What used to be an awkward dining pass-through with a misplaced bathroom is now one of the most beloved rooms in the house. The dining room is where the magic truly blooms—anchored by a breathtaking York Pop Floral Mural that feels like it was plucked from a fairytale garden. We leaned into the room’s natural light and airy flow, adding Sherwin-Williams Moscow Midnight paneling for a dose of rich, moody contrast. A thoughtfully added picture rail sits just below the crown molding, allowing art to be hung without harming the wallpaper—a detail as beautiful as it is functional. At the center of it all hangs the Galileo chandelier by Worley’s, casting a warm, artistic glow over a table that now comfortably seats eight. This space is designed not just for dinner—but for memories, connection, and long, laughter-filled evenings spilling out to the patio beyond.

The NanaWall system completely transforms the exterior aesthetically. Turning a garage into a comfortable home demands effort. To make the garage feel large enough, it would need to have flexible space with multiple functions, integrate the backyard with the interior, and create space for entertaining in a Southern California style. Cleverly, the primary architect on the project, Meg Fain of Overarch, used the outdoor area as part of the house, taking advantage of sunny Los Angeles weather. With the extra outdoor space, she’d place larger furniture outside and it would still feel like part of the home. To create an indoor/outdoor living situation, the architect knew she needed a large opening glass wall. A folding wall system is better than sliding walls for creating unobstructed openings, but even that wasn’t enough. A conventional bi-folding wall obstructs some of the traffic movement because panels stack in the opening and extend into the space. In a project this space-sensitive even slight obstruction wouldn’t work and would harm the “flow” of the indoor/outdoor connection. As a design professional that worked for other companies prior to the project, the architect was familiar with NanaWall Systems. When searching through the options of NanaWall systems, the architect and homeowners found their solution in a WD65 FoldFlat® system.

This early 20th century Indianapolis, IN basement remodel was in desperate need of help. The original and still operating hydronic radiant heating system had its plumbing configured without regard to any other use of the space. Fearful of harming the aged system and the high cost of doing so, these Clients were adamant that the existing system remain intact. Architect Lee Constantine developed a design that maintained the existing heating system while creating "niches" around the perimeter that would conceal the unsightly plumbing. Additionally, by removing free-standing structural supporting posts, amore flexible and inviting space was achieved. Because of an already low ceiling condition, the floor-ceiling structure above was kept exposed, painted and highlighted with indirect lighting to avoid further reducing the ceiling height. Constantine incorporated "clouds" on this ceiling to conceal certain existing components that either were cost prohibitive to relocate or couldn't be relocated. These "clouds"become a "visual element" through their geometry and hidden "indirect" light source rather than an undesirable complication. Now this family entertains frequently in the basement and reports "it doesn't feel like we're in a basement anymore"

To create an outdoor space that’s usable in Vegas’ extreme climate, the designers needed a way to keep out heat in the summer and retain warmth in the winter. It was also important to block out bugs and harmful UV rays. Phantom’s motorized screens were added so the homeowners could feel like they’re outside without being barraged by the elements. They can now comfortably dine and entertain guests outdoor all year round without having to worry about pesky insects or dangerous UV rays. “[Phantom’s Screens] truly allow us to create usable outdoor space, dramatically increasing liveability and the function of the home’s fantastic design.” - Josh Anderson Owner & Builder, Element Building Company Photographer: Jeffrey A.
