This Four Seasons System 8 Wood Victorian Conservatory in Boston turned a rarely used patio into one of the family’s favorite places to have some private relaxing time. Parents drink wine, entertain and laugh with friends and feel like they are on vacation while the kids are sleeping upstairs. The full foundation has storage below and a natural stone facade that blends into the landscape. The interior floor is an elegant rectangular tile that looks like wood grain. The furniture is overstuffed comfy and casual and the stone wall adds to the warmth of the space as you enter the sunroom.

Custom Design & ConstructionWe were excited when the homeowners of this project approached us to help them with their whole house remodel as this is a historic preservation project. The historical society has approved this remodel. As part of that distinction we had to honor the original look of the home; keeping the façade updated but intact. For example the doors and windows are new but they were made as replicas to the originals. The homeowners were relocating from the Inland Empire to be closer to their daughter and grandchildren. One of their requests was additional living space. In order to achieve this we added a second story to the home while ensuring that it was in character with the original structure. The interior of the home is all new. It features all new plumbing, electrical and HVAC. Although the home is a Spanish Revival the homeowners style on the interior of the home is very traditional. The project features a home gym as it is important to the homeowners to stay healthy and fit. The kitchen / great room was designed so that the homewoners could spend time with their daughter and her children. The home features two master bedroom suites. One is upstairs and the other one is down stairs. The homeowners prefer to use the downstairs version as they are not forced to use the stairs. They have left the upstairs master suite as a guest suite.

Exterior: Approved by the historical society as a Spanish Revival, the second story of this home was an addition. All of the windows and doors were replicated to match the original styling of the house. The roof is a combination of Gable and Hip and is made of red clay tile. The arched door and windows are typical of Spanish Revival. The home also features a Juliette Balcony and window.
Library / Living Room: The library offers Pocket Doors and custom bookcases.
Powder Room: This powder room has a black toilet and Herringbone travertine.
Kitchen: This kitchen was designed for someone who likes to cook! It features a Pot Filler, a peninsula and an island, a prep sink in the island, and cookbook storage on the end of the peninsula. The homeowners opted for a mix of stainless and paneled appliances. Although they have a formal dining room they wanted a casual breakfast area to enjoy informal meals with their grandchildren. The kitchen also utilizes a mix of recessed lighting and pendant lights. A wine refrigerator and outlets conveniently located on the island and around the backsplash are the modern updates that were important to the homeowners.
Master bath: The master bath enjoys both a soaking tub and a large shower with body sprayers and hand held. For privacy, the bidet was placed in a water closet next to the shower. There is plenty of counter space in this bathroom which even includes a makeup table.

Outside: Wanting to take advantage of southern California living the homeowners requested an outdoor kitchen complete with retractable awning. The fountain and lounging furniture keep it light.
Home gym: This gym comes completed with rubberized floor covering and dedicated bathroom. It also features its own HVAC system and wall mounted TV.

The brief for this modern coastal home was to create a place where the clients and their children and their families could gather to enjoy all the beauty of living in Southern California. Maximizing the lot was key to unlocking the potential of this property so the decision was made to excavate the entire property to allow natural light and ventilation to circulate through the lower level of the home.
A courtyard with a green wall and olive tree act as the lung for the building as the coastal breeze brings fresh air in and circulates out the old through the courtyard.
The concept for the home was to be living on a deck, so the large expanse of glass doors fold away to allow a seamless connection between the indoor and outdoors and feeling of being out on the deck is felt on the interior. A huge cantilevered beam in the roof allows for corner to completely disappear as the home looks to a beautiful ocean view and Dana Point harbor in the distance. All of the spaces throughout the home have a connection to the outdoors and this creates a light, bright and healthy environment.
Passive design principles were employed to ensure the building is as energy efficient as possible. Solar panels keep the building off the grid and and deep overhangs help in reducing the solar heat gains of the building. Ultimately this home has become a place that the families can all enjoy together as the grand kids create those memories of spending time at the beach.

Misiaszek Turpin pllcTo optimize the views of the lake and maximize natural ventilation this 8,600 square-foot woodland oasis accomplishes just that and more. A selection of local materials of varying scales for the exterior and interior finishes, complements the surrounding environment and boast a welcoming setting for all to enjoy. A perfect combination of skirl siding and hand dipped shingles unites the exterior palette and allows for the interior finishes of aged pine paneling and douglas fir trim to define the space.

