Her contemporary Seattle features a limitless sky and water view. The view inside Leslie’s kitchen was a little different. “Our kitchen was very dated and in need of renovation,” she says. Her 1974 contemporary home is perched on a bluff overlooking Puget Sound, but her dark, cramped kitchen didn’t take advantage of the stellar views. For Leslie and her husband, Peter, the kitchen only allowed one person at a time to cook. This was not like Leslie’s charming cottage. She longed for the welcoming, light filled, open space of her cottage kitchen. But how to bring that feel to a mid-70’s contemporary, especially one that allowed no room for expansion? For Seattle Neil Kelly Design Consultant, Diane Forman, the goal was simple. “How do I translate the crisp, clean, cheering feeling of a Victorian cottage kitchen to a contemporary space?” Diane needed some extra space, and what she found wasn’t much. She found 12 inches of space that was available without infringing on the dining room window nearest the existing kitchen. “The impact of that additional 12 inches was immense in that it opened up storage solutions not previously conceivable,” Diane says. “It made it possible for two people to comfortably occupy and move within that space. Just one foot, that’s all it took,” she says. As their current locations and sizes took full advantage of the view, it made no sense to move the windows, but she still needed to “lighten up” the dark kitchen. “I needed to create a joyously simple, very traditional color palette for a sophisticated contemporary setting,” Diane says. “And I replaced the ubiquitous 1970’s fluorescent light boxes with recessed can lighting, under cabinet task lighting, and some beautiful hand-blown pendant lights placed above the peninsula.” But there was one more hurdle to overcome: Storage. Diane needed to create storage for dishes, pans, spices, wine, trays, cookbooks, small appliances and recycling. And she also had to make space for her client’s crystal collection. “Relocated the display cabinet and adding a new gently curved eating bar accommodates seating for four without intruding on the existing window nearest the kitchen”, Diane says. There are multiple details that add up to a distinctly modern feeling and optimism to the space. And in the long run Leslie and Peter have a kitchen that matches their view. “Diane and I were trying to find a transitional style that would be cottage-like, and also urban modern,” says Leslie. “I think she did a very good job.”

Before their move, the family had always lived in subdivisions. “Our previous homes were a great place to raise our kids, and we always loved getting to know our neighbors,” she notes. However, she and her husband began looking for a home with a little extra outdoor space and a more manageable interior that would accommodate them as they grew older. Though they’d toured many houses and even put contracts on a few, this Westwood ranch-style home spoke to them as soon as they stepped foot through the front door. “The house and the property just had the feeling I was looking for, even though it wasn’t in the best condition yet. It was just so peaceful.” Peacefulness and a connection to nature were the main focuses for the renovation. The homeowners sought the help of Rochelle McAvin of LU Design Build to make their vision come to life. “I needed a designer who understood my love for gently-used furniture, which I find more personal and interesting. They also needed to get the look I was going for; Mid-century modern with a twist. I felt that LU Design Build was creating the kind of projects I was looking for.” Designer Rochelle McAvin has worked in the design build industry for over six years, and she focuses mainly on residential remodeling. For all projects, she believes in letting the clients’ priorities fuel the design. “Form follows function, and we wanted to make this house as efficient and comfortable as possible for the homeowners.” The goal of the project was to create a personal oasis for the pair they could enjoy for years to come while leaving a minimal environmental footprint. They aimed to make the space feel calm, serene and interesting without making the entire house white. The home is interesting from the moment you enter. To the right of the front door is a sunken living room that the homeowners lovingly call “The Pit.” Built in 1967, the sunken living room was original to the home, but the previous owners leveled the space in a 1980s remodel. Both the new owners and Rochelle agreed that restoring the sunken floor plan gave the home character, though they made it smaller to increase coziness and intimacy. Primarily used as a family gathering place and game room, “The Pit” needed ample seating and enough space for visitors