The family who owned this 1965 home chose a dramatic upgrade for their Coquitlam full home renovation. They wanted more room for gatherings, an open concept kitchen, and upgrades to bathrooms and the rec room. Their neighbour knew of our work, and we were glad to bring our skills to another project in the area. Choosing Dramatic Lines In the original house, the entryway was cramped, with a closet being the first thing everyone saw. We opened the entryway and moved the closet, all while maintaining separation between the entry and the living space. To draw the attention from the entry into the living room, we used a dramatic, flush, black herringbone ceiling detail across the ceiling. This detail goes all the way to the entertainment area on the main floor. The eye arrives at a stunning waterfall edge walnut mantle, modern fireplace. Open Concept Kitchen with Lots of Seating The dividing wall between the kitchen and living areas was removed to create a larger, integrated entertaining space. The kitchen also has easy access to a new outdoor social space. A new large skylight directly over the kitchen floods the space with natural light. The kitchen now has gloss white cabinetry, with matte black accents and the same herringbone detail as the living room, and is tied together with a low maintenance Caesarstone’s white Attica quartz for the island countertop. This over-sized island has barstool seating for five while leaving plenty of room for homework, snacking, socializing, and food prep in the same space. To maximize space and minimize clutter, we integrated the kitchen appliances into the kitchen island, including a food warming drawer, a hidden fridge, and the dishwasher. This takes the eyes to focus off appliances, and onto the design elements which feed throughout the home. We also installed a beverage center just beside the kitchen so family and guests can fix themselves a drink, without disrupting the flow of the kitchen. Updated Downstairs Space, Updated Guest Room, Updated Bathrooms It was a treat to update this entire house. Upstairs, we renovated the master bedroom with new blackout drapery, new decor, and a warm light grey paint colour. The tight bathroom was transformed with modern fixtures and gorgeous grey tile the homeowners loved. The two teen girls’ rooms were updated with new lighting and furniture that tied in with the whole home decor, but which also reflected their personal taste. In the basement, we updated the rec room with a bright modern look and updated fireplace. We added a needed door to the garage. We upgraded the bathrooms and created a legal second suite which the young adult daughter will use, for now. Laundry Its Own Room, Finally In a family with four women, you can imagine how much laundry gets done in this house. As part of the renovation, we built a proper laundry room with plenty of storage space, countertops, and a large sink.

Malibu Glass Box House by Klopf Architecture Following the devastating Woolsey Fire of 2018, the site in Malibu offered a unique opportunity to rebuild not just a home, but a new architectural composition that highlighted the property’s potential while navigating strict fire-rebuild codes in the area. Designed by Klopf Architecture, this project embraced a set of limitations and translated them into an architectural asset. The city’s fire-rebuild process required the new structure to remain close to the original footprint, size and bulk, a constraint that ultimately clarified the architectural direction. Perched near the front of a long, narrow lot, the new home frames and overlooks a private, park-like rear expanse, an uncommon luxury especially in this part of Malibu . Without a fixed program, the design process allowed for a different kind of creative focus allowing Klopf Architecture the opportunity to explore how a modernist home could best respond to this site. The team approached the project not with a list of requirements, but with a question: How might a modernist live here? What spatial qualities would inspire calm, connection, and a sense of wonder in this setting? The process became less about problem-solving and more about architectural storytelling—letting the site, the light, and the principles of modern design guide the form and flow of the home. The response emerged in the form of a glass-box pavilion, an open, Mid-Century Modern inspired living, dining, and kitchen space that floats at the edge of the property’s natural descent. Connected to the more enclosed, private areas of the home by a glass-walled hallway, the living pavilion becomes a distinct centerpiece of the design. It opens on all four sides to the landscape with decks and patios on the flanks, an internal garden and water feature to the north, and a dramatic unguarded view of the expansive backyard and ocean horizon to the south. Because of the mandated footprint, careful planning was required to ensure every space could still engage with light, landscape, or both. Strategic voids in the form of atriums and courtyards allow daylight to filter deep into the home’s core, while offering moments of surprise and retreat. These design gestures allow natural light to filter deep into the interior, creating a sense of brightness and openness throughout the day. At the same time, they expand the perceptual boundaries between inside and out, making the home feel more expansive while anchoring its connection to the surrounding landscape. The siting of the house is what gives it its unique character. Rather than receding into the backyard like the neighboring homes, the house holds a slight prominence. From the central living pavilion, stepping down into the landscape feels more like entering a secluded park where a separate existing accessory structure, trail, and recreational areas await. The home’s modest street presence gives way to this unfolding drama of space, view, and nature. Fire-resilient materials and assemblies are integrated seamlessly throughout including triple-pane glazing, under-slab and roof insulation, and locally sourced fire-rated cladding ensure the house not only meets Calfornia’s rigorous wildland-urban interface (WUI) standards, but feels effortlessly aligned with them. While technical decisions like fire-hardening and mechanical systems presented some construction challenges, particularly around the cantilevered glass box, the team found a functional compromise that preserved the integrity of the design. Inside, a restrained palette and exposed post and beam design celebrate the ethos of mid-century modernism. A central circulation spine extends from the entry to the rear glass wall, offering a continuous visual link from street to ocean. Spaces such as the library and office, though more intimate in scale, are never cut off from nature as each opens to its own unique courtyard or garden view. Our clients are always teaching us. In this case, our