We began this project by having the client meet with our kitchen designer and coming up with the best use of their galley/wall style kitchen and bathroom. We ended on a layout that relocated some of the appliances and installed a new kitchen island and vanity for the bathroom. We also added electrical and gas lines for an oven, cook-top, outlets and hood vent. In addition we also: Demo all heater, cap, patch, and repair wall. Replace 6 cans in small office space- customer to provide cans and lightbulbs. Install new light fixture in the hall. Move hall receptacle down. Remove door, molding hinges between kitchen and front room. (NOT MAIN STUDIO. Enlarge opening/ move light switch and Recep. Remove molding around bath door and main studio door (one side), no patching needed- painters will do. Demo all tile on walls and in shower in the bathroom, hand bars, soap dispenser, medicine cabinet, mirror, 4 light fixtures, paper towel holder, the cabinet on the wall over toilet, shelf over toilet, toilet paper holder, towel holder on door and walls. Enlarge opening of the shower,- Ok to demo shower for all glass enclosure- If the cost is the same- as just enlarging opening with new glass door. Install new tile on walls in bathroom from top to bottom (exclude floor and ceiling). Create a place in the shower for shower niche and install niche. Install tile on shower walls and floor. Install shower door – customer to supply. Install bath hardware- TP holder, towel rod, bath hooks, tower shelf. Replace shower head and knobs (like for like). New hot mop, new wood stud as necessary, replace fan to code install new shower door (customer will supply). Install new toilet, vanity, mirrored medicine cabinet, replace 2 light fixtures. Install in the kitchen faucet and sink. Replace current light with chandelier light (like for like). Replace kitchen track light with new track light. Install 9 LED fluorescent lights in loft space (above small office)- customer to supply. Build and install a 8’x10’ wall, drywall both sides. Reduced size of the wall- Revise Bid (was 12’x12). Move 2 track lights in the main workspace. Replace (4) fluorescents lights in the studio. Install Polycarbonate cover over bath skylight. Replace dimmer switches and timers (4). Install vinyl cove base under kitchen cabinets. Remove black cabinet conversing fire sprinkler pipes- install modify existing bookcase cabinets. Bury electrical flexible conduit and box (next to back door).

In our Malvern project, we tackled flooring issues by installing new red oak hardwood floors in the kitchen to address water damage and refinishing the entire first floor, excluding the kitchen area. We also repainted the baseboards and shoe molding for a polished look. The kitchen underwent a significant transformation, with the removal of lower cabinets, relocation of the stove, and installation of new white shaker cabinets and handles. Existing countertops, sink, faucet, and stove were seamlessly reinstalled, and a new Bosch 800 series dishwasher was added. This comprehensive update ensured a refreshed and functional kitchen space for our client.

KITCHEN The kitchen’s previous island was totally redesigned for a new show-stopping effect. The counter was extended with two wooden legs for support, wainscot paneling around it with bead boards in the centers, and two custom built island bookcases with backlighting were added to increase the magic. Most of the cabinets were removed to keep a core three cabinets. The sink that was added to the island was double the size of the previous sink for entertaining purposes - major modifications were necessary to shoe horn the sink in. 1X wood boards and crown molding was added to the upper cabinets around the perimeter of the kitchen to bring them up to the ceiling. The cabinet above the new refrigerator was custom fabricated to accommodate the new fridge (which was enormous compared to the owners’ previous one) and to match the cabinetry perfectly. The intricate gray tile backsplash throughout the kitchen added color, texture and a dynamic reflection of the under-counter lighting. The counter was redone in Cambria Quartz with an undermount stainless steel sink. New Thermador appliances were installed throughout the kitchen with a beautiful floating hood vent complimented by the ornate tile backsplash.

Retirement, and the need for a dedicated home office, prompted this Mountain Brook couple to engage in a remodel of their detached apartment-garage. This was the couple’s second remodel with Oak Alley. Inside, the work focused on transforming and updating the old storage area into a practical office space for the homeowner and separate laundry area for the upstairs tenant. Rot was discovered and removed. New stud walls were constructed. The room was insulated with foam, and ductwork was connected to the existing HVAC unit to provide climate control. The wiring was replaced, and outlets installed. The walls and suspended ceiling system were finished in gypsum wallboard to give a clean look. To separate the laundry, HVAC system, and water heater from the office area, we installed frosted glass doors to provide access while retaining the natural light. LED lights throughout the room provide abundant brightness. The original concrete floor was stained and left visible. Outside, the rotten and aged wood siding was removed entirely. Where water had flowed for years, copious amounts of rot were cut away. The structure was wrapped using Zip System sheathing. Allura ColorMax 7.25” smooth lap siding and ColorMax trim were used on the exterior. Excluding a few newer windows at the rear, all windows were replaced with insulated, vinyl, Low-E windows with grills. Aluminum gutters and downspouts were installed. Sherwin Williams “Aurora Brown,” was found to blend with the color of the main house’s bricks and shingle siding, bringing the exterior color as close as possible to the original color. Cedar braced awnings with cedar shingles dressed each entryway, finishing the structure in style, blending it perfectly with the existing house.

