Our clients for this renovation/addition project, are a couple who enjoys entertaining: dinners with friends, bar-b-ques, and sipping a glass of wine on the porch are some of their favorite activities. Their existing kitchen was starting feel too cramped and claustrophobic to meet their needs, so they asked Alloy to help them expand. Ultimately, the project became a kitchen renovation and expansion with a screened porch and deck addition. The kitchen took over the footprint of an existing screened porch and was updated with all new cabinets and appliances. It features a soapstone countertops, bar seating with custom steel table legs by Alloy, and a large corner window that maximizes access to natural light and a feeling openness in the space. The dining room opens onto new screened porch via an oversized sliding glass door to allow a uninterrupted flow between inside and outside. A built-in bench at the dining table creates a generous circulation zone to access the outdoor rooms. The homeowners of this wanted to create an informal year-round residence for their active family that reflected their love of the outdoors and time spent in ski and camping lodges. The result is a luxurious, yet understated, comfortable kitchen/dining area that exudes a feeling of warmth and relaxation. The open floor plan offers views throughout the first floor, while large picture windows integrate the outdoors and fill the space with light. A door to the three-season room offers easy access to an outdoor kitchen and living area. The dark wood floors, cabinets with natural wood grain, leathered stone counters, and coffered ceilings offer the ambiance of a 19th century mountain lodge, yet this is combined with painted wainscoting and woodwork to brighten and modernize the space. A blue center island in the kitchen adds a fun splash of color, while a gas fireplace and lit upper cabinets adds a cozy feeling. A separate butler’s pantry contains additional refrigeration, storage, and a wine cooler. Challenges included integrating the perimeter cabinetry into the crown moldings and coffered ceilings, so the lines of millwork are aligned through multiple living spaces. In particular, there is a structural steel column on the corner of the raised island around which oak millwork was wrapped to match the living room columns. Another challenge was concealing second floor plumbing in the beams of the coffered ceiling.

Wood Grain Foam Tiles "We absolutely love these foam tiles!!! We use it for our basement/ family room. The original flooring is ceramic tiles, and it feels very cold when you walk on it. I don't know if it's the thickness of the mat or the material, it blocks out the cold from the ground. It looks very nice and also very comfy to walk and stand on it. Our 9 month old son loves to crawl around on it. Recently he started to stand on his own so he falls a lot and these mats are perfect for our baby's activities. I used to feel the pain on my knees when I was down on the floor playing with him, but not anymore. Our friends who saw the floor all love it very much. Highly recommend!" - AiYing, Watertown, MA

