We took a main level laundry room off the garage and moved it directly above the existing laundry more conveniently located near the 2nd floor bedrooms. We then dedicated this space as a true mudroom off the garage with USB outlets located in each coat locker. There are drawers below each locker for storage of hats and mittens, and a perfect drop zone for brief case, mail and keys. This helps to keep this busy family organized.

The breathtaking ocean views influenced the dramatic redesign of this water-front Poipu condo. The outdated condo was completely remodeled to allow full appreciation of the surrounding views, bring in a fresh new color palette, and modernize and update everything from the electrical wiring to the new luxury bath towels. The clients wanted the condo to feel “fun, happy, and cheerful,” and to stand apart from the typical vacation rental on Kauai. They wanted to turn this condo into the ultimate “beach house” that felt just as luxurious as the gorgeous natural surroundings.
Fresh white ship-lap walls set the backdrop for this modern beach style, which is further enhanced with bold stripes, natural textures, and ocean-themed decor. The palette of cobalt, aqua and lichen green is fresh and vibrant against the neutral backdrop. Trina Turk’s “Peacock Print” was the inspiration fabric for the living and dining room. The print is so lively, colorful, and modern, and was the perfect place to start.
Every custom detail was thoughtfully chosen to bring a sense of luxury and originality to the space. While some elements are whimsical, such as the playful octopus art & fish-themed fabric, other elements are sophisticated and classic, to help keep the design grounded.
Special features include a custom-made “Moroccan Fish Scale” tile backsplash in the kitchen, crushed marble counter tops with oyster shells and float glass, and blue glass pendant lights, reminiscent of water bubbles.

The laundry was tucked into the unfinished attic space. Custom Made Cabinetry with laundry basket cubbies help to keep this busy family organized.

Personality and polish are combined in this playful yet refined powder room design. The captivating fish-patterned wallcovering, swimming across the walls in a whimsical motif add a touch of the unexpected. A modern brass-framed mirror is flanked by elegant brass sconces with soft white hanging shades. The white vanity features clean lines and is topped with a matching white countertop and undermount sink, keeping the palette fresh and crisp. Sleek brass fixtures and hardware throughout echo the room’s warm metallic theme, tying each element together in perfect harmony.

Our client reached out with a problem for us to solve. Part of his property was an eyesore and difficult to keep up. A tree had fallen into his overgrown pond, it had been leaking for ages, and it had become a major problem for this homeowner.
Mike Hall (Design and Construction manager) saw the land and with the help of Fitz's team and developed this concept of a multi-level waterfall that pours gracefully into the large basin. The challenge was to use the existing layout and keep the feel of the beautiful forest that surrounded it.
This project was a chance to push the limit on scale. We were able to build a large water feature that was complex and build a sustainable healthy pond at the bottom. With over 30,000 gallons of water, our team custom built a filtration system to keep the water clean and healthy for the fish that call it home. The gravel suction grid for filtration worked like a charm. Then added a Used an external pressure filter, to keep the water extra clear.
Our team cleared the whole pond, saved fish, fixed the drainage issues, lined the pond with a massive liner. Then we brought in 50 tons of moss rock boulders. Saved the original bridges and made them stronger and sturdy. Created a look that was natural to the forest surrounding it.
This was an exciting project for the FFP team and we are extremely proud of how it turned out!

Aquatic plants grace the surface of this stony backyard fish pond. Keeping with the authentic theme, native plants and fish were added to the mix. Mr. Homeowner chose crappie and perch for the pond. (The fish come through winter just fine.)

I was tempted to have a photo of me with a big ole' smile on my face with these in the background. While we waited on logistics, we spent the better part of a year thinking about this build, planning with the client, CM Natural Designs and California Custom Aquariums how we would accomplish all of our goals. I couldn't be more proud of how it turned out.
Building around a huge immovable object like a fish tank comes with some significant challenges. You have to come up with creative ways to conceal all of the equipment while keeping the furniture functional. In addition, you have something in your building path that needs to be kept pristine while you are handling about a mullion things that want to scratch it. Nerve racking. But if you don't risk much you usually won't gain much.
