This custom screened-in patio in Central Texas transformed an existing covered outdoor area into a more comfortable and functional living space that can be enjoyed throughout more of the year. Bespoke Builders TX enclosed the patio using stained cedar framing and the ScreenEze screening system, creating a clean, durable finish that complements the home’s existing stone, rooflines, and outdoor architecture. The enclosure was designed to preserve the open-air feel of the patio while providing protection from mosquitoes, insects, and debris. Large screened openings maintain clear views of the backyard and allow plenty of natural airflow, while the cedar framing adds warmth and architectural character to the space. The finished patio also retains the existing outdoor fireplace, ceiling fans, recessed lighting, and tongue-and-groove wood ceiling, creating a comfortable outdoor room for relaxing, dining, and entertaining. Sunset Heights Renovation This Victorian style home was beautifully designed from the interior to the exterior. Our clients were looking to update the outdoor space, not only was it not functional, but it did not complement their Victorian home. Although we had a yearlong waiting list for design, our clients were patient and hired us for 3D design. Many times, our clients already have all the components in place, such as a pool, outdoor kitchen, fireplace, pergola etc., but they just don’t feel right. The most important feature of our client’s new space was not only the components, but to be able to have a space that would allow them to create a lifetime of memories. From a visual perspective their existing space seemed limited and confined. Our design team was able to see past this and expanded its space to its full potential which allowed us to create multiple destinations for relaxation, enjoyment and most importantly entertainment. As we began the design process, we were able to take a closer look at the existing space and noticed many safety concerns and how the existing materials did not accentuate the home either. At the completion of their 3D design, we were able to present new ideas and materials that would enhance the value of the home as well as help them visualize the new space created with multiple destinations. Ivory travertine coping & decking was a must as was the Talavera blue highlighted tiles for the newly renovated pool. A new working spa and functional outdoor kitchen with bar were two spaces we are sure they would enjoy while spending time outdoors. We enlarged the existing covered patio to expand the seating area to include chaise lounges, a loveseat and chairs under the pergola shade accent. Newest favorite additions are the gas firepit and cabin play fort which can be highly utilized year-round. Our clients say, “The adults love hanging out in the fort too!” Nestled in the Historic District, our client’s home is now filled with plenty of space and great energy for family gatherings, parties, watching sports, graduations and so much more. Who knows, maybe a future wedding or two! Memories of a lifetime will be made here for years to come! The Setup For this primary bathroom project, the homeowners sought to transform their outdated, beige-toned space into a bright, functional sanctuary. The existing bathroom felt cramped and lifeless, with a small shower and limited storage options. The goal was to create a fresh, updated bathroom that maximizes the existing footprint while addressing specific desires for a more open, organized space with timeless materials. Design objectives: Brighten the bathroom and eliminate the dated beige color scheme Install a freestanding tub in a compact space Create a larger, more open shower without encroaching on the existing foot print too much Incorporate hidden storage solutions Maintain the existing bathroom layout while improving functionality Update lighting and fixtures to create a contemporary feel The Remodel Design challenges to be solved: - Compact Space Utilization – The small bathroom required careful planning to accommodate a freestanding tub while maintaining functionality and avoiding overcrowding. - Hidden Storage Integration – The clients wanted a discreet hamper solution that wouldn’t clutter the limited floor space. - Shower Niche Placement – With plumbing limitations and the clients’ desire to preserve their wavy accent tile wall, finding the perfect niche spot became a creative puzzle. - Tile and Finish Coordination – Selecting complementary white tile and floor materials that worked harmoniously together. - Larger Shower Space – Make the shower feel more open and brighter The Renewed Space Design solutions: - Strategic Tub Placement – The freestanding tub was carefully positioned to maximize space, with its faucet strategically placed to allow easy access while preserving walking room. We reduced the counter depth just a bit by the tub, allowing more room for hamper cabinet and window access. - Concealed Hamper Storage – A custom pull-out hamper was integrated into the vanity (right side, by tub), providing discreet storage within an 18-inch depth constraint. - Shower Plumbing Wall Niche – We shifted the niche left, just enough to work around the plumbing infrastructure and still score a roomy storage spot that looks intentional. - Sophisticated Selections – Porcelanosa curvy white tile, Kohler brushed gold fixtures, and a neutral grey tile floor created a simple, timeless aesthetic that will be loved years to come. - Open Shower – Replacing the side wall with a clear glass surround, continuing the tile on the ceiling and extending the footprint opened up this area to the room while allowing more natural lighting into the shower space. This bathroom transformation shows how thoughtful design turns challenges into opportunities. Brushed gold fixtures add warmth to the fresh white palette, while the perfectly balanced floor tile brings just the right depth. A partially glass-fronted vanity introduces subtle charm, giving the space a unique edge. Once cramped and outdated, this bathroom now feels bright, spacious, and serene—a testament to how every design detail makes a difference.

