No matter what kind of sealant we apply liquids always win (with only one exception, an epoxy coating that looks like plastic, not very attractive). - I recommend always using coasters, keeping hot pans away from the surface, and never letting water sits on them. - For cleaning just a light mixture of soap and water and NEVER use harsh products like comet or Scotch Bright pads. If you follow the recommendations the countertop will look fresh and clean for at least 2 years and then you may want to consider re-sanding and coating again which is super easy with Rubio Monocoat oil finish. There is also a great maintenance oil developed by Rubio Monocoat - “Rubio Monocoat Renew” that refreshes, restores, and protects surfaces treated with Rubio Monocoat Oil Plus 2C (the one we use for all our furniture). It’s recommended whenever the surface feels too dry or rough and it is super easy to apply in 3 steps: 1- Clean and dry the surface 2- Apply the oil using cloth rags, brush, or sponge 3- With kitchen tissue or cotton cloth remove all the excess oil within 10-15 min. The surface should be dry after 6-8 hours.

We were called out to look at this new Black Limestone patio in Ashford which was not looking as it should. The client had laid it himself but unfortunately had not managed to polish off all the grout from the surface of the Limestone thereby degrading the appearance of the stone. Grout Smearing or Grout Haze is a common problem when it comes to tiling and this problem seems to be on the increase due to new grout formula’s which are tougher but dry a lot faster. Usually, the excess grout can be removed using a mild acid however it is not possible to do that on Limestone as this Stone is acid sensitive and as well as etching the stone can cause it to turn white. I know Tile Doctor has resolved a few jobs like this in the past for builders who do not always understand the unique characteristics of the stone. I discussed with the client how Tile Doctor could help and gave him a quote for the work to be carried out. He was happy to go ahead so having consulted the weather forecast for a couple of dry days we agreed a date to return. To remove the Grout Haze and clean the appearance of the Limestone I applied a Tile Doctor Brick and Patio Cleaner and worked it in with a coarse 400 grit diamond encrusted burnishing pad. The coarse pad does leave the stone looking a little rough, so the surface was then renovated using the finer burnishing pads of 800 and 1500 grit using water for lubrication. By using the pads in sequence, it gradually smooths the surface of the stone. Once done the tiles were rinsed with water and the soil removed with an industrial wet vacuum. The patio was looking good, the day was nice and bright, so we left the patio for a few hours to dry in the sun. Once the stone was dry the patio was sealed with single coat of Tile Doctor Stone Oil which is an impregnating sealer that improves strength and restores colour to the stone. Once dry the Stone Oil was followed by a coat of Tile Doctor Colour Grow sealer which like the Stone Oil penetrates the pores of the stone improving colour and adding protection. The treatment and combination of products transformed the appearance of the patio and provided the client with exactly the look he required. As you can see from the after pictures the patio had a rich black colour and looked as it should. The client was over the moon with the result and was thankful that we had managed to rescue his work. If you have a tiled shower area in your home, it’s very likely you’ve experienced problems with the grout becoming excessively dirty and ridden with displeasing black spots of mould. The underlying issue is due to inadequate ventilation which can be a real problem in modern insulated houses and occasionally the grout can get so imbued with contamination that the problem needs to be resolved professionally. In the case of this Ceramic tiled shower area, located at a property in Galgate, Lancashire, mould had turned the grout black and had got into the sealant strip around the base. The property owner had tried using the run-of-the-mill cleaning products you can buy in superstores, but they simply couldn’t get the job done. So, she contacted me to see what could be done. At Tile Doctor, we come across the problem of mouldy shower tiles very often. Excess soaps and shampoos – many of which contain chemicals that harmful to the grout – can quickly build-up if not removed, causing mould and soap scum to emerge quickly, and before you know it, you have a problem like this one. Thankfully, with the right strength product and cleaning methods, mould can be removed quite easily. The cleaning product used here was Tile Doctor Mould Away, which does what it says on the bottle and can quickly remove mould and black spots from grout and silicone. I applied Mould Away to the grout and surrounding Ceramic tiles and left it to dwell for a short period, before starting to clean the affected areas carefully using soft nail brushes and a small amount of water. Sometimes it is necessary to repeat this process several times to achieve the best possible results, but in this case two attempts was all it took to get the grout looking like new once again. Following the cleaning, the area was rinsed thoroughly with water, before bring dried off quickly with a heat gun on a low setting. I then sealed the grout with a single coat of Tile Doctor Wall Grout Sealer, which is a water-based sealer designed to protect against water, oil and acid-based contaminants, and stop them from spoiling the appearance of the grout. It also provides a transparent finish that does not diminish the original colouring of the grout. To add the finishing touches, I polished off the Ceramic tiles as these were already fully glazed and did not require any extra sealer. The before and after photos are a testament to how significantly the condition and appearance of the grout was quickly improved and needless to say, the customer was very satisfied with the result. This couple, who live in the seaside resort of Brighton, had purchased their house four months before Christmas and wanted to have the fantastic Terracotta tiled floor in the kitchen and conservatory looking its best before the festive period, since they had family visiting. The floor was looking washed out and it was clear the sealer had failed in the high traffic areas and was now allowing dirt to penetrate into the pores of the tile making it difficult to clean. We often get calls from new home owners keen to put their own stamp on a property shortly after moving in; stone floors rarely come with cleaning instructions so if you have a stone floor it makes sense to get in touch, so we can advise you on how best to maintain it. We provided a quote which included stripping the floor of old sealers, cleaning, oiling and then sealing it again to restore cleanliness and character to the Terracotta. There was a lot to do and two areas to clean so I anticipated it would take four days to complete. Having accepted the quote our first task upon returning to the property was to give the Terracotta tiles a deep clean and remove any remaining sealer present on the tile. This was achieved by applying a strong combination of Tile Doctor Pro-Clean and Tile Doctor NanoTech HBU to the tiles and then covering it in a plastic sheet, so it wouldn’t dry out. This method allows the products to really soak into the pores of the Terracotta and draw out the dirt. I should also mention that Pro-Clean is a very effective Tile and Grout cleaner whilst HBU enhances it by adding nano-sized cleaning particles. The plastic blanket was left in place for a few hours before being peeled off and then the cleaning products scrubbed into the tile and grout using a black pad fitted to a rotary floor machine and hand brushes. The now soiled product was rinsed off with water which was then extracted using a wet vacuum. The floor was inspected, and stubborn marks spot treated until the floor was clean. After thoroughly cleaning the Terracotta over two days, we left the floor to completely dry off over the weekend. The tiles would need to be sufficiently dry to receive fresh sealant, as excess moisture can cloud the sealant and prevent it from working correctly. When we returned to the property, we proceeded to apply Tile Doctor Stone Oil to the tiles. Stone Oil is a sealer which restores the colour and texture of tiled floors, as well as mechanical strength once cured. We applied a single coat of the Stone Oil before topping it up with multiple coats of Tile Doctor Seal and Go, a topical sealer which provides a high-quality sheen finish to help accentuate the appearance of the Terracotta tiles as well as adding protection. You can see the results of the restoration below. The couple were so impressed that they have now agreed to have Tile Doctor visit once a year (at a fraction of the cost of the original restoration) to complete a maintenance clean.
