Here's one of our most recent projects that was completed in 2011. This client had just finished a major remodel of their house in 2008 and were about to enjoy Christmas in their new home. At the time, Seattle was buried under several inches of snow (a rarity for us) and the entire region was paralyzed for a few days waiting for the thaw. Our client decided to take advantage of this opportunity and was in his driveway sledding when a neighbor rushed down the drive yelling that his house was on fire. Unfortunately, the house was already engulfed in flames. Equally unfortunate was the snowstorm and the delay it caused the fire department getting to the site. By the time they arrived, the house and contents were a total loss of more than $2.2 million. Here's one of our most recent projects that was completed in 2011. The first year of our involvement was spent working with a team of forensic contractors gutting the house, cleansing it of all particulate matter, and then helping our client negotiate his insurance settlement. Once we got over these hurdles, the design work and reconstruction started. Maintaining the existing shell, we reworked the interior room arrangement to create classic great room house with a contemporary twist. Both levels of the home were opened up to take advantage of the waterfront views and flood the interiors with natural light. On the lower level, rearrangement of the walls resulted in a tripling of the size of the family room while creating an additional sitting/game room. The upper level was arranged with living spaces bookended by the Master Bedroom at one end the kitchen at the other. The open Great Room and wrap around deck create a relaxed and sophisticated living and entertainment space that is accentuated by a high level of trim and tile detail on the interior and by custom metal railings and light fixtures on the exterior.

This room is the first space you see as you enter the home. Family decided to make this the music room where the kids could practice their piano lessons. They still wanted to make a good first impression as you enter the house. Furniture was reupholstered in fresh trendy, colors and a good quality of fabric that is kid-friendly and stain resistant. We used some of their art and just added new decorative pieces that was still within their budget. Walls and ceiling was painted in a blue-green gray and all trim was painted a fresh white color. I would've loved to frame the canvas print, but owner was content with the way it is. The existing carpet is much more neutral when the lights are off.

Designed for a family of five, it allows for generous open family zones oriented to large glass walls facing the street and courtyard pool. The courtyard also creates a buffer between the master suite and the children's play and bedroom zones. The master suite echoes the first floor connection to the exterior, with large glass walls facing balconies to the courtyard and street. Fixed wood screens provide privacy on the first floor while a large sliding second floor panel allows the street balcony to exchange privacy control with the study. Material changes on the exterior articulate the zones of the house and negotiate structural loads.

The Kipling house is a new addition to the Montrose neighborhood. Designed for a family of five, it allows for generous open family zones oriented to large glass walls facing the street and courtyard pool. The courtyard also creates a buffer between the master suite and the children's play and bedroom zones. The master suite echoes the first floor connection to the exterior, with large glass walls facing balconies to the courtyard and street. Fixed wood screens provide privacy on the first floor while a large sliding second floor panel allows the street balcony to exchange privacy control with the study. Material changes on the exterior articulate the zones of the house and negotiate structural loads.

Coastal Shingle Style on St. Andrew Bay Private Residence / Panama City Beach, Florida Architect: Eric Watson Builder: McIntosh-Myers Construction For this lovely Coastal Shingle–style home, E. F. San Juan supplied Loewen impact-rated windows and doors, E. F. San Juan Invincia® impact-rated custom mahogany entry doors, exterior board-and-batten siding, exterior shingles, and exterior trim and millwork. We also supplied all the interior doors, stair parts, paneling, mouldings, and millwork. Challenges: At over 10,000 square feet, the sheer size of this home—coupled with the extensive amount of materials we produced and provided—made for a great scheduling challenge. Another significant challenge for the E. F. San Juan team was the homeowner’s desire for an electronic locking system on numerous Invincia® doors we custom manufactured for the home. This was a first-time request for us, but a challenge we gladly accepted! Solution: We worked closely with the builder, Cliff Myers of McIntosh-Myers Construction, as well as the architect, Eric Watson, to ensure the timeliness of decisions as they related to the home’s critical production timeline. We also worked closely with our design engineer and the home’s engineer of record, Allen Barnes of Apex Engineering Group, to provide a solution that allowed for an electronic lock on our custom Invincia® mahogany doors. Most people who have lived in Auckland for a long time remember The Heritage Grand Tearoom, a beautiful large room with an incredible high-stud art-deco ceiling. So we were beyond honoured to be a part of this, as projects of these types don’t come around very often. Because The Heritage Grand Tea Room is a Heritage site, nothing could be fixed into the existing structure. Therefore, everything had to be self-supporting, which is why everything was made out of steel. And that’s where the first challenge began. The first step was getting the steel into the space. And due to the lack of access through the hotel, it had to come up through a window that was 1500x1500 with a 200 tonne mobile crane. We had to custom fabricate a 9m long cage to accommodate the steel with rollers on the bottom of it that was engineered and certified. Once it was time to start building, we had to lay out the footprints of the foundations to set out the base layer of the mezzanine. This was an important part of the process as every aspect of the build relies on this stage being perfect. Due to the restrictions of the Heritage building and load ratings on the floor, there was a lot of steel required. A large part of the challenge was to have the structural fabrication up to an architectural quality painted to a Matte Black finish. The last big challenge was bringing both the main and spiral staircase into the space, as well as the stanchions, as they are very large structures. We brought individual pieces up in the elevator and welded on site in order to bring the design to life. Although this was a tricky project, it was an absolute pleasure working with the owners of this incredible Heritage site and we are very proud of the final product.
