Their family expanded, and so did their home! After nearly 30 years residing in the same home they raised their children, this wonderful couple made the decision to tear down the walls and create one great open kitchen family room and dining space, partially expanding 10 feet out into their backyard. The result: a beautiful open concept space geared towards family gatherings and entertaining. The renovation of this town home included expansion of this sitting room to encompass an existing patio space. The overhang of the roof over this patio made for a dark space initially. In the renovation, sliding glass doors and a stone patio were added to open up the views, increase natural light, and expand the floor space in this area of the home, adjacent to the Living Room and fireplace.

This full remodel of a 3,200 sq ft home in San Francisco’s Forest Hills neighborhood worked within the home’s existing split level organization, but radically expanded the sense of openness and movement through the space. The jewel of the new top floor master suite is a minimalist bathroom surrounded by glass and filled with light. The most private space becomes the most prominent element from the street below. CHALLENGE: -Owners want easy to maintain (white) kitchen -Must also serve as a workspace & accommodate three laptops & separate personal files -Existing kitchen has odd, angled wall of cabinets due to configuration of stairs in foyer SOLUTION: -Expand space by removing wall between kitchen & dining room -Relocate dining room into (rarely used) study -Remove columns between kitchen & new dining -Enlarge walk-in pantry by squaring off angles in stair wall -Make pantry entry a camouflaged, surprising feature by creating doors out of cabinetry -Add natural illumination with 6’ picture window -Make ceiling one plane -Add calculated runways of recessed LED lights on dimmers -Lighting leads to dynamic marble back splash behind range on back wall -New double islands & ceiling-high cabinetry quadruple previous counter & storage space -9’ island with seating includes three workstations -Seating island offers under counter electronics charging ports & three shelves of storage per workstation in cabinets directly in front of stools -Behind stools, lower cabinetry provides one drawer & two pull-out shelves per workstation -7’ prep island services 48” paneled refrigerator & 48” gas range & includes 2nd sink, 2nd dishwasher & 2nd trash/recycling station -Wine/beverage chiller located opposite island sink -Both sink spigots are touch-less & are fed by whole-house water filtration system -Independent non-leaching faucet delivers purified, double-pass reverse osmosis drinking water -Exhaust fan for gas range is hidden inside bridge of upper cabinets -Flat, easy-to-clean, custom, stainless-steel plate frames exhaust fan -New built-in window seat in bay window increases seating for informal dining while reducing floor space needed for table and chairs -New configuration allows unobstructed windows & French doors to flood space with natural light & enhances views -Open the screened porch doors to circulate fresh air throughout the home

This custom maple cabinets were hand glazed along with the coffered ceiling. The mahogany island has a different stone than the perimeter granite to add visual interest. The 24 x 24 travertine tile floor visually expands the room. The large window over the sink adds natural light that plays against the different textures and colors.

The Jackson II Expanded adds 353sf of living space to the Jackson II floor plan. This spacious four bedroom home has a downstairs study/guest suite with walk-in closet, which can be configured with a full bath and a bay window option. A mudroom with storage closet opens from the garage, creating a separate entry to the guest suite. A large pantry is added to the kitchen area in the Expanded version of the plan. Space is also added to the family room and dining room in this plan, and the dining room has a trey ceiling. The relocated utility room offers the convenience of second floor laundry and a folding counter. Bedrooms two and three share a private hallway access to the hall bath, which is designed for shared use. The primary bedroom suite features a large bedroom, a reconfigured bath with dual vanity, and a room-sized closet. A garden tub and separate shower are included, and additional luxury bath options are also offered on this plan. Like the original Jackson II plan, the two story foyer has a railed overlook above, and encompasses a feature window over the landing. The family room and breakfast area overlook the rear yard, and the centrally located kitchen is open to all main living areas of the home, for good traffic flow and entertaining. Nine foot ceilings throughout the first floor are included. Exterior plan details include a metal-roofed front porch, shake siding accents, and true radius head windows.

We expanded the kitchen and opened up the room using lots of glass windows, note the kitchen corner window; and used mirrors to expand the size and show off the amazing expansive ocean view.
