A client in New Jersey called IDEAL Home Theaters of NJ for a consultation about the TV, audio and WiFi setup he wanted in several rooms of his beautiful Saddle River home. Owner John Carter and the IDEAL team visited the client to provide a no-obligation evaluation and estimate for the work; our proposal included installation of all equipment (other than the monitors, speakers and remote controls, of course) in the attic. The client loved the idea, and after getting his approval we got right to work.

It was clear upon entering the client’s home that they loved art. We created cohesion among furniture and décor not unlike the way they’d gradually built their art collection. We continued to edit, add, and evaluate until their home felt harmonious. We highlighted pieces like this painting that was made on the inner workings of a piano. How to enlarge their postage stamp size kitchen was the Goal! We listened and discussed thier possibilites. After evaluating the situation, the livingroom was quite spacious so we suggested to combine the two areas which were the two least used space in their home. We then transformed their dining room to this kitchen. The old kitchen space became a nice eating knook.

The owners of this property approached LB LounsBury Group to request information on an addition to their corner lot property and re-finishing of their existing home, which would accommodate their growing family. Upon conversations that determined budgets and schedules and the necessary permit approvals, LB LounsBury Group began construction. This involved the tearing down of the small existing rear addition to the original house. Finishes throughout the house were aged and outdated. Electrical and mechanical systems were in need of upgrades, basement apartment had low ceilings and limited light distribution. LB LounsBury Group lowered, underpinned and added radiant heat to the basement floor, created a legal basement apartment with 7ft. + ceilings, built the new 1000 sq. ft. addition around the tree root, protecting the natural element existing in the property. By the use of a helical pile, we cantilevered the addition to allow for the desired size. We installed new electrical and mechanical systems, built new staircases and installed a 14 ft. x10 ft. feature window in the new addition to allow natural light to penetrate the home. A new roof was built and siding was added to the addition for a profession finish look. Upon completion of the project, we assisted our clients with their move back into the home. The property was then estimated to have 2700 sq. ft. not including a basement apartment, and was evaluated to have increased in value by 40%.

Built in 2001, this cedar-sided 3,500-square-foot home features five bedrooms, three-and-a-half baths, and a full basement. During renovation projects like the these, we have the ability and flexibility to work across many different architectural styles. Our main focus is to work with clients to get a good sense of their personal style, what features they’re most attracted to, and balance those with the fundamental principles of good design – function, balance, proportion and flow – to make sure that they have a unified vision for the home. After extensive demolition of the kitchen, family room, master bath, laundry room, powder room, master bedroom and adjacent hallways, we began transforming the space into one that the family could truly utilize in an all new way. In addition to installing structural beams to support the second floor loads and pushing out two non-structural walls in order to enlarge the master bath, the renovation team installed a new kitchen island, added quartz countertops in the kitchen and master bath plus installed new Kohler sinks, toilets and accessories in the kitchen and bath. Underscoring the belief that an open great room should offer a welcoming environment, the renovated space now offers an inviting haven for the homeowners and their guests. The open family room boasts a new gas fireplace complete with custom surround, mantel and bookcases. Underfoot, hardwood floors featuring American walnut add warmth to the home’s interior. Continuity is achieved throughout the first floor by accenting posts, handrails and spindles all with the same rich walnut.

Architect: Andre Tchelistcheff Architects New York. NY Builder: Xhema of Greenwich CT Installer: TRM Enterprises Bridgehampton NY Back story. Northern has worked with both Xhema and TRM many tiles. We have worked with Andre before he branched out on his own. Originally Xhema’s contact was to replace the roof and repair the garage, which as some point had been made into an indoor swimming pool without adequate ventilation. The budget was about $8m and there were 20 drawings. By the time the job was 6 months old the scope of work has expanded to over $30m and over 200 drawings had been produced. Northern was contacted to visit the site and evaluate the existing roof. Although the house had been added to over the years the same tile was used but due to the location of the house the color of the tile varied considerably from the front to the back. Northern identified a large number of custom details which would require us to: 1) Match the existing Field tile in size, thickness (it was actually thicker at the butt and reduced to ½” where the tile is overlapped) , surface texture and the color. 2) Make tiles that are curved in their length to suit the curved rafter on the gabled dormers. 3) Make the curved tiles to suit the low slope octagonal tower. 4) Make the curved tiles and Arris style hips to suit the hipped dormers with the curved rafters. 5) Make the segmented tiles to suit the round turret. 6) Make the custom arris style hip tiles for the octagonal tower. 7) Make the custom Arris style hip to suit the different roof pitches as well as the varying splays at the eaves. 8) Make the custom pieces to suit the swept valleys Simon broke down each section of the roof. He indented all items for each section and agreed the measure etc with the installers. This ‘Project Bible’ became an invaluable tool for the installer, our tile makers and us. We shipped some samples from the original roof to Sahtas who replicated tall the details. I was visiting factory and delayed my return to the Saturday so that the tiles coming out of the kiln late Friday night could be wrapped and packed into newly purchase suit cases. I arrived home late Saturday evening and Simon picked me up Sunday afternoon and drove us down to Greenwich for an 8 am meeting with the clients. When we unpacked the tiles they were still warm and Hilfiger signed off on the color, although his wife suggested we make them a bit darker a ‘as he has a dreadful sense of color!’ We took Vincent Liot, owner of TRM to the factory twice so that he could oversee the prototyping of all the myriad custom pieces. This was an invaluable move as he pre-approved all the pieces before they were shipped. The installation was completed and everyone was very pleased with the final outcome. The Hilfiger’s estate manager told me that a group of friends who were staying the weekend after all the work was completed were heard to ask Mr. Hilfiger ‘I thought you were having a new roof’…to which he responded ‘we did but you can’t tell, which as the plan” …perfect! In refection this is probably the most complicated roof Northern has ever had the pleasure to supply. We learned a lot of very valuable lessons but in future when we are asked how did we do it we will answer ‘that is for us to know and for you to pay for!’

