The warm and inviting living room is anchored by the wood burning fireplace. The furniture is an ensemble of Vienna Seccession pieces coupled with an Eileen Gray side table, and a custom coffee table and rug. The window valences and fireplace mantle have decorative plaster moldings designed expressly for this space. Designed Gail Green and David Estreich, the apartment shows how to combine different styles and sumptuous materials in a manner which enlivens, yet never overpowers, a classic prewar Park Avenue apartment. Before renovation, the Green Apartment had the benefits as well as the disadvantages typical of pre-war Park Avenue apartments: high ceilings and charming detail went hand-in-hand with a layout marred by unfortunate changes made over the years. The goal of the renovation, therefore, was not to restore the apartment to its original grandeur, but to create a new space which would evoke the spirit of that grandeur in a modern setting. This black, white and gold color scheme is carried throughout the apartment. One enters into a spacious foyer with the formal dining room just beyond. The entry foyer and dining room were placed on axis with each other, separated by a screen wall with glass block which gives the dining room visual privacy, and yet allows the two spaces to flow together. The living room is reached from the foyer by passing through an entire portal whose design is an abstraction of the Palladian motif Black stained floors provide an elegant background for the classic furniture and grand piano. The living room is furnished in a fascinating mix of Classic and Modernist styles. On the opposite side of the foyer from the living room, a hall goes past the dining room and ends in sandblasted glass doors. The powder room is recessed into a semicircular apse which is the focal point of the room. The den is a modernist homage to Eileen Gray. The kitchen was divided into two areas to reduce the awkward length of the space: a work area with appliances arranged around an L-shaped counter, and a breakfast area located at the east-facing window. White polyester cabinets form a stunning contrast to the granite countertop and backsplash.

We refaced Zack's cabinets, and cut out spaces to insert glass fronts. It gives the kitchen a completely new, updated feel. Our client, Zack, is a young urban professional, who lived in Hong Kong, where he became fascinated with Feng Shui. We Feng Shui'ed his whole place, but he also wanted a massive renovation of his extremely dated kitchen. He had a fairly limited budget by Bay Area standards ($25,000). We basically gave him a $50,000 kitchen for $25,000. First, we took down a wall that was previously where the bar currently sits. To pull off this project, we did some expert bargain shopping, we got a $10,000 marble slab for $1500, refaced his cabinets and added glass fronts, bought floor model appliances, and custom made some of the fill-in cabinets. Bloomington is filled with a lot of homes that have remained trapped in time, which is awesome and fascinating (albeit sometimes frightening). When this young family moved to Bloomington last spring, they saw potential behind the Florida wallpaper of this Eastside ranch, and good bones despite its choppy layout. Wisely, they called SYI and Loren Wood Builders for help bringing it into the two thousand-teens. Two adjacent bathrooms were gutted together and went back up in much better configurations. A half bath and mud-cum-laundry room near the garage went from useful but blah, to an area you don't have to close the door on when guests come over. Walls came down to open up the family, living, kitchen and dining areas, creating a flow of light and function that we all openly envy at SYI. (We do not hide it whatsoever. We all want to live in this happy, bright house. Also the homeowners are amazing cooks, another good reason to want to move in.) Like split-levels and bi-levels, ranches are often easy to open up for the casual and connected spaces we dig so much in middle America this century. Knock down walls; unify flooring; lighten and brighten the space; and voila! a dated midcentury shell becomes a modern family home. This project goes down as a true TVL favorite! Complex and detailed, this project encompassed changes in just about every room in the house. During our multi-week renovation process, we had hands in the main level kitchen, dining, living, powder room, laundry room, and staircase. Upstairs, we renovated the guest bathroom, master bathroom, and additional bedrooms. The scope of work consisted of massive plumbing moves and huge aesthetic upgrades, as well as new hardwood flooring, renovated staircase, new lighting, and entirely new paint scheme. Overall, we transformed a builder-grade house from its early 1990's palette to a sleek and contemporary design worthy of the home's sophisticated owners. It's tough to pick a favorite feature in this project, but if pressed we'd say the fabulous spa-like powder room, which features wood-look wall tile, dark paint accents, concrete-look floor tile, wall mounted faucet and sink, and gorgeous designer pendants. Also notable is the fascinatingly beautiful Muscannell walnut hardwood flooring, Hubbarton Forge lighting fixtures, sleek european plumbing fixtures, and gorgeous Sherwin Williams paint tones throughout the home.