Not only was it a very small kitchen, but the physical location of it made it very difficult to make it any bigger. There wasn't much that could have been done without incurring astronomical cost, which would get little or no return on the investment. The client wanted a kitchen that can be optimized in its current location to add a ton of value for resale. This was difficult to do, because there was no moving of any mechanical around in the kitchen and even if we wanted to, the management of the building would not allow. For those of you who live in condos, co-ops or apartment building, you know how difficult it is to rework these foot prints. When we showed up, we saw the problems, but we also saw a huge opportunity where we can achieve those goals in the small space. This was accomplished by making some key changes and to incorporate some new things that was not possible when this kitchen was built years ago. The crucial part of the design that would drive the entire new layout, was selecting the only appliance; that was the Refrigerator. Once we nailed down that refrigerator, we then proceeded to design the kitchen around it. We moved it to the other side of the wall where the sink was so that we can tap into the water line from the sink plumbing. It was crucial that it stays exactly 24" deep, not an inch more because we had to keep the entry as open as possible. Also, it was going to be directly in front of another big storage unit - The pantry. It is not ideal in most cases, but we needed the rest of the space to ramp up the design and open feel towards the side where all of the activities would take place, which happend to be the dining room and the view. Once all that was figured out, we re-positioned the sink, dishwasher and the range and proceeded to wrap the cabinets around the columns to integrate them into the space. Thirty- six inches cabinets height was used so that they can be installed higher towards the ceiling height to give more room rather than the standard 18" required height between the counter tops. This was done to make the room feel a lot bigger than it really was. Not to mention, we also didn't want the faucet to be buried under the cabinets so that was also a necessary design detail for the space. We then lowered both knee walls so that the counter top can sit on top of them, by removing that stop point that would have otherwise defined the kitchen area. This allowed us to pick up that extra footprint into the room for added prep space and enabled us to create the illusion of a kitchen that is looking longer than it really is. Every inch mattered when designing this kitchen and we made a conscious decision to use every one of that inch. White cabinets were selected to do just what white cabinets are design to do; make a small or dark room appear bigger, brighter and more open. In this kitchen, this was amplified the more because of the kitchen location. It was perfect! We knew we did justice to the space because while we were there taking some photos, a few potential buyers walked in and went straight for the kitchen! They said its design just to fit the apartment. Dimensions In Wood worked in conjuction with the client’s architect and contractor to complete this renovation. Custom cabinets were built to use every square inch of the floorplan, with the cabinets extending all the way to the ceiling for the most storage possible. Our woodworkers even created a step stool, staining it to match the kitchen for reaching these high cabinets. The family already had a kitchen table and chairs they were happy with, so we refurbished them to match the kitchen’s new stain and paint color. Crown molding top the cabinet boxes and extends across the ceiling where they create a coffered ceiling, highlighting the beautiful light fixtures centered on a wood medallion. Columns were custom built to provide separation between the different sections of the kitchen, while also providing structural support. Our master craftsmen kept the original 1925 glass cabinet doors, fitted them with modern hardware, repainted and incorporated them into new cabinet boxes. TASK LED Lighting was added to this china cabinet, highlighting the family’s decorative dishes. Appliance Garage On one side of the kitchen we built an appliance garage with doors that slide back into the cabinet, integrated power outlets and door activated lighting. This rustic style home on Hartwell Lake was designed and built for the owners to enjoy with family and friends during their active weekend lifestyle. The home was built on a narrow, deep lot that was semi-level on the roadside and steep on the lakeside. The back half of the lot heavily wooded with mature oak and poplar trees reducing the harsh sun’s heat gain on the home. The exterior utilizes fiber cement cedar shake and lap siding complimented by deep brown colors for the windows, soffit, trim and the large square columns. A nice balance of natural earth toned stacked stone rounds out the exterior materials completing the rustic casual lake living. The home 5400 SF is designed and built on thee levels each having a primary focus. The main level creates primary daily living for the owners. This level features an open plan with an entry, stair, dining, kitchen and living areas leading to a large lakeside screened porch. A master suite is privately tucked off its own hallway and allowing it to enjoy the lakeside as well with its own private deck. On the opposite side are two bedrooms, a study and a shared bathroom for each to utilize. An open carport for two vehicles was created with the motor court and connects to the mudroom/utility room giving the owners direct entry into their home. The upper level is for the grand children with an oversized bedroom, bathroom and loft area for play. The lower level is the considered the party level. Its primary feature is an elevated stage for the owner’s band opened to a large seating area, dining and kitchen for viewing and listening with direct access to another screened porch. Flanking each side is a theater and two additional bedrooms and bathrooms. Energy Efficient features include: • The majority of the lower level sunk into the site below grade • 6” thick walls utilizing advanced framing techniques • Foil covered roof sheathing • Extensive use of blown in cellulous • All windows & doors are double paned low E argon filed glass • Tank-less water heaters • Three separate high efficiency HVAC units with programmable thermostats and a fresh air ERV. Lastly the owner requested we make every effort to sound proof the home. Many materials and techniques gave a duel purpose and added to the energy efficiency. These items include: • 2x6 walls with staggered studs • Extensive use if rock wool acoustic batting • Tempered glass in all exterior doors and windows • ¼ thick Mass Loaded Vinyl (MLV) was installed on the top and bottom of the floor trusses and on all lower level walls. The combination of the design and detailing utilizing these specific materials enabled us to achieve a 5 Star Plus Energy Star Certification with a HERS Index Score of 50. This home received a the 2015 Pinnacle Award from the SC Home Builders Association for the “Best Achievement in Energy Efficiency” sponsored by the SC Department Commerce.