clients had a vision that changed the direction of the design process midstream. Often our clients tell us they have trouble visualizing. This time, we must admit, we had a little trouble visualizing how their big idea was better than what we were planning. And then, it clicked! This young family of five had outgrown their dark and dated kitchen. Food prep, cooking and baking play a large daily role in this home. Pantry storage was overflowing to the point where bulk ingredients, small appliances and other daily necessities were stored in a nearby closet and the laundry room at the end of the house. Counter space was scarce. The kitchen also served as an office area for the husband, who works from home, and a study area for the three school age children. Given some constraints and a fixed budget, our inclination was to work with the existing kitchen to design a much more efficient space, keeping it close to the laundry room/pantry, which could be maximized for convenient storage and access. We would create an organized work area within the kitchen as well. Our clients were happy with the design. Then, out of the blue, they announced that they would like to move the kitchen into the family room space! Our first reaction was to question how this could work being so far from the pantry storage areas, and the other living spaces of the home. The flow seemed as though it would be odd, but we heard them out and allowed some time for the idea to blossom. And blossom, it did. The existing kitchen and eating space became the new study and family room with enlarged windows and an added sliding door bringing their beautiful gardens into clear sight. The pantry dilemma was solved by adding a full wall of tall cabinetry with roll out storage flanking a beautiful fireplace. A large island with waterfall sides provides copious counter space and seating for the whole family. Our doors have several superior features: - Metal-plastic doors – lighter (around 120lbs for a door unit) than iron and steel doors, but no less strong and reliable! We named this design the 'Insignia' as to reference the building in Seattle where the original table (and bench set) now reside. The concept for the 'Insignia' table was motivated by minimalist-modern design and inspiration that arose from an admiration for Nakashima-style trestle bases. With our traditional 'Mez Works' style, we used dimensional walnut with a steel stretcher through the center of the tabletop to trace our 'Zeeva' and ‘Martis’ series tables, and the steel is treated with a ‘black-magic patina’ and clear powder-coat finish for an industrial element. The leaf mechanisms are drop leaf supports that are solidly built, structurally stable and sturdy to eliminate sagging. They lock in place automatically when raised, and are simple and quick to release. This design is very versatile, and as shown in the photos the table can be purposed as use for a desk. While folded down, the drop leaf hides a charging outlet that is secured to the base directly under the tabletop, while power is integrated by feeding the cord through the base all the way out through the bottom to a fixed outlet in the floor. I designed and built this Bauhaus style home for my family. It is sited on a North South axis to capture morning and afternoon light. The house cascades down the hill on seven levels to blend with the site, the garage is hidden below. The siding is 4x12 custom MDO sheets with aluminum battens at the joints. The front section is clad in Sapele Mahagony. In addition to the operable windows there are 107 site built fixed lites and clerestories. We named this design the 'Insignia' as to reference the building in Seattle where the original table (and bench set) now reside. The concept for the 'Insignia' table was motivated by minimalist-modern design and inspiration that arose from an admiration for Nakashima-style trestle bases. With our traditional 'Mez Works' style, we used dimensional walnut with a steel stretcher through the center of the tabletop to trace our 'Zeeva' and ‘Martis’ series tables, and the steel is treated with a ‘black-magic patina’ and clear powder-coat finish for an industrial element. The leaf mechanisms are drop leaf supports that are solidly built, structurally stable and sturdy to eliminate sagging. They lock in place automatically when raised, and are simple and quick to release. This design is very versatile, and as shown in the photos the table can be purposed as use for a desk. While folded down, the drop leaf hides a charging outlet that is secured to the base directly under the tabletop, while power is integrated by feeding the cord through the base all the way out through the bottom to a fixed outlet in the floor. This home in Arlington was uninhabited for quite a while. The previous owner had purchased the property as a tear-down and planned to build a very large house. Their plans fell through and he put the house on the market as-is, with the utilities disconnected. The first priority was reconnecting and installing utilities, wiring, and mechanicals that had been removed from the home. The exterior was in bad shape, so the exterior was re-sided with cedar shingle, the exterior trim was repaired, and replacement wood gutters were added. Several large, fixed picture windows from the ‘70’s were replaced with modern double-hung units for fresh air. The existing kitchen and baths were vintage mid-century, which did not work with the reinvisioned flow of the home. The new spaces reflect the client’s lifestyle and personalities. The primary instruction for the kitchen was to accommodate multiple people cooking at the same time. The second instruction was to open the kitchen to the dining room, as it was always envisioned as a working kitchen, as opposed to a showplace kitchen. “Antiqued” finishes were used on the cabinetry to emphasize the casual nature of the room. The cabinetry was intentionally selected in order to not feel too “precious” so that the children and pets of the home could interact without worry. The house originally had a bathroom directly off the kitchen, which was not ideal. The decision was made to keep the bathroom where it was as a dog-washing area, and add a cabinetry-buffer to separate the bathroom door from the working area of the kitchen. Using a pocket door enabled a larger shower to be included. The dramatic wall tile needed to be in relation to a similarly dramatic yet soothing wall color, thus the deep plum wall color. The second floor bathroom originally had a cramped, awkward layout. A built-in linen cabinet that faced the wall was removed in order to create a better layout for the bathroom. As the homeowner was passionate about international travel, the floor tile was selected to reflect an exotic feel but keeping with the colors seen out the window on the lake-side of the house. The house works perfectly for the whole family!
