This prefabricated 1,800 square foot Certified Passive House is designed and built by The Artisans Group, located in the rugged central highlands of Shaw Island, in the San Juan Islands. It is the first Certified Passive House in the San Juans, and the fourth in Washington State. The home was built for $330 per square foot, while construction costs for residential projects in the San Juan market often exceed $600 per square foot. Passive House measures did not increase this projects’ cost of construction.
The clients are retired teachers, and desired a low-maintenance, cost-effective, energy-efficient house in which they could age in place; a restful shelter from clutter, stress and over-stimulation. The circular floor plan centers on the prefabricated pod. Radiating from the pod, cabinetry and a minimum of walls defines functions, with a series of sliding and concealable doors providing flexible privacy to the peripheral spaces. The interior palette consists of wind fallen light maple floors, locally made FSC certified cabinets, stainless steel hardware and neutral tiles in black, gray and white. The exterior materials are painted concrete fiberboard lap siding, Ipe wood slats and galvanized metal. The home sits in stunning contrast to its natural environment with no formal landscaping.

This was a challenging project for very discerning clients. The home was originally owned by the client’s father, and she inherited it when he passed. Care was taken to preserve the history in the home while upgrading it for the current owners. This home exceeds current energy codes, and all mechanical and electrical systems have been completely replaced. The clients remained in the home for the duration of the reno, so it was completed in two phases. Phase 1 involved gutting the basement, removing all asbestos containing materials (flooring, plaster), and replacing all mechanical and electrical systems, new spray foam insulation, and complete new finishing.
The clients lived upstairs while we did the basement, and in the basement while we did the main floor. They left on a vacation while we did the asbestos work.
Phase 2 involved a rock retaining wall on the rear of the property that required a lengthy approval process including municipal, fisheries, First Nations, and environmental authorities. The home had a new rear covered deck, garage, new roofline, all new interior and exterior finishing, new mechanical and electrical systems, new insulation and drywall. Phase 2 also involved an extensive asbestos abatement to remove Asbestos-containing materials in the flooring, plaster, insulation, and mastics.

Our inspiration for this home was an updated and refined approach to Frank Lloyd Wright’s “Prairie-style”; one that responds well to the harsh Central Texas heat. By DESIGN we achieved soft balanced and glare-free daylighting, comfortable temperatures via passive solar control measures, energy efficiency without reliance on maintenance-intensive Green “gizmos” and lower exterior maintenance.
The client’s desire for a healthy, comfortable and fun home to raise a young family and to accommodate extended visitor stays, while being environmentally responsible through “high performance” building attributes, was met. Harmonious response to the site’s micro-climate, excellent Indoor Air Quality, enhanced natural ventilation strategies, and an elegant bug-free semi-outdoor “living room” that connects one to the outdoors are a few examples of the architect’s approach to Green by Design that results in a home that exceeds the expectations of its owners.

We gave this modern New York City loft a customized interior design. We wanted the space to be eye-catching yet elegant and uncluttered, so we focused on the unique walls and lighting. The walls are dressed in a custom plaster from Serpentine Studio, which so perfectly matches the Stone Source countertops. Glistening white flat panel cabinets and a glazed backsplash contrast beautifully with the matte gray color palette. Finally, we added in subtle metallic accents through the pendant lighting and Suite NY bar stools.

The objective of this award-winning gut renovation was to create a spatially dynamic, light-filled, and energy-efficient home with a strong connection to Long Island Sound. The design strategy is straightforward: a gabled roof covers a central “spine” corridor that terminates with cathedral ceilinged spaces at both ends. The relocated approach and entry deposit visitors into the front hall with its curvilinear, cantilevered stair. A two-story, windowed family gathering space lies ahead – a straight shot to the water beyond.
The design challenge was to utilize the existing house footprint and structure, while raising the top of foundation walls to exceed new flood regulations, reconfiguring the spatial organization, and using innovative materials to produce a tight thermal envelope and contemporary yet contextually appropriate facades.

“Greensboro’s Grandest House” was recently selected as the 2013 ShowHouse presented by the Junior League of Greensboro and national media sponsor Traditional Home. Among the local and national design talent featured in this special fundraising event was design duo Patti Allen and Stephanie James of Furnitureland South, who transformed the estate’s patio into a classic, colorful and cozy space.
Built in the early 1920s, the Adamsleigh estate is more than 15,000 square feet and covers 13.5 acres that include pools, a lake, tennis courts, a stone gazebo and a five-car garage. The 30×60 patio presented a special design challenge – the space was in disrepair and sat unevenly on a downward slope. Rising to the challenge, Patti and Stephanie partnered with Outer Space Landscapes to change the elevation of the patio in order to draw attention to the focal point and inspiration of the project: a beautiful canopy sofa by Century Furniture.
The addition of 6 tons of landscaping material included Pennsylvania blue stone, pebbles, sand, cherry trees, azaleas and geraniums all blooming in the colors of the latest Sunbrella fabrics featured in the outdoor furnishings: crisp, sandy white, fuchsia and tangerine. Patti and Stephanie wanted to showcase clean and classic outdoor style with an edge of color and unexpected elements. Playful ottomans by Baker float in the space for multiple functions, adding an extra pop of color to the sophisticated setting which includes a dining table by Oscar de la Renta, organic spot tables from Phillips Collection, and daybeds and seating from Century Furniture.

It is an especially fulfilling Project for an Interior Designer when the outcome exceeds Client expectations, and imagination. This remodeling project required instilling modern sensibilities, openness, styles and textures into a dated house that was past its prime. Strategically, the goal was to tear down where it made sense without doing a complete teardown.
Starting with the soul of the home, the kitchen, we expanded out room by room to create a cohesiveness and flow that invites, supports and provides the warmth and relaxation that only a home can.
In the Kitchen, we started by removing the wooden beams and adding bright recessed lighting. We removed the old limestone accent wall and moved the sink and cooktop from the island on to the countertop – the key goal was to create room for the family to gather around the kitchen. We replaced all appliances with modern Energy Star ones, along with adding a wine rack.
The first order of business for the Living Room was to brighten it up by adding more lighting and replacing an unused section with a glass door to the backyard. Multi-section windows were replaced with large no-split glass overlooking the backyard. Once more, the limestone accent was removed to create a clean, modern look. Replacing the dated wooden staircase with the clean lines of a metal, wire and wooded staircase added interest and freshness. An odd bend in the staircase was removed to clean things up.
The Master Bedroom went from what looked like a motel room with green carpet and cheap blinds to an oasis of luxury and charm. A section of the wraparound doors were closed off to increase privacy, accentuate the best view from the bedroom and to add usable space. Artwork, rug, contemporary bed and other accent pieces brought together the seamless look across the home.
The Master Bathroom remodel started by replacing the standard windows with a single glass pane that enhanced the view of the outdoors. The dated shower was replaced by a walk-in shower and soaking tub to create the ultimate at-home spa experience. Lighted LED mirrors frame His & Hers sinks and bathe them in a soft light.
The flooring was upgraded throughout the house to reflect the contemporary color scheme.
Each of the smaller bedrooms were similarly upgraded to match the clean and modern décor of the rest of the house.
After such a transformation inside, it was only appropriate that the exterior needed an upgrade as well. All of the legacy limestone accents were replaced by stucco and the color scheme extended from the interior of the house to the gorgeous wrap around balconies, trim, garage doors etc. to complete the inside outside transformation.
