A new connection to the rear deck was created in this same area, making the outdoor space more useful and inviting. The outdoor area now reads as a deliberate extension of the home, embracing natural light and emphasizing the dramatic views. These clients were looking for a designer/builder that would handle everything from concept to completion, providing peace of mind for themselves! “Working alongside Renovisions was a pleasant experience” said our clients as we cared to understand their vision, needs, wants and desires, enabling us to execute their projects successfully and professionally. During the design phase, our well-organized staff listened to the client’s requests and combined several design elements that produced a beautiful, calming and transitional feel to the new kitchen space. During the remodel phase, the clients had these top 5 items on the list of enhancements: * High- functioning ventilation to clear as much odors as possible (When we first met with the clients, they stated, “Something very fishy was going on in their outdated kitchen. Although they enjoyed cooking fish dinners, they fishy odors often annoyed them)! Renovisions designed and installed a wood hood in matching light gray painted finish with a hood liner that provided the maximum ventilation, while staying within the proper building code of a 350cfm air exchange, without having to add a make -up air system which would have added to the cost of the project. *Better functioning ‘Spinner Storage’ for interior storage. The clients loved them in their old kitchen; we furnished and installed new and better-quality spinners storage units. *A unique opening between the kitchen and family room that allowed homeowners to pass meals through as they enjoyed a movie from the family room. *A Smart-Divide porcelain enamel sink with stainless steel grids allow plenty of room for dirty dishes, pots and pans as well as separate areas to prep and wash dishes as needed. * Anti-glare finishes were a must have for these clients; kitchen cabinetry in a matte gray neutral finish, faucet and cabinet hardware in a matte black finish and stunning Cambria quartz countertops in a suede finish set the stage. This custom, curved bar creatively echoes many of the lines and finishes used in other areas of the first floor, but interprets them in a new way. **What Makes This Project Unique?** The bar connects visually to other areas of the home custom columns with leaded glass. The same design is used in the mullion detail in the furniture piece across the room. The bar is a flowing curve that lets guests face one another. Curved wainscot panels follow the same line as the stone bartop, as does the custom-designed, strategically implemented upper platform and crown that conceal recessed lighting. **Design Challenges** Designing a curved bar with rectangular cabinets is always a challenge, but the greater challenge was to incorporate a large wishlist into a compact space, including an under-counter refrigerator, sink, glassware and liquor storage, and more. The glass columns take on much of the storage, but had to be engineered to support the upper crown and provide space for lighting and wiring that would not be seen on the interior of the cabinet. Our team worked tirelessly with the trim carpenters to ensure that this was successful aesthetically and functionally. Another challenge we created for ourselves was designing the columns to be three sided glass, and the 4th side to be mirrored. Riad Zasha: Middle Eastern Beauty at the Beach Private Residence / Alys Beach, Florida Architect: Khoury & Vogt Architects Builder: Alys Beach Construction --- “Riad Zasha resides in Alys Beach, a New Urbanist community along Scenic Highway 30-A in the Florida Panhandle,” says the design team at Khoury & Vogt Architects (KVA), the town architects of Alys Beach. “So named by the homeowner, who came with an explicit preference for something more exotic and Middle Eastern, the house evokes Moroccan and Egyptian influences spatially and decoratively while maintaining continuity with its surrounding architecture, all of which is tightly coded.” E. F. San Juan furnished Weather Shield impact-rated windows and doors, a mahogany impact-rated front door, and all of the custom exterior millwork, including shutters, screens, trim, handrails, and gates. The distinctive tower boasts indoor-outdoor “Florida room” living spaces caged in beautiful wooden mashrabiya grilles created by our team. The execution of this incredible home by the professionals at Alys Beach Construction and KVA resulted in a landmark residence for the town. Challenges: “Part of [the Alys Beach] coding, along with the master plan itself, dictated that a tower mark the corner of the lot,” says KVA. “Aligning this with the adjoining park to the south reinforces the axiality of each and locks the house into a greater urban whole.” The sheer amount of custom millwork created for this house made it a challenge, but a welcome one. The unique exterior called for wooden details everywhere, from the shutters to the handrails, mouldings and trim, roof decking, courtyard gates, ceiling panels for the Florida rooms, loggia screen panels, and more—but the tower was the standout element. The homeowners’ desire for Middle Eastern influences was met through the wooden mashrabiya (or moucharaby) oriel-style wooden latticework enclosing the third-story tower living space. Creating this focal point was some of our team’s most unique work to date, requiring the ultimate attention to detail, precision, and planning. The location close to the Gulf of Mexico also dictated that we partner with our friends at Weather Shield on the impact-rated exterior windows and doors, and their Lifeguard line was perfect for the job. The mahogany impact-rated front door also combines safety and security with beauty and style. Solution: Working closely with KVA and Alys Beach Construction on the timeline and planning for our custom wood products, windows, and doors was monumental to the success of this build. The amount of millwork produced meant our team had to carefully manage their time while ensuring we provided the highest quality of detail and work. The location south of Scenic Highway 30-A, steps from the beach, also meant deciding with KVA and Alys Beach Construction what materials should be used for the best possible production quality and looks while adhering to coding and standing the test of time in the harsh Gulfside elements such as high winds, humidity, and salt. The tower elements alone required the utmost care for building and installation. It was truly a test of skill for our team and Alys Beach Construction to create the corbels and other support pieces that would hold up the wooden oriel windows and latticework screens. Like most kitchens, this basement bar kitchenette was all about the materials. Making the right selections is critical to a project's success, especially a kitchen, so how does that work? To make sure we get the selections right, we follow a plan, or more accurately, a selection sequence, that ensures we make the right selections in the right order. ​ For kitchens and bathrooms, material selections follow a simple cadence - one, two, three. First countertops and tile, then plumbing fixtures, and, finally, hardware and accessories. So, why countertops and tile first? ​Simple, they have the greatest impact on the look, color, and mood of a room, and, much like the foundation, they are critical to the stability of a house. Selecting the right countertops (and corresponding tile) is critical to the aesthetic stability of a space. ​In our three step process, the selection of countertops is intricately linked to the selection of tile. Yes, we begin with the countertops, but tile selection is only a half step behind. The two materials work in tandem given their proximity to each other ( often they actually touch each other). Another consideration is selection flexibility. There are literally hundreds of thousands of tile options, making it easier to find the right tile to match the chosen countertops than it is to find countertops to match a specific tile. To the cool and creamy quartzite countertop, we added a dark, rich counterpart - walnut. The elevated countertop, the one where friends sit and upon which drinks are set is warm and welcoming.