Denver Design GroupThe master bathroom was refined with slight adjustments to the layout to allow for a generously sized shower and freestanding tub. The pebbled stone under the tub sets this portion of the bathroom apart to create a focal point beneath the stacked stone surrounded window. A perfect place to enjoy a soak while enjoying the view. Dual vanities provide plenty of storage without crowding the space and leaving the room feeling open and spacious. Custom mirrors complete the clean and bright appearance of the room.

The Klimala’s and their three kids are no strangers to moving, this being their fifth house in the same town over the 20-year period they have lived there. “It must be the 7-year itch, because every seven years, we seem to find ourselves antsy for a new project or a new environment. I think part of it is being a designer, I see my own taste evolve and I want my environment to reflect that. Having easy access to wonderful tradesmen and a knowledge of the process makes it that much easier”.
This time, Klimala’s fell in love with a somewhat unlikely candidate. The 1950’s ranch turned cape cod was a bit of a mutt, but it’s location 5 minutes from their design studio and backing up to the high school where their kids can roll out of bed and walk to school, coupled with the charm of its location on a private road and lush landscaping made it an appealing choice for them.
“The bones of the house were really charming. It was typical 1,500 square foot ranch that at some point someone added a second floor to. Its sloped roofline and dormered bedrooms gave it some charm.” With the help of architect Maureen McHugh, Klimala’s gutted and reworked the layout to make the house work for them. An open concept kitchen and dining room allows for more frequent casual family dinners and dinner parties that linger. A dingy 3-season room off the back of the original house was insulated, given a vaulted ceiling with skylights and now opens up to the kitchen. This room now houses an 8’ raw edge white oak dining table and functions as an informal dining room. “One of the challenges with these mid-century homes is the 8’ ceilings. I had to have at least one room that had a higher ceiling so that’s how we did it” states Klimala.
The kitchen features a 10’ island which houses a 5’0” Galley Sink. The Galley features two faucets, and double tiered rail system to which accessories such as cutting boards and stainless steel bowls can be added for ease of cooking. Across from the large sink is an induction cooktop. “My two teen daughters and I enjoy cooking, and the Galley and induction cooktop make it so easy.” A wall of tall cabinets features a full size refrigerator, freezer, double oven and built in coffeemaker. The area on the opposite end of the kitchen features a pantry with mirrored glass doors and a beverage center below.
The rest of the first floor features an entry way, a living room with views to the front yard’s lush landscaping, a family room where the family hangs out to watch TV, a back entry from the garage with a laundry room and mudroom area, one of the home’s four bedrooms and a full bath. There is a double sided fireplace between the family room and living room. The home features pops of color from the living room’s peach grass cloth to purple painted wall in the family room. “I’m definitely a traditionalist at heart but because of the home’s Midcentury roots, I wanted to incorporate some of those elements into the furniture, lighting and accessories which also ended up being really fun. We are not formal people so I wanted a house that my kids would enjoy, have their friends over and feel comfortable.”
The second floor houses the master bedroom suite, two of the kids’ bedrooms and a back room nicknamed “the library” because it has turned into a quiet get away area where the girls can study or take a break from the rest of the family. The area was originally unfinished attic, and because the home was short on closet space, this Jack and Jill area off the girls’ bedrooms houses two large walk-in closets and a small sitting area with a makeup vanity. “The girls really wanted to keep the exposed brick of the fireplace that runs up the through the space, so that’s what we did, and I think they feel like they are in their own little loft space in the city when they are up there” says Klimala.