to pull up a chair and enjoy each other’s company. The large couch was a find from Stash Home, and the gray swivel chair and roomy coffee table came from Pottery Barn. The homeowner finished off the space with vintage ottomans from an estate sale to act as side tables. Large windows at the front of the room give a perfect view of the pond just outside and let in plenty of natural light during the day. Dimmable light fixtures from West Elm give the room a warm glow once the sun sets. Because the homeowners don’t always require a lot of seating, they opted for a table in their dining room with many removable leaves, allowing it to shrink down to the size of a desk. A Napoleon electric fireplace adds to the warm ambience at dinners, gently lighting the striking wallpaper. White oak floors and tongue-and-groove white ceilings lead from the front of the home back into the main living space. The living room has vaulted ceilings and an original brick fireplace. The homeowners wanted to find a perfect balance between bright and cozy; the windows and the added skylights gave the room great natural light, but the team added an oiled plywood wall to warm up the color scheme. The fireplace, painted beige in a previous remodel, received a fresh coat of gray paint to act as the room’s anchor. The homeowner found the majority of the home’s furniture from Facebook marketplace. Buying furniture second-hand is a great way to recycle interesting pieces and minimize one’s environmental footprint in the remodeling process. “She has such a good eye bringing in earthy, vintage pieces that made every space more personal and cozy,” says Rochelle. “I think she nailed it!” In the kitchen, the homeowner desired a space that “felt like any other room. I didn’t want it to scream ‘kitchen.’” To achieve this look, the team chose natural Missouri limestone from SFI for the island and countertops. The walnut cabinets are custom-made from Hulls Cabinetry; the bottom cabinets are painted evergreen to match the lush trees shown through the large windows. Lucite hardware with brass accents from CB2 add interest and ease. The Facebook marketplace table keeps the space light and fun. To avoid clutter, the team created a butler’s pantry off the kitchen to house the family’s odds and ends, as well as the wife’s house plant collection. “We created a bright, functional space for her off the main living area for her to stow all her keepsakes," comments Rochelle. "She’s a collector, and we wanted to give all her things a home without affecting the rest of the home’s design.” Rochelle knew the main bedroom needed a calming, relaxing vibe for both homeowners to enjoy. “I don’t spend much time in my bedroom, but I wanted it to feel like a getaway, almost like our own personal hotel room,” the wife notes. She and Rochelle chose the softest carpet they could find. A Harlequin “Foxley” wallpaper accent wall elevates the suite, complemented by walls painted in a custom gray/taupe. A tree trunk headboard in gray adds a final natural element. “Our last bathroom was very large, and it was always cold,” the wife says. “We wanted this bathroom to be as warm as possible.” They kept the bathroom’s layout relatively small, but it allowed enough space for all the wife’s requests, including a matte eco-friendly Perlato Vittoria tub in lapis stone, zero-entry shower and Missouri limestone vanity. Heated porcelain floors designed to mimic slate paired with high-gloss, straight stacked tile on the walls keep the bathroom both natural and eye-catching. “This project was so organic from beginning to end,” says Rochelle. “The homeowner and I made changes to the design as we went along. Our constant collaboration is what made this home so customized for them. It really fits their personality." “We don’t intend to move again, so with this house, we really went for it,” the wife says. “It’s everything we wanted from the start: easy to live in, peaceful, beautiful. I’m so happy every time I come home because I know this space made for us.”

The goal was essentially to create the antithesis of that: a warm, fresh, lively and dynamic garden suited for a party, play and just hanging out and having fun. The challenge was to incorporate lots of functions into the small space. The patio was set in the back to get the most garden. The ledges on the raised beds offer extra seating during parties. By situating the play house on top of the shed (only accessible by the climbing wall), moving the access to the back alley into the shed and adding a diagonal to widen the space near the shed for play but keep the patio area intimate, the space was optimized as much as possible. The warm Terre Egypte color from Farrow & Ball that is painted on the bed and walls adds lots of warmth and freshness.