Exercise Gym with Yoga Area: A dedicated space for fitness activities that includes both a traditional exercise gym and a serene yoga area, encouraging an active and healthy lifestyle. 3. Coffee Station with Juice Bar: This inviting area is designed for relaxation and socialization, featuring a coffee station complemented by a juice bar to enhance outdoor entertaining. 4. Secluded Meditation Space: A tranquil retreat is included, featuring a soothing wall fountain, cold plunge, and sauna, all surrounded by lush tropical vegetation to create an oasis for relaxation and mindfulness. 5. Lush Tropical Vegetation: The landscaping incorporates a variety of tropical plants that enhance privacy, beautify the space, and contribute to the overall calming atmosphere of the outdoor environment. Project Goals: The main goals of the project were to: • Visualize the backyard renovation to gain approval from the homeowner’s association. • Facilitate collaboration with the contractor by providing detailed renderings. • Create an aesthetically appealing and functional outdoor living space that meets the lifestyle needs of the homeowners. The 3D renderings successfully encapsulated the vision for the backyard renovation, presenting a harmonious blend of design and functionality. The visualizations served as a critical tool in moving forward with the project, ensuring clarity in communication and direction for all stakeholders involved.

Riad Zasha: Middle Eastern Beauty at the Beach Private Residence / Alys Beach, Florida Architect: Khoury & Vogt Architects Builder: Alys Beach Construction --- “Riad Zasha resides in Alys Beach, a New Urbanist community along Scenic Highway 30-A in the Florida Panhandle,” says the design team at Khoury & Vogt Architects (KVA), the town architects of Alys Beach. “So named by the homeowner, who came with an explicit preference for something more exotic and Middle Eastern, the house evokes Moroccan and Egyptian influences spatially and decoratively while maintaining continuity with its surrounding architecture, all of which is tightly coded.” E. F. San Juan furnished Weather Shield impact-rated windows and doors, a mahogany impact-rated front door, and all of the custom exterior millwork, including shutters, screens, trim, handrails, and gates. The distinctive tower boasts indoor-outdoor “Florida room” living spaces caged in beautiful wooden mashrabiya grilles created by our team. The execution of this incredible home by the professionals at Alys Beach Construction and KVA resulted in a landmark residence for the town. Challenges: “Part of [the Alys Beach] coding, along with the master plan itself, dictated that a tower mark the corner of the lot,” says KVA. “Aligning this with the adjoining park to the south reinforces the axiality of each and locks the house into a greater urban whole.” The sheer amount of custom millwork created for this house made it a challenge, but a welcome one. The unique exterior called for wooden details everywhere, from the shutters to the handrails, mouldings and trim, roof decking, courtyard gates, ceiling panels for the Florida rooms, loggia screen panels, and more—but the tower was the standout element. The homeowners’ desire for Middle Eastern influences was met through the wooden mashrabiya (or moucharaby) oriel-style wooden latticework enclosing the third-story tower living space. Creating this focal point was some of our team’s most unique work to date, requiring the ultimate attention to detail, precision, and planning. The location close to the Gulf of Mexico also dictated that we partner with our friends at Weather Shield on the impact-rated exterior windows and doors, and their Lifeguard line was perfect for the job. The mahogany impact-rated front door also combines safety and security with beauty and style. Solution: Working closely with KVA and Alys Beach Construction on the timeline and planning for our custom wood products, windows, and doors was monumental to the success of this build. The amount of millwork produced meant our team had to carefully manage their time while ensuring we provided the highest quality of detail and work. The location south of Scenic Highway 30-A, steps from the beach, also meant deciding with KVA and Alys Beach Construction what materials should be used for the best possible production quality and looks while adhering to coding and standing the test of time in the harsh Gulfside elements such as high winds, humidity, and salt. The tower elements alone required the utmost care for building and installation. It was truly a test of skill for our team and Alys Beach Construction to create the corbels and other support pieces that would hold up the wooden oriel windows and latticework screens. Completed in partnership with LAM Studios Inc., this Fall 2024 renovation transformed multiple areas of a Dilworth home into a cohesive, functional, and beautifully updated living environment. The project included a complete kitchen remodel, living room renovation, bathroom remodel, laundry room update, dining room renovation, fireplace enhancement, and hallway improvements. The kitchen serves as the centerpiece of the renovation, featuring improved functionality, modern finishes, and a layout designed to support everyday living and entertaining. Adjacent living and dining spaces were thoughtfully redesigned to create a seamless flow throughout the home, while the updated fireplace provides a warm and inviting focal point. Additional improvements to the bathroom, laundry room, and hallway enhanced both comfort and efficiency, ensuring every space contributes to the home's overall functionality and style.