Split Level 1970 home of a young and active family of four. The main public spaces in this home were remodeled to create a fresh, clean look. The Jack + Mare demo'd the kitchen and dining room down to studs and removed the wall between the kitchen/dining and living room to create an open concept space with a clean and fresh new kitchen and dining with ample storage. Now the family can all be together and enjoy one another's company even if mom or dad is busy in the kitchen prepping the next meal. The custom white cabinets and the blue accent island (and walls) really give a nice clean and fun feel to the space. The island has a gorgeous local solid slab of wood on top. A local artisan salvaged and milled up the big leaf maple for this project. In fact, the tree was from the University of Portland's campus located right where the client once rode the bus to school when she was a child. So it's an extra special custom piece! (fun fact: there is a bullet lodged in the wood that is visible...we estimate it was shot into the tree 30-35 years ago!) The 'public' spaces were given a brand new waterproof luxury vinyl wide plank tile. Our client wanted to convert her craft room into a luxurious, private lounge that would isolate her from the noise and activity of her house. The 9 x 11 space needed to be conducive to relaxing, reading and watching television. Pineapple House mirrors an entire wall to expand the feeling in the room and help distribute the natural light. On that wall, they add a custom, shallow cabinet and house a flatscreen TV in the upper portion. Its lower portion looks like a fireplace, but it is not a working element -- only electronic candles provide illumination. Inspiration for a transitional kitchen remodel in DC Metro

A description of the homeowners and space from Linnzy, the Presidential Pools, Spas & Patio designer who worked on this project: "The homeowners can be described as an active family of three boys. They tend to host family and friends and wanted a space that could fill their large backyard and yet be functional for the kids and adults. The contemporary straight lines of the pool match the interior of the house giving them a resort feel in the very own backyard! The large pergola is a perfect area to cool off in the shade while enjoying a large outdoor kitchen as well as an oversized fire pit for the cooler nights and roasting marshmallows. They wanted a wow factor as the pool is the main focal point from the living room, and the oversized wall and rain sheer did the trick!"

An exposed glulam roof structure radiates from a single steel column, wrapping and folding around the corner to create a home with two striking facades. Tucked to the side and back of the lot, the second story is sited to help de-scale the corner and create spectacular vistas of the folded roof and the courtyard below. The interior courtyard is best viewed as you descend the stairwell and look out over the private pool scape. On a very exposed corner lot, the U-shaped plan also allows for privacy and seclusion for the homeowner. Public spaces such as the kitchen, living room and dining room, are located in direct relationship to the courtyard to enhance bringing the outside in. Referred to inside H&H as “the basement of dreams,” this project transformed a raw, dark, unfinished basement into a bright living space flooded with daylight. Working with architect Sean Barnett of Polymath Studio, Hammer & Hand added several 4’ windows to the perimeter of the basement, a new entrance, and wired the unit for future ADU conversion. This basement is filled with custom touches reflecting the young family’s project goals. H&H milled custom trim to match the existing home’s trim, making the basement feel original to the historic house. The H&H shop crafted a barn door with an inlaid chalkboard for their toddler to draw on, while the rest of the H&H team designed a custom closet with movable hanging racks to store and dry their camping gear. Rodwin Architecture & Skycastle Homes Location: Boulder, CO, United States The homeowner wanted something bold and unique for his home. He asked that it be warm in its material palette, strongly connected to its site and deep green in its performance. This 3,000 sf. modern home’s design reflects a carefully crafted balance between capturing mountain views and passive solar design. On the ground floor, interior Travertine tile radiant heated floors flow out through broad sliding doors to the white concrete patio and then dissolves into the landscape. A built-in BBQ and gas fire pit create an outdoor room. The ground floor has a sunny, simple open concept floor plan that joins all the public social spaces and creates a gracious indoor/outdoor flow. The sleek kitchen has an urban cultivator (for fresh veggies) and a quick connection to the raised bed garden and small fruit tree orchard outside. Follow the floating staircase up the board-formed concrete tile wall. At the landing your view continues out over a “live roof”. The second floor’s 14ft tall ceilings open to giant views of the Flatirons and towering trees. Clerestory windows allow in high light, and create a floating roof effect as the Doug Fir ceiling continues out to form the large eaves; we protected the house’s large windows from overheating by creating an enormous cantilevered hat. The upper floor has a bedroom on each end and is centered around the spacious family room, where music is the main activity. The family room has a nook for a mini-home office featuring a floating wood desk. Forming one wall of the family room, a custom-designed pair of laser-cut barn doors inspired by a forest of trees opens to an 18th century Chinese day-bed. The bathrooms sport hand-made glass mosaic tiles; the daughter’s shower is designed to resemble a waterfall. This near-Net-Zero Energy home achieved LEED Gold certification. It has 10kWh of solar panels discretely tucked onto the roof, a ground source heat pump & boiler, foam insulation, an ERV, Energy Star windows and appliances, all LED lights and water conserving plumbing fixtures. Comfortable and elegant, this living room has several conversation areas. The various textures include stacked stone columns, copper-clad beams exotic wood veneers, metal and glass.
