The least exciting work we do is what prevents the expensive calls. Finished in Houston. Client: Justin Location: Houston Scope of Work: Exterior sealing, gable louvers and exhaust vent replacement Nobody takes photos of caulk. But the gaps between siding and brick, around a garage door, around a window, are where water gets into a wall quietly and stays. By the time it shows up inside, it is a framing problem. Justin had us go around the whole exterior. We inspected the full perimeter for gaps, cracks and open joints, pulled the sealant that had cracked or let go, cleaned and prepped the surfaces, then applied new exterior-grade sealant at every joint. Same around the garage door and the accessible windows. Both front gable wood louvers came out and were replaced with new ones of comparable size and design, framing checked while the openings were open. New louvers sealed, weatherproofed, primed and painted to match. Then five exterior exhaust vents on the brick and siding walls, replaced, secured and sealed at the vent-to-wall transition. That transition is a classic entry point almost nobody looks at. Debris removed, work areas cleaned, final walk of all repairs. One honest note: sealant seals joints. It is not a fix for a flashing or drainage problem underneath. If we find one, we tell you instead of caulking over it. Justin, thank you for doing the unglamorous work. His and Her vanities are actually found antique furniture pieces. The sink bowls were antique bowls hand-drilled to accommodate modern drains and stops. A 6-lite sash was cut into the bathroom ceiling to provide additional light from the skylights above. Venting for the bathroom exhaust fan was chased between two rafters and out the soffit.