Homeowner Services of Michigan (HSM) is excited to share the details of a new 16' x 22' family room expansion in Ann Arbor, Michigan. This project reflects our dedication to meeting our clients' specific needs. Our clients approached us needing more space for their growing family and wanted a seamless integration with their existing home. After thorough consultations, we developed a plan to bring their vision to life. The project began with careful architectural planning. We worked with a local architect to create detailed plans and secured all necessary permits to ensure compliance with local building codes. Site preparation involved demolishing an existing carport, grading, and excavation to prepare the building pad for the new foundation. This step was essential to ensure a stable base for the construction. Our team then focused on structural framing, tying the new addition to the existing home. We ensured that the new structure matched the current architectural style for a seamless blend. The addition was then roofed and sheathed to provide a sturdy and weatherproof exterior. Next, we addressed the electrical work, installing new circuits for lighting, HVAC, and receptacles, and adding smoke and carbon monoxide detectors to meet safety standards. A licensed journeyman electrician performed the electrical service to ensure high-quality and compliant installations. Insulation and drywall installation followed. We installed batt insulation to meet or exceed Michigan Energy Code requirements. The interior surfaces were finished with drywall, taping, mudding, sanding, and priming to prepare for painting. Baseboard molding and trim around doors and windows added the finishing touches. Exterior features were also important. We framed and installed new windows and a front entry door and added a front eyebrow vent feature to match the existing structure. Vinyl siding was installed to complete the exterior, ensuring a cohesive look and enhanced curb appeal. Throughout the project, we maintained a clean and professional worksite, disposing of debris responsibly and minimizing disruption to the client's daily lives. Our focus was always on delivering quality and ensuring client satisfaction. This home addition project highlights our commitment to understanding and fulfilling our clients' needs. We are proud to have added valuable space and enhanced the overall functionality and aesthetic of the home. These folks had a vision, a budget, and a whole lot of patience. 2012 NATIONAL NARI COTY SOUTHEAST REGIONAL AWARD WINNER, RESIDENTIAL INTERIOR SPECIALTY Scope: Creative design in converting a plain basement storage space into a wine cellar and tasting room for a couple that is changing their basement over to an adult “play” space. The basement already has a movie theater, exercise room, and a game table. They have been visiting local wineries and collecting for a future wine cellar of their own. Needed to work around the existing ductwork for the main level, tie into the electrical panel and HVAC system, move the hot water heater and furnace with associated ductwork, and hide the sump pump in the corner. They also wanted an upgraded look in the cabinetry and shelving. The space needed to be insulated and waterproofed to maintain constant temperature. We connected to the existing electrical system, adding a split cooling system to their existing HVAC. The HVAC for the cellar has its own ductwork and compressor system, but ties into the existing system for drainage. These needed to be routed through the floor joists above. We ordered cabinetry and modified it to conceal the sump pump in the corner, as well as cut the racks to fit around the overhead duct work that cut across the middle of the ceiling. We installed mini LED lights along the shelving to give a glow so the labels could be read. The tasting table is upgraded to granite with a barrel curved edge, and shelving for larger bottles above. Small touches added to the cabinetry and racks we ordered make this a custom designed cellar. Textures in the tile pick up on the wood grain of the mahogany racking. The custom insulated door has a frosted design. There are a variety of lights used, all on timer, including the LEDs, recessed and puck lights over the tasting area. The raised tumble limestone and the rest of the design, makes it unique to these homeowners.