LEED Certification Level: Platinum. Builder: R & S Engineering & Construction. The Cavanaugh Residence is a contemporary split level with a split personality. Totally designed from the ground up to minimize impact and maximize energy and water efficiency, its beautiful facade belies its hard-working, high-producing systems, earning it a LEED Platinum score of 116.5, and a HERS rating of minus 22. The 2774 square foot home produces over 100 per cent of its power with a 10.8 kw pv system, and captures 100 per cent of its freshwater needs from the curved metal roofs through an engineered collection and purification system, stored in an integrated concrete cistern. Constructed of locally made SIP panels on an infill waterfront lot, the home is oriented to maximize the production of the pv panels. Six inch SIP panels work together with a highly reflective, highly emmisive cool standing seam roof, icynene insulation in ceiling and floors, and carefully placed high efficiency windows and doors to create a tightly sealed environment. The 17-seer Trane heat pump variable speed compressors and TAM 7 air handlers, along with a whole house dehumidifier and fresh air intake provide a comfortable, clean indoor environment while using little energy. In the shoulder seasons, natural ventilation cools the home with fresh breezes drawn from lower windows in each room flowing through the curved ceilings to clerestory windows at the top of the house. Natural daylighting, with windows placed in corners and high clerestories, bounce the abundant natural light so that the owners use the interior LED lighting primarily at night. Windows were sited to frame views of the neighboring park and water, and capture the light, but represent a very low percentage of glazing to wall to conserve energy. Primarily native, xeriscaped turfless landscaping sips reclaimed water from its drip and bubbler irrigiation system, and requires little trimming or chemicals. Established trees, protected during construction, shade the home, FSC certified decks, and yard, providing a cool place to enjoy the outdoors at any time of the day, even in Florida's summer heat. Rainwater is diverted from the bay through the engineered collection and filtration system to an integrated concrete cistern hidden beneath the decks. Abundant Florida rainwater supplies 100 per cent of the home's needs, including drinking, bathing, and cleaning. Naturally soft, the highly filtered and UV purified water requires no chemical treatment or water softener. Coupled with minimal hardscape and permeable drive and walkways, almost all ground water remains on the lot, and out of storm sewers and bay runoffs. Designed as a forever home for this active retired couple, an open floor plan provides diagonal interior views along with great circulation space. Wide hallways and doors, curbless showers, an elevator, and extra blocking in the walls for grab rails insures the couple of being able to use their home even if physical disabilities arise. The home's footprint is minimized by building over the conditioned crawlspace and over-sized garage, and the finished floor height, at least two feet above flood code requirements, significantly reduces insurance costs while maximizing storage space for camping and water sports equipment. Materials, fixtures and appliances were carefully selected for energy and water efficiency, local production where possible, recycled content/recyclability, durability, and cost-effectiveness. The owners were very involved in vetting and materials selections, and assisted in just-in-time purchasing to minimize waste. Scrap materials were sorted daily for re-use elsewhere in the project (blocking, concrete forms, drywall scraps as acoustical insulation in interior walls, etc.), resulting in a tiny waste pile at the end of a dumpster-free project. Concrete waste was hauled to a local recycler to become road base, and extra useable materials were returned to the vendor or donated to Habitat Restore. Cost-effective choices, and careful planning, saved significant dollars in construction cost as well as landfill space. One of the biggest challenges was finding qualified subcontractors who would work within the guidelines. With the help of our LEED consultant and meetings and explanations, most subcontractors not only bought into the ideas readily, but offered up new ideas. Highly skilled and professional, the team of subs, LEED consultant, and contractor proved that LEED construction is excellent construction. The team, the owners, and I also found that LEED construction makes great economic sense. Most materials (other than increased insulation and photovoltaic panels) cost no more, and sometimes less, than those employed in construction of a lesser standard. The owners have been living in the home for a year now, and are thrilled with the results. No power bill. No water bill. Extremely low insurance bill. Minimal ground maintenance. No fabric softener. Reduced use of soap, detergents, and shampoos and cleaning supplies. Less time cleaning with spot-free rainwater. Careful planning and materials selection brought the project in under budget, and the home operates at an extremely low cost, both to the homeowners, and the environment. Who wouldn't be thrilled?

