Our client's childhood memories of summer fun in her parents' pool and family time on Long Beach Island, NJ is what she wanted to recreate for her own children in the comfort of their backyard. The client's wish list included a pool that was versatile for all ages and activities. We teamed up with Liquidscapes to assist with the pool design process to ensure functionality and quality was achieved. The saltwater pool has a swim lane, sun-shelf, deck jets, built-in seating and a raised spa with an 8' spillway!
The pool deck is built with limestone, which remains cool in the hot sun. A custom pavilion cantilevers the deep end of the pool serving as a shady poolside lounge. The wavy garden beds were designed to complement the freeform shape of the pool. The landscape consists of multi-layered magnolias, ilex, and cryptomeria to ensure privacy year round. Fagus, lagerstroemia, and cotinus add in-season privacy, color, and contrast. The large garden beds are filled with lush hydrangeas, perennials, perennial grasses, and ferns.
During our presentation for the front of the property, which is the final phase of this project, our client said to us: "Over the years we have dealt with many design and build companies and we're very happy we finally found one that is a pleasure to work with and cares about delivering high quality results.”

Waterfront backyard, swimming pools & masonry
Designed and installed by Gappsi this custom built pool with auto cover overlooks the bay in Hewlett New York. Due to the high water table this pool is slightly elevated and only five feet deep. Full length steps adorn the pool and allows for guest and children access in and out of the pool and the ability to sit and enjoy the refreshing waters no matter what comfort level swimmer you are. The auto cover on this pool keeps it protected from leaves and chemical robbing sun rays and rain when not in use by being closed. Within sixty seconds it can be opened with an automatic system located inside the house. The cover also helps extend the swimming season by keeping the pool warm and acting as a solar cover. Surrounding the pool is a natural stone travertine patio in the french pattern. Using two inch thick coping around the edge of the pool and inch and a quarter thick bianco anticato natural stone paver brings a one of a kind patio that is reminiscent of the french palace of Marseilles. Raised flower beds along the outer edge help keep safe those above with a visual and a vibrant garden from falling off the edge. steps on two sides allow access to the rest of the yard as well as to the dock.

Why Communication is so Important.....
With just a tiny bit more effort, we could have aligned the Custom Beveled Glass Cluster we made, with the horizontal line created by the Glass Shelves.
Unfortunately we all got caught up a bit and did not step back to look at the overall bigger picture....
We could have easily moved the Beveled Glass Cluster up a few inches, and it would not have made a penny difference to the pricing..... Anyways...
The Two Cabinet Glass Panels in this photo measure; 10- 7/16" x 30- 7/8".
We Custom-Made the Clear Beveled Glass Tulip Clusters In-House, as we always do. so that they can be the Very Best Proportions to the sizes of your cabinet doors. These are not " Off The Shelf " Clusters, as they would have been just too small....
We used a fairly clear and simple Background Glass from Spectrum Glass called - 100A - Clear Artique Glass.
We also used our Dark Antique Lead Came which works fairly well with their Antiqued Brass Hardware, unfortunately, our only other choice would have been a Bright Brass.... we all feel we made the better choice.

The garden isn't completely lawn-free. It hosts an IdealMow lawn of native Dune Sedge. It thrives with no chemical fertilizers or pesticides and uses only 20 percent of the water required by a turf grass lawn. A "smart" subsurface, hydrozoned drip irrigation system on weather based controllers delivers exactly what the hydrozoned foliage needs, right to its roots. This aids foliage health and eliminates water loss to evaporation.
To keep its lawn-like appearance, the grass needs mowing only a few times a year. If left to grow, it forms true-green waves.

The image displays a well-lit, modern living room with a neutral color palette. In the foreground, a light-colored rug with subtle geometric patterns lies on a warm-toned hardwood floor. Dominating the center of the image is a large, modular sectional sofa upholstered in a light grey fabric. Several throw pillows are casually arranged on the sofa, including one in a vibrant mustard yellow and another in a patterned blue and white.
In front of the sofa, a light-colored, rectangular wooden coffee table. Beside the coffee table, a plush, light-colored armchair with a wooden frame is angled towards the sofa, inviting conversation.
The wall behind the sofa is adorned with a gallery wall of framed photographs with family portraits. The frames are a mix of black and white, with some slightly larger than others, creating an asymmetrical yet balanced arrangement.
To the right of the sofa, a tall, slender plant in a grey pot adds a touch of greenery to the space. Adjacent to the plant is a small, round side table with a dark-toned top, holding a clear glass vase filled with a bouquet of vibrant pinkish-purple flowers.
Two large windows with white roller blinds are visible on the left and right sides of the room, allowing ample natural light to flood the space. The ceiling features subtle architectural detailing, with a recessed area creating visual depth. The overall vibe delivers comfort, style, and understated elegance, with a focus on natural materials and soft textures.

The Greens at Woodland Hills features 212 rolling acres and the perfect neighborhood to begin building your custom home. This peaceful setting, located in the Saydel school district, delivers quick access to I-80 and I-35 for commuters headed to downtown Des Moines or north to Ames. Retail shopping and Saylorville Lake are nearby too. The Greens at Woodland Hills is just south of Woodland Hills Golf Course, on Northeast 66th Street between Northeast 14th Street and Northwest Second Avenue.
The Greens at Woodland Hills is a Conservation Community, taking into account environmental principals and green spaces. Based on the premise that nature knows best, our conservation living designs protect natural features such as woodlands and stream buffers. To protect these areas, impervious surfaces such as streets and driveways are reduced and a more natural stormwater management system is used. Each of our Conservation Communities provides approximately seven times the amount of public, open space than what is found in a typical development. These areas, usually planted with native flowers and grasses, are beautiful and functional. They provide aesthetic value, adequate stormwater conveyance, distribution of the water flow and natural filtration of pollutants.

A beautiful habitat plant, this small tree's architectural branches fill with these berries to feed songbirds through the heat of summer, then deliver stunning little bell-like flowers to keep hummingbirds happy as they start their December nesting season.
In summer, manzanita holds its bright green leaves - and its hydration. While all plants can burn, manzanita both resists and quickly recovers from fire. It's deep roots help retain slopes.

Modern-style home on a corner lot in Windsor Square neighborhood of Hancock Park with five bedrooms, four-and-a-half bathrooms, all spread across a 3700 square foot property.
We transformed a dark, timeworn space, into a bright, fragrant, modern retreat, through the incorporation of white furniture pieces combined with bright purple colors.
Added natural and artistic light with lamps and lit statement pieces, and freshened the air with aromatic fresh flowers and scented candles – which all combined to deliver a feast to the senses.
