Inside we ripped out the existing failing kitchen and flooring, tied in the adjacent flooring into the kitchen and installed an entirely custom kitchen with very large island which moved the sink and dishwasher unit giving the kitchen more usable counter space and a better over all flow and function. Bathroom renovation consisted of a revamped vanity with new top and sinks, custom built mirror unit and lighting. Bedroom remodel and finishing the basement with vinyl flooring and new drywall. we also finished the downstairs 2 pc bathroom. A failing Lannon retaining wall was replaced using existing and new Lannon Wall Stone. A Unilock Holland Premier Paver Patio was installed for a future fire pit area. New plantings will be done in the Spring in the existing beds. Rotted granite paths were refurbished and new Holmstrup Arborvitae were planted replacing the older dying, Arborvitae. A wood fence was removed at the upper concrete patio and planters will be installed in its place.

This is an organic Lime Wash done with a true lime wash product as opposed to a brick mortar or concrete that is often seen on new houses. This product can be applied as a solid coating making the surface completely white, or can be applied and "washed off" in many artistic ways, as seen here. Driven by a need to park a custom retro RV trailer in the backyard, the design maximized unused side yard space and opened up the rest of the yard for improvements. Due to failing drainage on the side of the yard (which created a wet basement during heavy rains), new drainage connected to a rain garden was designed.

The "Raw" engineered concrete wall replaced an old failing wood wall with a new fence on top and pop-out concrete planters create some movement of space along the wall giving room for some focal point planting, lighting, boulders to soften the hard lines and some spectacular color and texture.

After remodeling their 1905 Craftsman house, the homeowners were ready to tackle the yard. New cantilevered pool coping & water line tile replaced the old flagstone pavers, decomposed granite and rolled pool beam with synthetic turf strips to "Green-up" the large amount of concrete.
