The expansive balcony off this modern home allows residents to enjoy the beautiful ocean views. The deck is constructed of cumaru wood, with cable rail wrapped around it. A native, low-water-use plant palette is featured in the foreground.

The main goals of this project was to make it more usable and enjoyable for the owner, to reduce maintenance and to created a covered area for enjoyment year-round. This design also kept the family's new puppy in mind - fencing it in for safety and planting with careful consideration of plants that are safe for dogs. The winding pathway for humans is reminiscent of a stream bed and there is also a narrow perimeter fence specifically for the pup! Ben Park

Regan Baker Design was hired in conjunction with John Lum Architects to update this beautiful edwardian in the Castro, San Francisco. The couple who work for both Pixar and Apple, enjoy color, something that Regan Baker Design really enjoys as well. The kitchen, once closed off by a peninsula island, was removed to open to the living room creating a more open floor plan. Open shelves help open up the room as well, while also creating architecture and interest to a rather tall kitchen. Once an under stair closet, the guest bathroom's custom walnut vanity provides storage for every day necessities, while the tiled walls bring interest to a rather small white bathroom. One accent glass tile wall continues the splash of blue color palette throughout the house. Finish and fixture selections were paired with a few statement pieces including the oversized Flos pendant over the island, the Roche Bobois sofa in multi-color and the client's existing teal round slipper chair, purchased from the ever famed Judge Judy. The nursery, designed around the client's grandmother's croched character stuffed animals and the ever so cute cloud smiley face rug, was completed just in time before the birth of their daughter. Our customer came to us with a bit of an issue.. a small backyard and big dreams. Guess what? Clear Tech took on the challenge and created a space that was enjoyable. We started from grass and turned the space into a relaxing pool area. We completed the look with outdoor furniture that brought the whole project together. Our customer is so excited to enjoy their new and useable outdoor living space.

When I came to this property not only was the landscape a scrappy mess the property also had some very real grading and drainage issues that were jeopardizing the safety of this house. As recent transplants from New Jerseys to Southern California these clients were in awe of all the plants they were seeing in their neighborhood. Living on the water at the Ventura harbor they wanted to be able to take full advantage or the outdoor lifestyle and cool ocean breeze. Being environmentally conscious citizens, these clients were very concerned that their garden was designed with sustainability as a leading factor. As they said in our initial consultation, “Would want or garden be part of the solution not part of the problem.” This property is the last house on the bottom of a gently sloping street. All the water from the neighbor’s houses drain onto this property. When I came into this project the back yard sloped into the house. When it would rain the water would pool up against the house causing water damage. To address the drainage we employed several tactics. Firstly, we had to invert the slope in the back yard so that water would not pool against the house. We created a very minor slope going away from the house so that water drains away but so the patio area feels flat. The back of the back yard had an existing retaining wall made out of shabby looking slump stone. In front of that retaining wall we created a beautiful natural stone retaining wall. This retain wall severs many purposes. One it works as a place to put some of the soil removed from the grading giving this project a smaller carbon foot print (moving soil of a site burns a lot of fossil fuel). The retaining wall also helps obscure the shabby existing retaining wall and allows for planting space above the footing from the existing retaining wall. The soil behind the ne retaining wall is slightly lower than the top of the wall so that when the run on water on from the neighbor’s property flows it is slowed down and absorbed before it has a chance to get near the house. Finally, the wall is at a height designed to serve as overflow seating as these clients intend to have occasional large parties and gatherings. Other efforts made to help keep the house safe and dry are that we used permeable paving. With the hardscape being comprised of flag stone with gravel in-between water has a chance to soak into the ground so it does not flow into spots where it will pool up. The final element to help keep the house dry is the addition of infiltration swales. Infiltration swales are depressions in the landscape that capture rain water. The down spouts on the sides of the houses are connected to pipe that goes under the ground and conveys the water to the swales. In this project it helps move rain water away from the house. In general, these Infiltration swales are a powerful element in creating sustainable landscapes. These swales capture pollutants that accumulate on the roof and in the landscape. Biology in the soil in the swales can break down these pollutants. When run of watered is not captured by soil on a property the dirty water flows into water ways and then the ocean were the biology that breaks down the pollutants is not as prolific. This is particularly important in this project as it drains directly into the harbor. The water that is absorbed in to the swales can replenish aquafers as well as increasing the water available to the plants planted in that area recusing the amount of water that is needed from irrigation. When it came to the planting we went with a California friendly tropical theme. Using lots of succulents and plants with colorful foliage we created vibrant lush landscape that will have year around color. We planted densely (the images in the picture were taken only a month after installation). Taller drought tolerant plants to help regulate the temperature and loss of water from the plants below them. The dense plantings will help keep the garden, the house and even the neighborhood cooler on hot days, will provide spaces for birds to enjoy and will create an illusion of depth in a somewhat narrow space. Today this garden is a space these homeowners can fully enjoy while having the peace of mind that their house is protected from flooding and they are helping the environment.