Azure Grey pre-cast worktops with cast in sink (450mm x 400mm with drainer groves) all 100mm deep. The 1480mm x 650mm worktop was cantilevered from the wall with bracket fitted behind a false wall and steel plate to adjoining worktop. Azure Grey splashbacks 20mm thick. Fitted by Lazenby. Our clients found their perfect home in the ideal location, with just one catch...they didn't love the interior. It was a little dated. We can fix that! And so we did. Starting with new hardwood floors, we painted the kitchen cabinets, added new carpeting to the staircase, new tile floors in the upstairs bathrooms, new comfort-height toilets, and fresh paint throughout the home. We chose distinct colors for the ceiling, trim, doors, and walls, ensuring a harmonious yet dynamic look. The fireplace brick and trim received a fresh coat, and the stair railings were painted to create a cohesive and modern aesthetic. Revamping the Kitchen We installed a new sink and faucet in the kitchen to enhance functionality and style. Removing the half-wall opened up the space, and we relocated the electrical socket to the outside wall for better accessibility and a cleaner look. Hardwood and Vinyl Flooring We installed beautiful hardwood flooring throughout the home, excluding the laundry room and the tub area of the master bathroom. The two upstairs bedrooms, covering approximately 350 square feet, now boast the elegance of hardwood. We laid luxury vinyl flooring in the laundry room and upstairs bath for practical and aesthetic purposes, combining durability with style. Upgrading Doors To add a touch of luxury, we replaced four hollow doors with solid wood doors in the master bedroom, front TV room, and two upstairs bedrooms. Additionally, we hung a slab door in the basement, all provided by the homeowner, ensuring their taste was reflected in the updates. Addressing Miscellaneous Needs We didn't overlook the details. The access panel to the tub in the upstairs bedroom closet was repaired to ensure functionality and aesthetic continuity. We also provided and installed a half-size utility sink in the laundry room, enhancing its practicality. A Client-Centered Approach Throughout the project, our priority was maintaining a clean and organized worksite, minimizing disruption to our client's daily life. We focused on clear communication, ensuring our client's needs and preferences guided every step of the process. This interior makeover is a testament to our dedication to delivering high-quality results tailored to our clients' visions. LEED Certification Level: V4 Builder: BPC Green Builders, LLC Architect: Trillium Architects The Taft School faculty home serves as a high performance residence and learning lab for students. The project also earned certification through ENERGY STAR, Indoor airPLUS, Water Sense, PHIUS, and Department of Energy Zero Energy Ready Homes with Living Building Challenge Petal recognition pending. The project team was honored with third place in the 2014 Connecticut Zero Energy Home Challenge. Excluding the photovoltaic installation the HERS index was 33, and with the 13.1 kW the HERS index is -14. A year of utility bills show the home is producing more electricity than it uses. Located on a quiet street adjacent to campus the existing, historic home was deconstructed and materials donated or reused where possible. Challenged to find high efficiency windows that were historic commission acceptable, the team installed Klearwall awnings or casements over fixed glass (to mimic double hungs) with simulated divided lites (u-values as low as 0.13). A high solar heat gain coefficient (0.58) facilitates the passive solar gain for winter months, while well designed overhangs and a pergola shade summer sun. Double stud walls have 2¼” closed cell foam plus 8½” dense pack cellulose for a R-49 cavity. The exterior sheathing is R-6.6 Zip Wall System with taped seams to create the continuous air barrier. Inside the solid concrete foundation is 3” closed cell foam behind 2x4 stud walls and R-32 cellulose in the cavity. Prefabricated TJI joists frame the attic floor, an insulated “room” houses the heat recovery ventilator and ductwork, and blown in cellulose blankets it all in R-86. The house tested 0.6ACH50 proving the effectiveness of its air-tight envelope and attention to air sealing. Heating and cooling is provided by efficient air source heat pumps (9.2 HSPF, 16.5 SEER) and delivered by short duct runs which tested extremely tight. A heat pump water heater provides domestic hot water and an on-demand switch, with an occupancy sensor at each bath, ensures hot water is delivered fast and efficiently. Low flow fixtures are WaterSense certified, appliances are Energy Star labeled, and all LED lighting. A Zehnder Novus 300 (93.3% efficient) HRV supplies 112 cfm of continuous fresh air while using only 32 watts of power and running quietly. The homeowners control the mechanical ventilation through the intuitive wall-mounted control pad to shut off or increase the ventilation. Chemicals and contaminants were reduced by using low VOC and GreenGuard certified sealants, adhesives, primers, and paints. A walk-off matt at the side entry and hardwood floors help control dirt and dust. The granite front steps were salvaged and local stone used for the patio and stone walls. Storm water runoff from the roof, patio, and driveway is managed by the rain garden. The native landscaping is low maintenance, a community garden produces vegetables, and the chicken coop is powered by its own roof mounted PV panels. Taft School Director of Environmental Stewardship, Carly Borken has used the design and construction process as a teaching tool for her science classes. With access to the home monitoring system they can virtually access the residents’ consumption.

While being the new kid on the block, this home was designed to be a good neighbor to it's older surroundings. Progressive in materiality, fenestration and detailing but sympathetic in scale and form. It provides the homeowners privacy from the street but is very open to the backyard and the southern sun exposure afforded there. While the home is not certified, it subscribes to many Passive House principles which means it provides a very comfortable environment with good indoor air quality as well as reducing energy consumption. To further tread lightly on the planet, the home is all electric thereby directly excluding the use of fossil fuels. Alternative energy is provided by geothermal and solar photovoltaic systems. The homeowners are also big proponents of local bike culture and have prioritized bike use with an attached bike garage that also serves as a space for training and repairs, and a small bike trail looping the urban property.
