These homeowners are well known to our team as repeat clients and asked us to convert a dated deck overlooking their pool and the lake into an indoor/outdoor living space. A new footer foundation with tile floor was added to withstand the Indiana climate and to create an elegant aesthetic. The existing transom windows were raised and a collapsible glass wall with retractable screens was added to truly bring the outdoor space inside. Overhead heaters and ceiling fans now assist with climate control and a custom TV cabinet was built and installed utilizing motorized retractable hardware to hide the TV when not in use.
As the exterior project was concluding we additionally removed 2 interior walls and french doors to a room to be converted to a game room. We removed a storage space under the stairs leading to the upper floor and installed contemporary stair tread and cable handrail for an updated modern look. The first floor living space is now open and entertainer friendly with uninterrupted flow from inside to outside and is simply stunning.

This luxurious estate underwent an outdoor remodel to match the elegance of this Rancho Santa Fe home. New ground covers and low water use plantings are placed in an around the courtyard to enhance this formal entryway.

Enhancing the Classic Charm
The experts at Braen Supply were tasked with finding materials that would enhance the character and charm of this house, which was built in 1960. The homeowner was looking to give the older, existing walkway, driveway and patio a face lift that would bring it into the twenty first century.
In addition to redoing those areas, the homeowner added a large fire pit in the backyard, which is surrounded by pea gravel, where friends and family can sit and enjoy the fire on a cool night. Boulders were added to the landscaping bringing depth and texture to the flowerbeds.
The changes that were made to the home made a huge difference in the overall appearance of the house. It now has a modern look while still maintaining that classic charm feeling.

The Mazama house is located in the Methow Valley of Washington State, a secluded mountain valley on the eastern edge of the North Cascades, about 200 miles northeast of Seattle.
The house has been carefully placed in a copse of trees at the easterly end of a large meadow. Two major building volumes indicate the house organization. A grounded 2-story bedroom wing anchors a raised living pavilion that is lifted off the ground by a series of exposed steel columns. Seen from the access road, the large meadow in front of the house continues right under the main living space, making the living pavilion into a kind of bridge structure spanning over the meadow grass, with the house touching the ground lightly on six steel columns. The raised floor level provides enhanced views as well as keeping the main living level well above the 3-4 feet of winter snow accumulation that is typical for the upper Methow Valley.
To further emphasize the idea of lightness, the exposed wood structure of the living pavilion roof changes pitch along its length, so the roof warps upward at each end. The interior exposed wood beams appear like an unfolding fan as the roof pitch changes. The main interior bearing columns are steel with a tapered “V”-shape, recalling the lightness of a dancer.
The house reflects the continuing FINNE investigation into the idea of crafted modernism, with cast bronze inserts at the front door, variegated laser-cut steel railing panels, a curvilinear cast-glass kitchen counter, waterjet-cut aluminum light fixtures, and many custom furniture pieces. The house interior has been designed to be completely integral with the exterior. The living pavilion contains more than twelve pieces of custom furniture and lighting, creating a totality of the designed environment that recalls the idea of Gesamtkunstverk, as seen in the work of Josef Hoffman and the Viennese Secessionist movement in the early 20th century.
The house has been designed from the start as a sustainable structure, with 40% higher insulation values than required by code, radiant concrete slab heating, efficient natural ventilation, large amounts of natural lighting, water-conserving plumbing fixtures, and locally sourced materials. Windows have high-performance LowE insulated glazing and are equipped with concealed shades. A radiant hydronic heat system with exposed concrete floors allows lower operating temperatures and higher occupant comfort levels. The concrete slabs conserve heat and provide great warmth and comfort for the feet.
Deep roof overhangs, built-in shades and high operating clerestory windows are used to reduce heat gain in summer months. During the winter, the lower sun angle is able to penetrate into living spaces and passively warm the exposed concrete floor. Low VOC paints and stains have been used throughout the house. The high level of craft evident in the house reflects another key principle of sustainable design: build it well and make it last for many years!

Popular Scandinavian-style interiors blog 'These Four Walls' has collaborated with Kährs for a scandi-inspired, soft and minimalist living room makeover. Kährs worked with founder Abi Dare to find the perfect hard wearing and stylish floor to work alongside minimalist decor. Kährs' ultra matt 'Oak Sky' engineered wood floor design was the perfect fit.
"I was keen on the idea of pale Nordic oak and ordered all sorts of samples, but none seemed quite right – until a package arrived from Swedish brand Kährs, that is. As soon as I took a peek at ‘Oak Sky’ ultra matt lacquered boards I knew they were the right choice – light but not overly so, with a balance of ashen and warmer tones and a beautiful grain. It creates the light, Scandinavian vibe that I love, but it doesn’t look out of place in our Victorian house; it also works brilliantly with the grey walls. I also love the matte finish, which is very hard wearing but has
none of the shininess normally associated with lacquer" says Abi.
Oak Sky is the lightest oak design from the Kährs Lux collection of one-strip ultra matt lacquer floors. The semi-transparent white stain and light and dark contrasts in the wood makes the floor ideal for a scandi-chic inspired interior. The innovative surface treatment is non-reflective; enhancing the colour of the floor while giving it a silky, yet strong shield against wear and tear. Kährs' Lux collection won 'Best Flooring' at the House Beautiful Awards 2017.

This Master Bathroom was dated, dark, and in dire need of an overhaul. Our clients were inspired by a vacation home and wanted black and white basket-weave tile and tiled wainscoting. We used traditional plumbing fixtures, cabinets, and finishes that would complement the tile. We modernized the shower with dual shower heads, DTV, and teak seat. Detailed tile plans were executed to ensure the tile was impeccably installed throughout. This bath was further enhanced with added lighting and radiant heat flooring. This project is a whole home remodel that is being completed in 2 phases. The first phase included this bathroom remodel. The whole home will maintain the Mid Century styling. The cabinets are stained in Alder Wood. The countertop is Ceasarstone in Pure White. The shower features Kohler Purist Fixtures in Vibrant Modern Brushed Gold finish. The flooring is Large Hexagon Tile from Dal Tile. The decorative tile is Wayfair “Illica” ceramic. The lighting is Mid-Century pendent lights. The vanity is custom made with traditional mid-century tapered legs. The next phase of the project will be added once it is completed.

The first picture is the before. a 1990's shotgun home, ending with sliding glass doors and transom windows above. The after photo shows the results of the owner's wish to enhance the existing space, expand beyond the glass doors, to better frame the views of the Inter-coastal water way and marsh.
