I was recently called down to a client’s house in the market town of Wellingborough, situated approximately 11 miles from Northampton. My client’s situation was an interesting one, as she had an old gas pipe sticking out of her Victorian tiled floor, very close to a doorway. Not only was this a bit of an eyesore, it was also significant trip hazard. The floor had been previously covered by carpet, so it is understandable that my client would have been initially unaware of the obstructive gas pipe.
Rather than risking an accident in the future, she asked me to see what I could do to rectify the issue. At the same time, I was commissioned to give the floor a much needed clean and re-seal.
My first priority was, of course, to deal with the exposed gas pipe. I was unsure whether the pipe was live or not, so I carefully removed the surrounding tiles, allowing a certified engineer access to it. He ensured that the pipe was capped below the tile line, allowing me to safely proceed with my repairs.
I returned a few days later, rescreened the area, and began to refit the tiles, carefully hand painting some of the black tiles to hide the damage and cracks. I also applied new grout to fix all of the replaced tiles into position, and this was left to set overnight.
Returning to the house the next day, I set about treating the floor to a normal strip, clean and re-seal of the entire floor. There was very little old sealer still remaining on the tiles, so I mixed a solution of Tile Doctor Pro Clean and water, before applying this to the floor. Pro Clean is a strong alkaline cleaner which also contains stripping properties, allowing it to both clean and break down any old sealer. The solution was worked into the tiles using a black scrubbing pad, and any excess residue was quickly absorbed using a wet-vac machine.
With older floors you never can tell if a damp proof membrane was installed and it can be troublesome applying a sealant to a damp floor so I left the whole floor to dry for seven days, giving it more than sufficient time to dry completely before the re-seal. To seal the tiles I used five coats of Tile Doctor Seal & Go Extra, which provides both a robust surface seal and the pleasing sheen finish requested by my client; Seal and Go Extra is especially suitable for exterior applications or damp floors due to its increased breathability.
My client was very glad to see the back of the gas pipe and pleased with the overall results of the clean and seal, as it had given this Victorian tiled floor – once hidden under carpet – new life and character. Additionally I’m sure that restoring such an original feature for the property has increased its value.

Our client reached out with a problem for us to solve. Part of his property was an eyesore and difficult to keep up. A tree had fallen into his overgrown pond, it had been leaking for ages, and it had become a major problem for this homeowner.
Mike Hall (Design and Construction manager) saw the land and with the help of Fitz's team and developed this concept of a multi-level waterfall that pours gracefully into the large basin. The challenge was to use the existing layout and keep the feel of the beautiful forest that surrounded it.
This project was a chance to push the limit on scale. We were able to build a large water feature that was complex and build a sustainable healthy pond at the bottom. With over 30,000 gallons of water, our team custom built a filtration system to keep the water clean and healthy for the fish that call it home. The gravel suction grid for filtration worked like a charm. Then added a Used an external pressure filter, to keep the water extra clear.
Our team cleared the whole pond, saved fish, fixed the drainage issues, lined the pond with a massive liner. Then we brought in 50 tons of moss rock boulders. Saved the original bridges and made them stronger and sturdy. Created a look that was natural to the forest surrounding it.
This was an exciting project for the FFP team and we are extremely proud of how it turned out!

Differences in Installation:
Concrete slab is somewhat easy to install, but the material takes time to dry and cure. The installation process includes excavation, grading, preparation of the foundation, setting forms, and pouring the concrete. One of the major downsides to concrete is it can crack when the ground below flexes. It is also very important to get the grading just right with a concrete installation, as it can be a very costly error to fix once the concrete has been poured. Improper concrete grading can lead to low spots which will retain water, leaving discolorations and staining.
Paving stones require a lot more preparation which makes for a more labor intensive installation. The paver installation process includes: excavation, grading, sub-base compaction, geotextile fiber install, base preparation, base compaction, sand preparation, lay the pavers, cut the borders, prepare the bond beam, compact the stones, and finally seal the pavers upon completion. Since there is no curing time with paving stones, the paver installation is ready to use immediately upon completion. Also, if the grading happened to be slightly off or settling occurred later down the line, the pavers can easily be readjusted to correct the issue.