TVL Creative Ltd.This project was such an incredible design opportunity, and instilled inspiration and excitement at every turn! Our amazing clients came to us with the challenge of converting their beloved family home into a welcoming haven for all members of the family. At the time that we met our clients, they were struggling with the difficult personal decision of the fate of the home. Their father/father-in-law had passed away and their mother/mother-in-law had recently been admitted into a nursing facility and was fighting Alzheimer’s. Resistant to loss of the home now that both parents were out of it, our clients purchased the home to keep in in the family. Despite their permanent home currently being in New Jersey, these clients dedicated themselves to keeping and revitalizing the house. We were moved by the story and became immediately passionate about bringing this dream to life.
The home was built by the parents of our clients and was only ever owned by them, making this a truly special space to the family. Our goal was to revitalize the home and to bring new energy into every room without losing the special characteristics that were original to the home when it was built. In this way, we were able to develop a house that maintains its own unique personality while offering a space of welcoming neutrality for all members of the family to enjoy over time.
The renovation touched every part of the home: the exterior, foyer, kitchen, living room, sun room, garage, six bedrooms, three bathrooms, the laundry room, and everything in between. The focus was to develop a style that carried consistently from space to space, but allowed for unique expression in the small details in every room.
Starting at the entry, we renovated the front door and entry point to offer more presence and to bring more of the mid-century vibe to the home’s exterior. We integrated a new modern front door, cedar shingle accents, new exterior paint, and gorgeous contemporary house numbers that really allow the home to stand out. Just inside the entry, we renovated the foyer to create a playful entry point worthy of attention. Cement look tile adorns the foyer floor, and we’ve added new lighting and upgraded the entry coat storage.
Upon entering the home, one will immediately be captivated by the stunning kitchen just off the entry. We transformed this space in just about every way. While the footprint of the home ultimately remained almost identical, the aesthetics were completely turned on their head. We re-worked the kitchen to maximize storage and to create an informal dining area that is great for casual hosting or morning coffee.
We removed the entry to the garage that was once in the informal dining, and created a peninsula in its place that offers a unique division between the kitchen/informal dining and the formal dining and living areas. The simple light warm light gray cabinetry offers a bit of traditional elegance, along with the marble backsplash and quartz countertops. We extended the original wood flooring into the kitchen and stained all floors to match for a warmth that truly resonates through all spaces. We upgraded appliances, added lighting everywhere, and finished the space with some gorgeous mid century furniture pieces.
In the formal dining and living room, we really focused on maintaining the original marble fireplace as a focal point. We cleaned the marble, repaired the mortar, and refinished the original fireplace screen to give a new sleek look in black. We then integrated a new gas insert for modern heating and painted the upper portion in a rich navy blue; an accent that is carried through the home consistently as a nod to our client’s love of the color.
The former entry into the old covered porch is now an elegant glass door leading to a stunning finished sunroom. This room was completely upgraded as well. We wrapped the entire space in cozy white shiplap to keep a casual feel with brightness. We tiled the floor with large format concrete look tile, and painted the old brick fireplace a bright white. We installed a new gas burning unit, and integrated transitional style lighting to bring warmth and elegance into the space. The new black-frame windows are adorned with decorative shades that feature hand-sketched bird prints, and we’ve created a dedicated garden-ware “nook” for our client who loves to work in the yard. The far end of this space is completed with two oversized chaise loungers and overhead lights…the most perfect little reading nook!
Just off the dining room, we created an entirely new space to the home: a mudroom. The clients lacked this space and desperately needed a landing spot upon entering the home from the garage. We uniquely planned existing space in the garage to utilize for this purpose, and were able to create a small but functional entry point without losing the ability to park cars in the garage. This new space features cement-look tile, gorgeous deep brown cabinetry, and plenty of storage for all the small items one might need to store while moving in and out of the home.
The remainder of the upstairs level includes massive renovations to the guest hall bathroom and guest bedroom, upstairs master bed/bath suite, and a third bedroom that we converted into a home office for the client.
Some of the largest transformations were made in the basement, where unfinished space and lack of light were converted into gloriously lit, cozy, finished spaces. Our first task was to convert the massive basement living room into the new master bedroom for our clients. We removed existing built-ins, created an entirely new walk-in closet, painted the old brick fireplace, installed a new gas unit, added carpet, introduced new lighting, replaced windows, and upgraded every part of the aesthetic appearance. One of the most incredible features of this space is the custom double sliding barn door made by a Denver artisan. This space is truly a retreat for our clients!
We also completely transformed the laundry room, back storage room, basement master bathroom, and two bedrooms.
This home’s massive scope and ever-evolving challenges were thrilling and exciting to work with, and the result is absolutely amazing. At the end of the day, this home offers a look and feel that the clients love. Above all, though, the clients feel the spirit of their family home and have a welcoming environment for all members of the family to enjoy for years to come.

