high, mirrored the original proportions. Every choice reflected a shared belief between the architect, contractor, and client: that new work should serve the integrity of the old. The home’s extensive interior redwood millwork and paneling was meticulously restored. Where new materials were introduced—such as the replacement redwood soffit paneling—the contractor took pains to find finish nails that matched the original, rather than using modern equivalents. This level of craftsmanship and collaboration defined the project. It extended even to the detailing of a blind door to the new powder room, which had to disappear into the existing redwood board-and-batten wall. It was a team effort: the owner found a suitable handle, the architects devised the custom in-swing mechanism, and the contractor executed it so the door aligned precisely with the battens. Throughout, the homeowners were deeply engaged in the design process. One, a meticulous design enthusiast, focused on aesthetic integrity and historic detail. The other brought a practical and function-driven perspective, ensuring that new fixtures and materials would be durable and require minimal maintenance. While the home’s location posed no major site challenges, sustainability was a key concern. The team upgraded the roof insulation, installed solar panels with battery storage, and added ductless mini-split cooling systems. Lighting was another area where modern technology was woven into a historic framework: new square LED fixtures echo the original custom perimeter soffit lights, maintaining the design language while offering advanced performance. A planned expansion of a bedroom into suite with a bathroom had to be shelved due to budget constraints and the high cost of below-grade foundation work. Still, the team focused their efforts on making the most of the existing footprint, resolving constraints through design ingenuity rather than adding square footage. This renovation represents a collaborative achievement in preserving and evolving a historically significant home. Every decision was shaped by a shared ethos among clients, architects, and contractor: to maintain the home’s architectural soul while updating it for contemporary life. The result is a timeless modernist residence that continues Olof Dahlstrand’s legacy, remaining grounded in nature, craftsmanship, and human-scale design. LUMI Shopping Mall Installation. Featuring two fixed and two swing doors with lock. Here’s the breakdown: - One swing door can be locked in place, allowing the other to close and lock against it. - The setup includes a functional handle with a lockset on one door, while the other has a matching dummy handle for symmetry. To make one of the swing doors "fixed," we installed top and bottom slide locks. These locks, cleverly integrated into the door frame, secure the door in place with pins that fit into drilled holes—one in the floor and one in the door jamb. When engaged, this door becomes stationary. A key design decision is selecting which swing door will be the “fixed” one during the planning stage, as this choice is permanent. The other door will then serve as the locking swing door. Additionally, the customer requested a stylish black panel insert at the bottom of the doors for a sleek, modern touch.

The more formal living room, known as the Southern gal's sitting room, is darling with its layers of color, velvet, brass and European pine. This corner of the French Retrohemian Chateau is approachable with a fun take on elegance. A baby grand piano sits in one corner for musical entertainment and family engagements. The blush pink ceiling and two french pocket doors enhance to the refined look.

Custom built in BBQ and patio cover we built with a wall mounted tv and lighting, goes well with the pool and space in this backyard great for parties and gatherings, finished just in time for the customer to thrown an engagement party!

This picture perfect destination retreat is uniquely situated above the town of Mosier and almost literally on the top edge of a dramatic basalt cliff. The clients’ commitment to minimal waste provided an opportunity for us to get creative, repurposing materials and implementing a number of eco-friendly touches. The design required several tricky elements, which our team was delighted to engage with, including the installation of stainless steel toe kicks under the cabinets and around the island to tie together the industrial accents throughout. Four pendant lights hang level with one another, mounted into an insulated, wood-paneled vaulted ceiling. We also installed accent lighting above the existing steel beams to cast a soft glow onto the wood ceiling. We coordinated with a cabinet maker to reface the existing cabinets with new cabinet doors, side panels and edge banding, and new full extension and soft close hardware. Tucked away, off the kitchen, is little nook, perfect for combing through recipes or tackling a little work while gazing out at the gardens. These cabinets were custom built to match the kitchen. We replaced the existing baseboards here and house-wide with a custom-milled slim profile base that complements the vertical grain fir finishes throughout the home.