Many common shade manufacturers use materials with PVC plastic, which is known for off-gassing hazardous chemicals that linger in the air in the home for years. The main floor roller shades met the client’s request for an eco-friendly fabric by utilizing motorized shades with GreenScreen fabric. In other rooms, the designer and client wanted the classic look and soft fabrics with roman shades and drapery tracks on several windows in the house. By partnering with the interior designer and fabric workroom, we were able to provide a custom solution for motorization of roman shades and drapery. Lighting Control The client is able control all of the lighting and window treatments in the house with a single control system. This eliminates the need for extra devices on the wall or remote controls that clutter up the space and get lost. By utilizing the custom window treatments, the house is able to conserve energy by keeping the house warmer in the winter, and cooler in the summer by providing insulation and blocking sunlight. The lighting control system further helps to conserve energy by beautifully dimming LED lights as well as using quick buttons that turn off all of the lights in the house, or un-occupied rooms, with the press of a single button. Motorized Window Treatments Motorized window treatments add a high level of convenience to any project, especially those with many windows in hard to reach places. The challenge with many manufacturers is a limitation of style and fabric selection, some may be as basic as only roller shades. Often times these come with un-reliable, wireless controls. On this Birmingham, MI project completed in March 2019, we partnered with the interior designer and drapery workroom to provide a truly unique solution. The homeowner and designer’s requests included many different styles of window treatments including rollers shades, roman shades and motorized draperies. Typically, this would result in a collection of various shade manufacturers with unsightly remotes scattered across each room or stuck to the wall for control. Utilizing standard offerings, coupled with an incredible team effort by the designer and drapery workroom, we provided all of the requested styles of window treatments, and were able to control them all on a single system. This means that each room has a single, elegant keypad built into the wall that controls not only the window treatments, but the lighting as well. When leaving/entering the home, all of the window coverings can be raised or lowered with a single button press. Shades and draperies can also be set to operate based on the time of day for automatic day-to-day operation using sunlight as a guide. In the end, we achieved convenience, function and sophisticated style.

This property was in theLadbroke Grove area of West London near Kensington. The client had found an old and probably original black and white checkered pattern Victorian tiled floor under their cork tiled flooring. They also reported that it was badly damaged so I thought it would be best if I paid them a visit first to see how extensive the damage was and whether it was repairable. The floor was in a quite a state, the tiles were covered in glue from the cork and had several areas had been back filled with cement. I reassured them that the damage could be rectified, and that it would be possible to completely restore the floor back to a good standard. I would have to remove the glue, remove the cement that had been used to level the floor and replace with reclaimed tiles to match. They were relieved to find out it could be done and happy with my quote I was instructed to go ahead with the work. We started by taping up the skirting boards to protect the woodwork. With this done attention was turned to the glue which was softened using a strong dilution of Tile Doctor Remove and Go so it could be carefully scraped off. Multiple techniques and tools were needed to remove the glue including hand-held scrappers and a black pad fitted to a buffing machine. For the stubborn areas steam was applied to help lift the adhesive out the tile. Once all the glue was removed the floor was rinsed and the alkaline cleaner neutralised with Tile Doctor Grout Clean Up which further cleaned the tiles and removed old traces of grout from the floor. Old floors like this generally don’t have a damp proof membrane underneath so the acids in the Grout Clean-up also counter any efflorescent salts trapped in the tile. Once this was completed the slurry was removed with a wet vacuum and left to fully dry out overnight. The following day focus turned to repairing the areas of the floor where the tiles were missing or broken. The main issue being the cemented areas, we see this a lot with Victorian Hallways and generally what happens is a heating engineer digs out the floor to install pipework. Not being tilers, your average plumber then repairs the floor with a self-levelling cement that brings the level up to the surface of the tile so it can be covered with lino, carpet of in this case cork. The sub floor was then rebuilt with rapid setting self-levelling compound but this time to below the level of the tile. Once the new base was dry it was a just a question of re-tiling with the replacement tiles to match the original checkered pattern. The replacement reproduction tiles were sourced from Original Features in Crouch End North London. After grouting we left the floor to dry out over the weekend. When we returned to seal the floor our first step was to check the floor was dry using a moisture meter. This is critical as the sealant will not cure correctly if there is too much moisture in the floor. In this case the extra two days we had allowed had done its job and the test had confirmed it was ready to accept a sealer. The client wanted the floor finish not to be too shiny once sealed so we opted to seal with two coats of Tile Doctor Seal and Go Extra. This is good choice for old Victorian floors such as this example as it’s special acrylic-based formula allows for moisture vapour transmission which as mentioned previously is a concern where no damp proof membrane has been installed. I’m please to confirm my clients were delighted with the result, as you can see from the pictures the black and white floor restoration makes for a dramatic entrance well in keeping with the style of the property. For aftercare I recommended the use of Tile Doctor Neutral Tile Cleaner which will keep the tiles in good condition going forward without damaging the new sealer.