This client had just finished a major remodel of their house in 2008 and were about to enjoy Christmas in their new home. At the time, Seattle was buried under several inches of snow (a rarity for us) and the entire region was paralyzed for a few days waiting for the thaw. Our client decided to take advantage of this opportunity and was in his driveway sledding when a neighbor rushed down the drive yelling that his house was on fire. Unfortunately, the house was already engulfed in flames. Equally unfortunate was the snowstorm and the delay it caused the fire department getting to the site. By the time they arrived, the house and contents were a total loss of more than $2.2 million.

Our role in the reconstruction of this home was two-fold. The first year of our involvement was spent working with a team of forensic contractors gutting the house, cleansing it of all particulate matter, and then helping our client negotiate his insurance settlement. Once we got over these hurdles, the design work and reconstruction started. Maintaining the existing shell, we reworked the interior room arrangement to create classic great room house with a contemporary twist. Both levels of the home were opened up to take advantage of the waterfront views and flood the interiors with natural light. On the lower level, rearrangement of the walls resulted in a tripling of the size of the family room while creating an additional sitting/game room. The upper level was arranged with living spaces bookended by the Master Bedroom at one end the kitchen at the other. The open Great Room and wrap around deck create a relaxed and sophisticated living and entertainment space that is accentuated by a high level of trim and tile detail on the interior and by custom metal railings and light fixtures on the exterior.
Westover Landscape DesignLike most growing families, this client wanted to lure everyone outside. And when the family went outdoors, they were hoping to find flamboyant color, delicious fragrance, freshly grilled food, fun play-spaces, and comfy entertaining areas waiting. Privacy was an imperative. Seems basic enough. But a heap of challenges stood in the way between what they were given upon arrival and the family's ultimate dreamscape.
Primary among the impediments was the fact that the house stands on a busy corner lot. Plus, the breakneck slope was definitely not playground-friendly. Fortunately, Westover Landscape Design rode to the rescue and literally leveled the playing field. Furthermore, flowing from space to space is a thoroughly enjoyable, ever-changing journey given the blossom-filled, year-around-splendiferous gardens that now hug the walkway and stretch out to the property lines. Soft evergreen hedges and billowing flowering shrubs muffle street noise, giving the garden within a sense of embrace. A fully functional (and frequently used) convenient outdoor kitchen/dining area/living room expand the house's floorplan into a relaxing, nature-infused on-site vacationland. Mission accomplished. With the addition of the stunning old-world stone fireplace and pergola, this amazing property is a welcome retreat for year round enjoyment. Mission accomplished.

McAdams Remodeling & DesignKirkland clients, Shayna and Anthony had a lovely home with a beautiful view of Lake Washington. However, the waterfront side of their home didn’t offer an ideal set-up to fully enjoy the magnificence that their lot provides. They desired more year-round use of their home in the form of an outdoor covered living room, along with more overall functionality from their outdoor spaces.
Their formal living area had a door to the outside that the couple never used. The McAdams Remodeling & Design team replaced the sliding door with a window that still offered plenty of natural light but enclosed the space providing more options for furniture placement. The room’s exterior stairs and landing were removed. The exterior siding was matched, and the new landscaping along with an arbor installed, was created in tandem during the remodel by a local landscape architecture firm, ensuring the change looked natural.
Past the seating around the gas firepit, a new large deck was constructed, half of which was covered, to replace the smaller, dated version. The metal railing was exchanged for a new composite one, and a new Dutch back door leading from the kitchen offers an alternative option for ingress and egress along with fresh air on nice days. The covered deck area adjacent to the family room provides protection from the weather and now houses the outdoor kitchen they desired for entertaining family and friends. The outdoor kitchen includes a built-in gas grill, stone gas fireplace, refrigerator for food and beverages, and a garbage receptacle. A ceiling fan and heaters are incorporated into the outdoor living space design to provide year-round comfort. Finally, retractable shades were installed so that the couple can enclose the space if desired.
A small upstairs bedroom was used as a den for relaxation and reading but also contains one of the best views in the home. The McAdams team removed the windows and base bulkhead, adding floor to ceiling windows and a glass door for an unobstructed view. The new medium-sized deck above the covered outdoor living space gives Shayna and Anthony the opportunity to entertain or relax while highlighting their view of the lake. Finally, their Juliet balcony off the primary bedroom received a re-coated railing and new decking, while the home was repainted to offer a classy craftsman feel and pull all of the changes into one cohesive home design.
Shayna and Anthony love their new entertainment spaces and expect to use them often.