The kitchen in this beautiful 1934 home had been renovated, but lacked flow and adequate storage and for the family of five. The Viking range was trapped in an alcove, with little counter space on the sides. By relocating the wall oven, the range wall is a functional area featuring two niches, an accessory rail and dramatic tile. The new grey-stained Crystal cabinets in hickory and cherry complement the existing Colorado stone floors. Careful selection of materials and placement blends existing and new, while respecting the vintage of the home.

A young couple with three small children purchased this full floor loft in Tribeca in need of a gut renovation. The existing apartment was plagued with awkward spaces, limited natural light and an outdated décor. It was also lacking the required third child’s bedroom desperately needed for their newly expanded family. StudioLAB aimed for a fluid open-plan layout in the larger public spaces while creating smaller, tighter quarters in the rear private spaces to satisfy the family’s programmatic wishes. 3 small children’s bedrooms were carved out of the rear lower level connected by a communal playroom and a shared kid’s bathroom. Upstairs, the master bedroom and master bathroom float above the kid’s rooms on a mezzanine accessed by a newly built staircase. Ample new storage was built underneath the staircase as an extension of the open kitchen and dining areas. A custom pull out drawer containing the food and water bowls was installed for the family’s two dogs to be hidden away out of site when not in use. All wall surfaces, existing and new, were limited to a bright but warm white finish to create a seamless integration in the ceiling and wall structures allowing the spatial progression of the space and sculptural quality of the midcentury modern furniture pieces and colorful original artwork, painted by the wife’s brother, to enhance the space. The existing tin ceiling was left in the living room to maximize ceiling heights and remain a reminder of the historical details of the original construction. A new central AC system was added with an exposed cylindrical duct running along the long living room wall. A small office nook was built next to the elevator tucked away to be out of site.

Tired of doing laundry in an unfinished rugged basement? These homeowner's were as well! They contacted Castle to help them with their basement planning and build for a finished laundry space and new bathroom with shower. After the designer and client walked through ideas to improve flow of space, we decided to eliminate the existing 1/2 bath in the family room, and move the new bathroom into the existing laundry room. The full laundry room was finished to include new walls, ceilings, new plumbing, new Adura luxury vinyl tile flooring, beautiful shaker style cabinetry with beadboard panel, Glossy white Cultured marble countertops, a new Blanco composite sink, and Kohler Bellera faucet. In the new bathroom space, we continued the Adura luxury vinyl flooring. Finishes in the bathroom include Kohler Memoirs pedestal sink, Kohler Archer faucet, custom hex tile shower floor, subway tile walls, and custom frameless glass shower enclosure. Additional improvements were made to improve the health of the home including asbestos tile abatement, new drain tile and sump pump, new spray foam insulation, new glass block window, and a new Panasonic bathroom fan. We also decided to save and restore some original pieces in the home like their existing 5-panel doors and repurposing one salvaged door into a pocket door for the new bathroom. The homeowner completed the basement finish with new carpeting in the family room. The whole basement feels fresh, new, and has a great flow. They will enjoy their happy and healthy home for years to come.

Humble and unassuming, this small cottage was built in 1960 for one of the children of the adjacent mansions. This well sited two bedroom cape is nestled into the landscape on a small brook. The owners a young couple with two little girls called us about expanding their screened porch to take advantage of this feature. The clients shifted their priorities when the existing roof began to leak and the area of the screened porch was deemed to require NJDEP review and approval. When asked to help with replacing the roof, we took a chance and sketched out the possibilities for expanding and reshaping the roof of the home while maintaining the existing ridge beam to create a master suite with private bathroom and walk in closet from the one large existing master bedroom and two additional bedrooms and a home office from the other bedroom. The design elements like deeper overhangs, the double brackets and the curving walls from the gable into the center shed roof help create an animated façade with shade and shadow. The house maintains its quiet presence on the block…it has a new sense of pride on the block as the AIA NJ NS Gold Medal Winner for design Excellence!

