At the far end of the building, the "sitting room" is a quiet, contemplative space that seems almost hidden from the rest of the house. As the former waiting room of the dentist's office, this space is completely intact, right down to the integrated yellow seating. Separating this room from the rest of the house is a series of smaller rooms, once former exam rooms and a reception area. Since starting At Home Modern, this side of the house has acted as storage for inventory, although someday the couple can see turning it into extra living quarters or office space. This is an example of a mid-sized modern drought-tolerant and partial sun backyard gravel landscaping in San Luis Obispo.

Blending a modern sensibility with traditional architecture, this garden features a front yard meadow with native grasses (Carex praecracilis) and wildflowers. Poured-in-place concrete pavers in a meandering pattern slow the approach from the sidewalk to the entry. The modestly-sized backyard has been maximized for entertaining with outdoor dining and lounging areas and subtle landscape lighting. The owners wanted to keep the long wall of windows but still needed a full working kitchen along with ample seating for relaxed entertaining. The new floor plan design made more effective use of the space, accommodating multiple needs into the kitchen. The new layout created an open galley kitchen with a 13 1/2′ Island and seating at each end, accommodated by a cool-grey custom banquette with 2 tables. A SubZero refrigerator and wine cooler along with dual Miele dishwashers and speed oven help complete the kitchen.

With a window view and everything at her finger tips, it is easy to see why this is Chelsea's favorite room in the house. "It is a place where I am inspired, free to create and that is totally me", she describes. Although she considers this the "mess room", Chelsea has employed a system of organization to make project execution a smooth process. "My solution to clutter is storage, storage, storage - that's where those baskets come in!" By combining shelves and bins with pegboard and hooks, her creativity will never be overshadowed by the need to search for supplies. This existing client reached out to MMI Design for help shortly after the flood waters of Harvey subsided. Her home was ravaged by 5 feet of water throughout the first floor. What had been this client's long-term dream renovation became a reality, turning the nightmare of Harvey's wrath into one of the loveliest homes designed to date by MMI. We led the team to transform this home into a showplace. Our work included a complete redesign of her kitchen and family room, master bathroom, two powders, butler's pantry, and a large living room. MMI designed all millwork and cabinetry, adjusted the floor plans in various rooms, and assisted the client with all material specifications and furnishings selections. Returning these clients to their beautiful '"new" home is one of MMI's proudest moments!