New York snowbirds redesigned their Miami Beach apartment to take advantage of the tropical lifestyle.
WHEN INTERIOR DESIGNER JENNIFER CORREDOR was asked to recreate a four-bedroom, six-bath condominium at The Bath Club in Miami Beach, she seized the opportunity to open the rooms and better utilize the vast ocean views.
In five months last year, the designer transformed a dark and closed 5,000-square-foot unit located on a high floor into a series of sweeping waterfront spaces and updated the well located apartment into a light and airy retreat for a sports-loving family of five.
“They come down from New York every other weekend and wanted to make their waterfront home a series of grand open spaces,” says Corrredor, of the J. Design Group in Coral Gables, a firm specializing in modern and contemporary interiors. “Since many of the rooms face the ocean, it made sense to open and lighten up the home, taking advantage of the awesome views of the sea and the bay.”
The designer used 40 x 40 all white tile throughout the apartment as a clean base. This way, her sophisticated use of color would stand out and bring the outdoors in.
The close-knit family members—two parents and three boys in college—like to do things together. But there were situations to overcome in the process of modernizing and opening the space. When Corredor was briefed on their desires, nothing seemed too daunting. The confident designer was ready to delve in. For example, she fixed an area at the front door
that was curved. “The wood was concave so I straightened it out,” she explains of a request from the clients. “It was an obstacle that I overcame as part of what I do in a redesign. I don’t consider it a difficult challenge. Improving what I see is part of the process.”
She also tackled the kitchen with gusto by demolishing a wall. The kitchen had formerly been enclosed, which was a waste of space and poor use of available waterfront ambience. To create a grand space linking the kitchen to the living room and dining room area, something had to go. Once the wall was yesterday’s news, she relocated the refrigerator and freezer (two separate appliances) to the other side of the room. This change was a natural functionality in the new open space. “By tearing out the wall, the family has a better view of the kitchen from the living and dining rooms,” says Corredor, who also made it easier to walk in and out of one area and into the other. “The views of the larger public space and the surrounding water are breathtaking.
Opening it up changed everything.”
They clients can now see the kitchen from the living and dining areas, and at the same time, dwell in an airy and open space instead of feeling stuck in a dark enclosed series of rooms. In fact, the high-top bar stools that Corredor selected for the kitchen can be twirled around to use for watching TV in the living room.
In keeping with the theme of moving seamlessly from one room to the other, Corredor designed a subtle wall of glass in the living room along with lots of comfortable seating. This way, all family members feel at ease while relaxing, talking, or watching sporting events on the large flat screen television. “For this room, I wanted more open space, light and a supreme airy feeling,” she says. “With the glass design making a statement, it quickly became the star of the show.”…….
….. To add texture and depth, Corredor custom created wood doors here, and in other areas of the home. They provide a nice contrast to the open Florida tropical feel. “I added character to the openness by using exotic cherry wood,” she says. “I repeated this throughout the home and it works well.”
Known for capturing the client’s vision while adding her own innovative twists, Corredor lightened the family room, giving it a contemporary and modern edge with colorful art and matching throw pillows on the sofas. She added a large beige leather ottoman as the center coffee table in the room. This round piece was punctuated with a bold-toned flowering plant atop. It effortlessly matches the pillows and colors of the contemporary canvas.

Before we got our hands on this project, it was an outdated 70s design with limited cabinet and counter space and outdated materials that were withering away.
As seen in the timelapse of the construction process we fixed all those issues with all new high-quality materials and an extended layout. Though the narrow layout stayed the same, we still were able to expand the design.
From the design aspect of the project, the space now has double the counter and cabinet space. The colors of the kitchen are more modern, especially with the mint green glass tiling used for the backsplash. The overarching white and light grey pallet of this kitchen also makes the space feel cleaner and more modern, making all kitchen experiences feel organized.

To fix the situation, we would up having to dig 12-foot-deep footings with an excavator before adding some additional helical piers for the deck posts and sunroom foundation (FYI – typical footing depth is two feet). Since the customer understood that this was an unexpected situation, we created a change order to cover the extra cost. Still, it’s important to note that the very nature of construction means that hidden situations may occur, so it’s always wise for customers to have contingency plans in place before work on the home begins.
In the end, we finished on time and within the homeowners budget, and they were thrilled with the quality of our work.

On this job, the customer wanted to keep their backsplash intact, but remodel the rest of the kitchen. For this reason, we had to work slowly, carefully removing the old cabinetry, without risking damage to the backsplash. Next, we took out the old countertop. Then, we could begin remodeling the kitchen. We installed the new white cabinetry and put in the new countertop. We even helped the client fix a plumbing issue.
By the end of the project, the kitchen had a more modern design aesthetic. We are pleased to report that the backsplash was undamaged and the customer loved their newly remodeled kitchen.

Another huge update accomplished by converting wood bannisters to a 2-tone pattern. The railings now match the trim exactly and the bannister is a deep gray. We fixed all the drywall issues, then repainted the vaulted ceilings, walls, all trim and doors.

This Mid Century Modern home was designed and lived in by the architect in 1966. Since then there was one other owner but not much was updated to the home. When the current homeowners moved in they found many plumbing and electrical issues that accumulated overtime. They decided it was time for the kitchen, which had a hole in the floor from water damage, to be fixed and updated. They wanted a more open concept in the tight, galley, 60's style kitchen. To do so we needed to move the powder room to another location. New cabinets, flooring, counters, and backsplash were selected for the remodel.