The kitchen in this 1950’s home needed a complete overhaul. It was dark, outdated and inefficient. The homeowners wanted to give the space a modern feel without losing the 50’s vibe that is consistent throughout the rest of the home. The homeowner’s needs included: - Working within a fixed space, though reconfiguring or moving walls was okay - Incorporating work space for two chefs - Creating a mudroom - Maintaining the existing laundry chute - A concealed trash receptacle The new kitchen makes use of every inch of space. To maximize counter and cabinet space, we closed in a second exit door and removed a wall between the kitchen and family room. This allowed us to create two L shaped workspaces and an eat-in bar space. A new mudroom entrance was gained by capturing space from an existing closet next to the main exit door. The industrial lighting fixtures and wrought iron hardware bring a modern touch to this retro space. Inset doors on cabinets and beadboard details replicate details found throughout the rest of this 50’s era house.

Reimagined as a quiet retreat on a mixed-use Mission block, this former munitions depot was transformed into a single-family residence by reworking existing forms. A bunker-like concrete structure was cut in half to form a covered patio that opens onto a new central courtyard. The residence behind was remodeled around a large central kitchen, with a combination skylight/hatch providing ample light and roof access. The multiple structures are tied together by untreated cedar siding, intended to gradually fade to grey to match the existing concrete and corrugated steel.

They wanted a larger island and easier access to the dining room. They also wanted to eliminate the existing cooktop location from the island and make the island larger. Because the existing space was not able to accommodate all those requests, we decided to eliminate the breakfast area and incorporate that space into the kitchen. By eliminating an existing bay window and making the kitchen sink window larger, we were able to make the new layout work without sacrificing any natural light. A French door to the newly added and adjoining sunroom and casual outdoor dining spot still allows for multiple dining options. And by enlarging the opening to the dining room, it allows for easier access to this space on a daily basis versus for special occasions only. The client already had a large desk in the kitchen and spends a lot of time at this area. We were able to make the new desk even larger by moving the refrigerator to another area. The refrigerator is covered in decorative panels so that it blends nicely into the furniture look of the room. The larger island can now seat several people comfortably. The room’s traditional feel was achieved by providing different finishes on the perimeter, island and desk cabinetry. Handmade gray backsplash tile, a combination of soapstone and Carrera marble give the space a classic appeal. Details provide interest – custom glass mullions, decorative wood hood and bronze hardware give the space character and charm. Staircase - contemporary staircase idea in Vancouver

This is a great house. Perched high on a private, heavily wooded site, it has a rustic contemporary aesthetic. Vaulted ceilings, sky lights, large windows and natural materials punctuate the main spaces. The existing large format mosaic slate floor grabs your attention upon entering the home extending throughout the foyer, kitchen, and family room. Specific requirements included a larger island with workspace for each of the homeowners featuring a homemade pasta station which requires small appliances on lift-up mechanisms as well as a custom-designed pasta drying rack. Both chefs wanted their own prep sink on the island complete with a garbage “shoot” which we concealed below sliding cutting boards. A second and overwhelming requirement was storage for a large collection of dishes, serving platters, specialty utensils, cooking equipment and such. To meet those needs we took the opportunity to get creative with storage: sliding doors were designed for a coffee station adjacent to the main sink; hid the steam oven, microwave and toaster oven within a stainless steel niche hidden behind pantry doors; added a narrow base cabinet adjacent to the range for their large spice collection; concealed a small broom closet behind the refrigerator; and filled the only available wall with full-height storage complete with a small niche for charging phones and organizing mail. We added 48” high base cabinets behind the main sink to function as a bar/buffet counter as well as overflow for kitchen items. The client’s existing vintage commercial grade Wolf stove and hood commands attention with a tall backdrop of exposed brick from the fireplace in the adjacent living room. We loved the rustic appeal of the brick along with the existing wood beams, and complimented those elements with wired brushed white oak cabinets. The grayish stain ties in the floor color while the slab door style brings a modern element to the space. We lightened the color scheme with a mix of white marble and quartz countertops. The waterfall countertop adjacent to the dining table shows off the amazing veining of the marble while adding contrast to the floor. Special materials are used throughout, featured on the textured leather-wrapped pantry doors, patina zinc bar countertop, and hand-stitched leather cabinet hardware. We took advantage of the tall ceilings by adding two walnut linear pendants over the island that create a sculptural effect and coordinated them with the new dining pendant and three wall sconces on the beam over the main sink.

New edging was part of the 2020 refresh of the garden. Corten steel edging frames various materials and granular paving helps preserve tree roots.
