  Free ebook, Creating the Ideal Kitchen. DOWNLOAD NOW   This project started out as a kitchen remodel but ended up as so much more. As the original plan started to take shape, some water damage provided the impetus to remodel a small upstairs hall bath. Once this bath was complete, the homeowners enjoyed the result so much that they decided to set aside the kitchen and complete a large master bath remodel. Once that was completed, we started planning for the kitchen! The original kitchen was just large enough to accommodate an island and a separate pantry but felt a little cramped, especially during the weekends when the couple likes to entertain. The primary goal was to maintain the functionality of the current space, but to add some breathing room as well as to provide a view to the homeowner’s side yard and substantial Hosta garden. The solution was to bump out the space about 10 feet which provided ample room for large pro appliances, a large island for gathering and an upgraded pantry space. It was important to the homeowners to create a space that felt like it belonged in their historic 1866 home. Details such as matching new trim to the existing large custom profiles in the original home and re-purposing an existing door to be used for the new pantry, provided these touches. A large window at the main sink provides that view into the yard and a beautiful focal point for the room. A mix of painted wood and stained cabinetry gives the new kitchen a sense of belonging in the older home, as do the Super White quartzite that has the look of marble, subway tile backsplash, polished nickel lanterns and glass and mirrored doors. The large pantry, filled with custom shelving built to the homeowner’s specifications, stainless steel appliances and the two Galley Workstations – sinks that do double duty as prep space – ensure that not only does the kitchen look great, but also functions in a personalized manner that works perfectly for the occupants. Doing the bump out also allowed the opportunity for a small mudroom and powder room right off the kitchen as well as re-arranging some openings to allow for better traffic flow throughout the entire first floor. The result is a comfortable up-to-date home that feels both steeped in history yet allows for today’s style of living. JDBG is wrapping up work on an expansive 2-story sunroom addition that also included modifications to the existing home’s interior and significant exterior improvements as well. The original project brief was to provide a conditioned 4-season sunroom addition where the homeowners could relax and enjoy their wooded views. As we delved deeper into our client’s overall objectives, it became clear that this would be no ordinary sunroom addition. The resulting 16’x25’ sunroom is a showstopper with 10’ high ceilings and wall to wall windows offering expansive views of the surrounding landscape. As we recommend with most addition projects, the process started with our Preliminary Design Study to determine project goals, design concepts, project feasibility and associated budget estimates. During this process, our design team worked to ensure that both interior and exterior were fully integrated. We conducted in-depth programming to identify key goals and needs which would inform the design and performed a field survey and zoning analysis to identify any constraints that could impact the plans. The next step was to develop conceptual designs that addressed the program requirements. Using a combination of 3-D massing, interior/exterior renderings, precedent imaging and space planning, the design concept was revised and refined. At the end of the study we had an approved schematic design and comprehensive budget estimates for the 2-story addition and were ready to move into design development, construction documentation, trade coordination, and final pricing. A complex project such as this involves architectural and interior design, structural and civil engineering, landscape design and environmental considerations. Multiple trades and subs are engaged during construction, from HVAC to electrical and plumbing, framers, carpenters and masons, roofers and painters just to name a few. JDBG was there every step of the way to ensure quality construction. Other notable features of the renovation included expanding the home’s existing dining room, incorporating a custom ‘dish room,’ and providing fully conditioned storage and his & her workrooms on the lower level. A new front portico will visually connect the old and new structures and a brand new roof, shutters and paint will further transform the exterior. Thoughtful planning was also given to the landscape, including a back deck, stone patio and walkways, plantings and exterior lighting. I love seeing a house go up from the blueprints to the end of the build. It is always a journey filled with a thousand decisions, some creative on-the-spot thinking and yes, usually a few stressful moments. This Naperville project was a collaboration with a local builder and architect. The Kitchen Studio collaborated by completing the cabinetry design and final layout for the entire home. Access to the back of the house is through the mudroom which is outfitted with just about every possible storage feature you can think of for a mudroom. For starters, the basics – a locker for each family member. In addition to that, there is an entire cabinet with roll outs devoted just to shoes, one for cleaning supplies and one for extra coats. The room also features a small clean up sink as well as a set of refrigerator drawers making grabbing a Gatorade on the way to soccer practice a piece of cake. Britain Way Apartments, located at 333 Lane St. in Irving, has reborn with a fresh rejuvenated appeal. Built in 1962, the original development structure had been noticeably deteriorating in recent years. It had limited amenities, 17 repetitive, monotonous buildings with dull colors and obsolete mansard roofs in dilapidated condition. There was poor on-site drainage and lighting, no perimeter fencing, and several city code violations were recorded in prior years. The Developer’s mission was to convert this dated project into a high quality, eco-friendly, modern, and affordable housing community for the citizens of Irving. After the remodel was completed, enhanced features include visually pleasing facades using heavy stone accents and sloping roofs, and lush landscaping distributed throughout the site. Additional improvements include expanded kitchen areas with upgraded interior amenities and energy efficient appliances; second bathrooms added to select two- and three-bedroom units; a brand-new spacious clubhouse and community center was provided; pool and picnic areas and an on-site resident activities coordinator to lead an abundance of community services provided to residents at no extra cost. Strategic partnerships, with community-based organizations, local volunteer groups and non-profits offer lifestyle and learning activities such as arts and crafts and after-school reading and tutoring for children, computer classes, lifestyle enrichment classes, nutrition classes and aquatic activities for children and adults. Britain Way is the first LEED Gold Certified affordable multifamily community in the city of Irving. LEED certification ensures the property will be healthier and safer for residents in addition to providing lower utility expenses, as well as, conserving energy and water. Obtaining LEED Gold Certification for a 60-year-old project was a herculean effort. Further enhancing the project’s resident quality of life initiatives, the new, stylish Britain Way is designed per implementing “Crime Prevention Through Environmental Design” (CPTED) requirements. Among several other updates, the property was made safer by adding perimeter fencing and increasing lighting levels throughout the site.