DOWNLOAD NOW   The Klimala’s and their three kids are no strangers to moving, this being their fifth house in the same town over the 20-year period they have lived there. “It must be the 7-year itch, because every seven years, we seem to find ourselves antsy for a new project or a new environment. I think part of it is being a designer, I see my own taste evolve and I want my environment to reflect that. Having easy access to wonderful tradesmen and a knowledge of the process makes it that much easier”. This time, Klimala’s fell in love with a somewhat unlikely candidate. The 1950’s ranch turned cape cod was a bit of a mutt, but it’s location 5 minutes from their design studio and backing up to the high school where their kids can roll out of bed and walk to school, coupled with the charm of its location on a private road and lush landscaping made it an appealing choice for them. “The bones of the house were really charming. It was typical 1,500 square foot ranch that at some point someone added a second floor to. Its sloped roofline and dormered bedrooms gave it some charm.” With the help of architect Maureen McHugh, Klimala’s gutted and reworked the layout to make the house work for them. An open concept kitchen and dining room allows for more frequent casual family dinners and dinner parties that linger. A dingy 3-season room off the back of the original house was insulated, given a vaulted ceiling with skylights and now opens up to the kitchen. This room now houses an 8’ raw edge white oak dining table and functions as an informal dining room. “One of the challenges with these mid-century homes is the 8’ ceilings. I had to have at least one room that had a higher ceiling so that’s how we did it” states Klimala. The kitchen features a 10’ island which houses a 5’0” Galley Sink. The Galley features two faucets, and double tiered rail system to which accessories such as cutting boards and stainless steel bowls can be added for ease of cooking. Across from the large sink is an induction cooktop. “My two teen daughters and I enjoy cooking, and the Galley and induction cooktop make it so easy.” A wall of tall cabinets features a full size refrigerator, freezer, double oven and built in coffeemaker. The area on the opposite end of the kitchen features a pantry with mirrored glass doors and a beverage center below. The rest of the first floor features an entry way, a living room with views to the front yard’s lush landscaping, a family room where the family hangs out to watch TV, a back entry from the garage with a laundry room and mudroom area, one of the home’s four bedrooms and a full bath. There is a double sided fireplace between the family room and living room. The home features pops of color from the living room’s peach grass cloth to purple painted wall in the family room. “I’m definitely a traditionalist at heart but because of the home’s Midcentury roots, I wanted to incorporate some of those elements into the furniture, lighting and accessories which also ended up being really fun. We are not formal people so I wanted a house that my kids would enjoy, have their friends over and feel comfortable.” The second floor houses the master bedroom suite, two of the kids’ bedrooms and a back room nicknamed “the library” because it has turned into a quiet get away area where the girls can study or take a break from the rest of the family. The area was originally unfinished attic, and because the home was short on closet space, this Jack and Jill area off the girls’ bedrooms houses two large walk-in closets and a small sitting area with a makeup vanity. “The girls really wanted to keep the exposed brick of the fireplace that runs up the through the space, so that’s what we did, and I think they feel like they are in their own little loft space in the city when they are up there” says Klimala. Challenge This 2001 riverfront home was purchased by the owners in 2015 and immediately renovated. Progressive Design Build was hired at that time to remodel the interior, with tentative plans to remodel their outdoor living space as a second phase design/build remodel. True to their word, after completing the interior remodel, this young family turned to Progressive Design Build in 2017 to address known zoning regulations and restrictions in their backyard and build an outdoor living space that was fit for entertaining and everyday use. The homeowners wanted a pool and spa, outdoor living room, kitchen, fireplace and covered patio. They also wanted to stay true to their home’s Old Florida style architecture while also adding a Jamaican influence to the ceiling detail, which held sentimental value to the homeowners who honeymooned in Jamaica. Solution To tackle the known zoning regulations and restrictions in the backyard, the homeowners researched and applied for a variance. With the variance in hand, Progressive Design Build sat down with the homeowners to review several design options. These options included: Option 1) Modifications to the original pool design, changing it to be longer and narrower and comply with an existing drainage easement Option 2) Two different layouts of the outdoor living area Option 3) Two different height elevations and options for the fire pit area Option 4) A proposed breezeway connecting the new area with the existing home After reviewing the options, the homeowners chose the design that placed the pool on the backside of the house and the outdoor living area on the west side of the home (Option 1). It was important to build a patio structure that could sustain a hurricane (a Southwest Florida necessity), and provide substantial sun protection. The new covered area was supported by structural columns and designed as an open-air porch (with no screens) to allow for an unimpeded view of the Caloosahatchee River. The open porch design also made the area feel larger, and the roof extension was built with substantial strength to survive severe weather conditions. The pool and spa were connected to the adjoining patio area, designed to flow seamlessly into the next. The pool deck was designed intentionally in a 3-color blend of concrete brick with freeform edge detail to mimic the natural river setting. Bringing the outdoors inside, the pool and fire pit were slightly elevated to create a small separation of space. Result All of the desirable amenities of a screened porch were built into an open porch, including electrical outlets, a ceiling fan/light kit, TV, audio speakers, and a fireplace. The outdoor living area was finished off with additional storage for cushions, ample lighting, an outdoor dining area, a smoker, a grill, a double-side burner, an under cabinet refrigerator, a major ventilation system, and water supply plumbing that delivers hot and cold water to the sinks. Because the porch is under a roof, we had the option to use classy woods that would give the structure a natural look and feel. We chose a dark cypress ceiling with a gloss finish, replicating the same detail that the homeowners experienced in Jamaica. This created a deep visceral and emotional reaction from the homeowners to their new backyard. The family now spends more time outdoors enjoying the sights, sounds and smells of nature. Their professional lives allow them to take a trip to paradise right in their backyard—stealing moments that reflect on the past, but are also enjoyed in the present.
