Here’s a quick grout cleaning and re-colouring job I completed in the town of Canvey Island, Essex. Canvey Island lies on the south east coast, and lies just above sea level which in my job is always worth noting as the area can be prone to flooding. This wasn’t the problem here though, simply put, my client was unhappy with the colour of their grout, and wanted it re-coloured to a darker shade to match the grey Ceramic floor tiles. Cleaning the grout before re-colouring is essential because, as many readers are probably well aware, grouts are porous and therefore can very easily absorb dirt and grease. Most often this will result in grout discolouration if not dealt with promptly. So, as mentioned above the first step in the re-colouring process involved cleaning the grout lines. For this Tile Doctor has a special Pre-Treat Cleaner which is sprayed on and scrubbed into the grout to both remove any existing dirt and also to prepare the grout joints for a superior bond with the Grout Colourant. Once complete the grout lines looked clean and refreshed. To clean the ceramic I diluted one part Tile Doctor Pro-Clean to three parts water, and used it to wash down the Ceramic tiles, leaving a consistent level of cleanliness across the entire floor. I then rinsed the floor with water which was then extracted using a wet vacuum and waited for 3 hours for the floor to dry. Once dry, I began the process of applying the Charcoal Grey (as chosen by the client) Grout Colourant to the grout lines. As well as changing the colour the colourant also forms a barrier over the grout sealing it in and protecting it from future staining for years to come. Then, once dry, the floor was given another quick clean using a light spray of water and a white buffing pad, resulting in an aesthetically pleasing sheen finish. The Timothy Hyde House, c. 1729, dear to the homeowners for its historic details, but long-lacking the family oriented spaces and living areas essential for today’s extended family lifestyle. Unwilling to compromise an ounce of character, this growing family longed for more practical amenities like a visitor’s private retreat with bedroom, living room and bath, garage parking, a proper master bedroom layout with full bath and walk-in closet, in addition to a new kitchen that would function as the heart of the home. Ultimately the total square footage was doubled and the entire flow of the home was reworked keeping all of the character details intact. The kitchen is the hub, serving up its center island topped off with reclaimed white oak once belonging to a barn built in the 1880’s; jet mist leather granite tops off the remainder of the kitchen. Custom cable lighting was the ingenious solution for the complicated preservation of the original exposed beams and posts in the kitchen. The barn door was custom crafted from original timbers. Many cups of coffee will be enjoyed at the cozy, sun-filled dining nook overlooking the family room and new adjacent deck. The rear, separate entry mudroom with step-up laundry was a long awaited luxury over the previous basement facilities. Moving upstairs, a centrally located bathroom was removed to create a wheelhouse style landing/passage hall, now home to a quiet workspace, featuring original wide plank floors and tailor-made sconces. Baths were added and upgraded including soapstone tops, marble, a glorious soaker tub in the generous master bath, all giving the home a taste of luxury. Bathing in sunlight rests the master suite starring the original beams, cathedral ceilings, and well-suited chandelier. Throughout the home strategically designed built-ins provide a plethora of storage and organization. This 280 year-old Colonial shines on brighter than ever. We were thrilled to be working again with these long-time clients in Villanova, PA, to create a two-room wine cellar. This entailed renovating an existing part of their basement and adding an additional room. The best part about this project? The second room is accessed through a secret door! We designed the mechanism that opens the secret door:the door is opened by pressing the cork of a certain wine bottle. The second room's ceiling is made from reclaimed wine barrels and the beams are made from cherry wood. The floors are reclaimed brick laid in a two-over-two pattern. What a treat it was to work on this 190-year-old colonial home! Since the home is on the Historical Register, we worked with the owners on its preservation by adding historically accurate features and details. The stucco is accented with “Colonial Blue” paint on the trim and doors. The copper roofs on the portico and side entrance and the copper flashing around each chimney add a pop of shine. We also rebuilt the house’s deck, laid the slate patio, and installed the white picket fence. Land+Shelter’s pond pavilion and swing elevates the humble swimming hole to new heights of design. With this graceful arched pond swing we offer visitors the chance to choose their own level of excitement. Choose your step, then jump! In the pond pavilion, a simple steel frame and dark neutral curtains frame the landscape beyond as an ever changing painting. The compact pavilion plan combines a fireplace, water, and shade - all the essential elements of pond enjoyment in one sleek package. Swimming holes aren’t supposed to be elegant; we beg to differ! This fun pavilion and swing project offered us the chance to combine landscape and architecture in a custom steel design package truly unique to this family estate.
