This Eclectic inspired home centers around the courtyard water feature. This feature was not designed to be subtle. Low profile focal points were required from views coming in all directions. The primary view from the entry provides a view down the center of Cannon jets and fire bowls over the vanishing edge. The reflective vanishing edge spa and led lights added to the visual accents. Floating steps connect the pool deck to the spa as well as floating pads cross the infinity two tiered basin. This allows minimal steps from cabana to porch terraces. The lower terrace captures the view as the water cascades down the copper spill edges. Pool barstools provide additional seating in the water adjacent to the cabana. Access was so difficult the pool shell was completed before the house foundation was started, The home changed owners at the framing stage and the selling point of this home was the courtyard water feature. From SinglePoint Design Build: “This project consisted of a full exterior removal and replacement of the siding, windows, doors, and roof. In so, the Architects OXB Studio, re-imagined the look of the home by changing the siding materials, creating privacy for the clients at their front entry, and making the expansive decks more usable. We added some beautiful cedar ceiling cladding on the interior as well as a full home solar with Tesla batteries. The Shou-sugi-ban siding is our favorite detail.
While the modern details were extremely important, waterproofing this home was of upmost importance given its proximity to the San Francisco Bay and the winds in this location. We used top of the line waterproofing professionals, consultants, techniques, and materials throughout this project. This project was also unique because the interior of the home was mostly finished so we had to build scaffolding with shrink wrap plastic around the entire 4 story home prior to pulling off all the exterior finishes.

At an elevation of 8750' and winter design temperature of -16 degrees F, the historic mountain mining town of Telluride, Colorado can be cold! Beyond Efficiency was brought on board for its cold-climate expertise and provided buiding envelope advising and detailing, mechanical engineering, and guidance in surpassing Telluride's energy efficiency requirements for the new single-family home. The project was completed in the fall of 2016.
Our detailed plan review of preliminary building envelope details services identified thermal bridging issues at basement wall intersections with the slab and raised floor. Simple modifications significantly reduced heat loss and improved constructability. We also advised on the above-ground framed wall assemby, which resulted in a 2x6 wood-framed wall insulated with dense-pack cellulose, ZIP System sheathing (which doubles as the airtight weather-resistant barrier (WRB)), 2" continuous rigid mineral wool insulation, 1x4 furring, and fiber cement lap siding. The wall assembly reduces heat loss 20% compared to Telluride's minimum requirement, and the R-52 roof assembly is 35% better than code. Alpen high-solar gain fiberglass windows, which include a low-E film suspended between the two panes of glass, reduce window-related heat losses by 50% compared to code and round out the high-performance envelope package.
The final mechanical system design includes heat-recovery ventilation and in-floor radiant hydronic heating provided from a 95% AFUE high-efficiency condensing gas boiler. Utility bills from the first year of occupancy demonstrate the project's highly efficient design: the household's total site energy is about 20% less than that of the average Colorado residence, an impressive feat given that Telluride is in a significantly more extreme climate zone than a majority of Colorado's population.

Will Calhoun - House VI is an intimate residence. I was asked to renovate this home in 1989 after earlier construction techniques had failed to protect the integrity of the curtain wall and roof systems. The renovation was extremely comprehensive will many new structural members, new insulation, roof system, windows + doors, FineStone exterior stucco, skim coat plaster interior, floors, glass insets in the floors, cabinets, tile, etc. etc. For many years the house was worry free. Ultimately, the closely packed horizontal skylights with 'lower than spec' curbs on the roof succumbed to New England winters and pin hole leaks began to appear. That was alleviated in 2010 when many of the skylights were eliminated and a low pitched EPDM roof system was installed. In late winter 2014 the temperature plunged in the house and the low temperature sensor failed to alert anyone until 14 hidden pipe breaks and a great deal of water damage necessitated a new, smaller renovation to penetrate the finishes - both interior and exterior - to mend the pipes and restore the house to it's original aesthetic.

The site’s extreme topography required a series of retaining walls, steps, and terraces to access the home and its outdoor rooms.

True to the prairie style, the form was kept low and friendly with hipped roofs and broad overhanging eaves.