THE SETUP This remodeling project transformed a catchall room into a cinema-style theater designed for family entertainment and relaxation. The original space, which housed a small TV, older furniture, and various children’s toys, was reimagined to create a sophisticated, adult-friendly home theater with ample seating and modern amenities. Design Objectives: Create a Dark Theater Space: Ensure the room mimics a traditional movie theater environment. Provide Comfortable Theater Seating: Include enough seating for the family and guests. Integrate a Dry Bar Area: Include a space for snacks and drinks. Optimize Space Utilization: Maintain an open area for additional activities. Design Challenges: Natural light: The room was too bright for a theater setting. Seating: Accommodating six theater seats without obstructing views. Lighting: Ensuring the lighting does not interfere with the viewing experience. AV: Finding a clutter-free solution for AV equipment. Dry Bar: Incorporating a dry bar area without overcrowding the space. Viewing: Ensuring the TV placement allows for comfortable, optimized viewing. THE RENEWED SPACE Design Solutions: Natural Light Control: Installed blackout remote shades on the back window and painted the walls dark charcoal to reduce natural light infiltration. Seating Arrangement: Built a second level for the back row of seating to ensure unobstructed views for all movie watchers. Lighting Design: Installed sconces on either side of the window that shine from the sides (to avoid interfering with the viewing experience). AV Equipment Storage: Utilized existing recess areas with custom shelves matching the cabinetry and concealed cables using a PVC pipe system. Dry Bar Integration: Created a dry bar area on the back wall with a refrigerator, candy storage, and a small counter space for a popcorn machine and ice maker, with locked drawers to prevent unsupervised access. Optimal Viewing Distance: Evaluated multiple floor plans and placed the TV on the most suitable wall to ensure optimal viewing and comfortable reclined seating. Final Thoughts: The completed home theater has been a resounding success, providing a versatile space for the entire family. The thoughtful design and meticulous attention to detail have created a functional and enjoyable home theater that meets diverse needs, from watching movies and playing video games to relaxing and reading. The areas to the sides of the theater seats can accommodate spillover seating or activity zones. The area housing the AV equipment also includes extra shelves for storing snuggle-grade movie viewing blankets. This theater space has become a favorite hangout spot, offering comfort and entertainment for everyone. This view shows the dual level theater seating, bean bags, open AV shelving on the right to tuck the cables which our installers ran behind the TV with PVC piping.

This new roof dormer and 3rd floor roof deck renovation project converted an existing attic area to a new showcase for this bayfront home. The project included a new dormered roof terrace, covered balcony, and renovated attic space with french-style doors opening to gorgeous views of the bay and marina. Pisano Development Group provided a preliminary structural evaluation of the existing home, structural design services for new construction, and construction administration services.

The original idea was to update the tile floor and the tub. That’s it. A further discussion of wants and needs revealed intentions for an eventual larger shower and an improved vanity storage. It made sense to map out the possibilities and design our update with potential next steps in mind. The process was exciting, ultimately leading to the decision to do a full primary bath remodel. Design Objectives: -Maintain existing locations for all major bathroom functions -Make the shower larger and more open -Use luxurious materials throughout -Improve vanity storage and define accessories for specific items -Incorporate luxury shower fixtures -Include the latest technology Design Challenges -Enlarging the shower in a typical rectangular shape would block the view and light from the alcove windows behind the tub -Logical placement of the built-in shower caddy and all shower components in accordance with how and where they were to be used -Keeping the long, back wall free from any shower modules to maintain the decorative tile design -Combining the owner’s existing smart home system with a comprehensive shower system -Planning cabinetry for hidden storage and use for various small appliances and make-up -Integrating expensive shower wall tile with less expensive wall tile for aesthetic and budget purposes -Incorporating special design features to balance the highly decorative shower tile Design solutions: -A clipped corner was planned for the shower bench seat – this allowed for a larger glass wall. The glass wall at the angled bench also brought more natural light into the shower -Thoughtful shower space design prevented the crowding of features – the shower caddy and handheld shower head were placed on the full-height wall by the shower bench, the regular shower head and body sprays remained on the opposite wall, and the rain head was placed in the center of the shower -A multi-port DTV system was installed, providing control of all shower components, including chromotherapy and music inside and outside the shower -The lavish water-jet stone and glass decorative tile was paired with a less-expensive glass tile found in the mosaic -Pull-out grooming organizers and electrical docking stations were incorporated into the cabinetry Additional storage was created in the lower corner cabinet The homeowners are thrilled with their new primary bathroom. Clear goals and carefully evaluated materials informed a fun and functional design that is both thoughtful and sumptuous!
