The kitchen is compact yet well-appointed, offering most of the amenities of a larger home, albeit in more compact form. The bedroom is flanked by a walk-in closet and a full bathroom containing a combination washer/dryer. Playful, bold colors enliven the interiors: blue stair treads and wood handrail and blue quartz countertop. Exterior materials of composite wood siding and cement board panels were chosen for low-maintenance and durability. Bikers passing by the property often give the owner a thumbs-up, indicative of neighborhood enthusiasm and support for “building small.”

This beautiful kitchen features custom Euro (Frameless) style cabinetry by Mouser Centra. Light grey stained cherry cabinets on Perimeter, dark grey stained cherry cabinets on Island. Cement Tile on Backsplash. Hardware by Emtek. The soffit could not be eliminated, so a hidden pipe chase was created on all of the wall cabinets and hood on the range wall. A pop-out outlet by Legrand in a complimentary color was placed on either side of the island. A pull-out mixer lift was placed on the back of the island, with an electrical outlet inside the cabinet. A plug mold was used under the wall cabinets to give the backsplash a seamless look. A pull-out utensil storage cabinet was placed next to the range. The farm sink is located in the island. The island has seating for two.

Inspiration for a coastal backyard tile patio remodel in Orange County with a roof extension

Photography by Caryn B. Davis Located in the Cornfield Point area of Old Saybrook along Long Island Sound, this project brought a classic, yet forgotten beach house back to life. Through a little detective work and some creative ingenuity, we restored and enhanced the exterior to it’s former glory and transformed the interior to a highly efficient and functional home all the while uplifting its quaint cottage charm. On the exterior, we recreated a wonderful, airy front porch with cozy bench seats that look out to the water. The white cedar shingle siding is pre-bleached with a subtle flair at the bottom and a delicate break at mid-elevation. The asphalt shingles are not only beautifully matched with the siding, but offer superior reflective qualities to dissipate the heat of the summer sun. On the interior, we joined the front seasonal porch with the family room to form a larger, open living and dining space with paneled walls and ceilings anchored by the original round stone fireplace. In the rear, we carefully crafted a galley kitchen and laundry space with an adjacent first floor master suite. The diminutive house and property posed multiple practical and regulatory challenges which were overcome by a strong team effort, due diligence, and a commitment to the process. John R.
