This well-loved home belonging to a family of seven was overdue for some more room. Renovations by the team at Advance Design Studio entailed both a lower and upper level addition to original home. Included in the project was a much larger kitchen, eating area, family room and mud room with a renovated powder room on the first floor. The new upper level included a new master suite with his and hers closets, a new master bath, outdoor balcony patio space, and a renovation to the only other full bath on in that part of the house.
Having five children formerly meant that when everyone was seated at the large kitchen table, they couldn’t open the refrigerator door! So naturally the main focus was on the kitchen, with a desire to create a gathering place where the whole family could hang out easily with room to spare. The homeowner had a love of all things Irish, and careful details in the crown molding, hardware and tile backsplash were a reflection. Rich cherry cabinetry and green granite counter tops complete a traditional look so as to fit right in with the elegant old molding and door profiles in this fine old home.
The second focus for these parents was a master suite and bathroom of their own! After years of sharing, this was an important feature in the new space. This simple yet efficient bath space needed to accommodate a long wall of windows to work with the exterior design. A generous shower enclosure with a comfortable bench seat is open visually to the his and hers vanity areas, and a spacious tub. The makeup table enjoys lots of natural light spilling through large windows and an exit door to the adult’s only exclusive coffee retreat on the rooftop adjacent.
Added square footage to the footprint of the house allowed for a spacious family room and much needed breakfast area. The dining room pass through was accentuated by a period appropriate transom detail encasing custom designed carved glass detailing that appears as if it’s been there all along. Reclaimed painted tin panels were added to the dining room ceiling amongst elegant crown molding for unique and dramatic dining room flair. An efficient dry bar area was tucked neatly between the great room spaces, offering an excellent entertainment area to circulating guests and family at any time.
This large family now enjoys regular Sunday breakfasts and dinners in a space that they all love to hang out in. The client reports that they spend more time as a family now than they did before because their house is more accommodating to them all. That’s quite a feat anyone with teenagers can relate to! Advance Design was thrilled to work on this project and bring this family the home they had been dreaming about for many, many years.

Sleek and chic. In terms of high-impact, going with a dark wire-brush pattern is a sure way to quickly define a space. Never boring, this modern pattern will set the mood immediately.
The most important specification for determining the durability of vinyl flooring is the thickness of the wear-layer. The best wear-layers are made of thick, clear virgin PVC, which covers the paper print-film that gives the floor its unique appearance. Once the wear-layer wears through, the paper is damaged and the floor will need replacement.
Most vinyl floors come with a 8-12 mil wear-layer (0.2-3 mm). The top commercial specs in the industry are higher, at 20-22 mil (0.5 mm). A select few manufacturers offer a “super” commercial spec of 28 mil (0.7 mm).
For Modin, we decided to set a new standard: 40 mil (1.0 mm) of premium virgin PVC. This allows us to offer an industry-leading 20 year Commercial Warranty (Lifetime Residential), compared to nearly all other commercial vinyl floors’ 10 year Commercial Warranty.
Beyond our superior wear-layer, we also use a patented click mechanism for superior hold, and a ceramic-bead coating.
SIZE MATTERS
Wider and longer planks create a sense of space and luxury. Most vinyl floors come in 6” or 7” widths, and 36” or 48” lengths.
For Modin, we designed our planks to be 9” wide, and 60” long. This extra large size allows our gorgeous designs to be fully expressed.
DETAILS THAT COUNT
We made sure to get all the details right. Real texture, to create the feel of wire-brushed wood. Low sheen level, to ensure a natural look that wears well over time. 4-sided bevels, to more accurately emulate the look of real planks. When added together they help create the unique look that is Modin.

This Miami Beach living room remodel reflects a bespoke, client-focused design solution created for a beachside pied-à-terre two blocks from the ocean. Beyond the furnishings, the condo was restructured from the inside out, including opened walls, ceiling correction, floor-joist repair, soundproofing, and a shortened rear hallway wall to create a more open connection to the main living area. In this view, black swivel lounge chairs add a modern coastal note across from a tailored sleeper sofa, while the redesigned layout gives the condo a more spacious, refined, and highly functional everyday living experience.

This alternate view of the Coconut Grove dining room shows the art-driven design direction behind the remodel, with a peacock-inspired focal wall, jewel-toned seating, sculptural lighting, and a transparent dining table that keeps the room open while allowing the color story to command attention.
The space was created for clients who wanted a dining room with personality, glamour, and cultural influence — not a generic Miami remodel. Every element was curated to support a more expressive, entertaining-focused home that feels collected, dramatic, and personal.

This cook-wall detail focuses on the gold hexagonal backsplash, selected to add warmth, shimmer, and texture to the streamlined custom kitchen. Framed by clean cabinetry, integrated appliances, and illuminated display niches, the backsplash prevents the white kitchen from feeling flat and gives the remodel a more distinctive Coconut Grove character.

Specific to this photo: A view of our vanity with their choice in an open shower. Our vanity is 60-inches and made with solid timber paired with naturally sourced Carrara marble from Italy. The homeowner chose silver hardware throughout their bathroom, which is featured in the faucets along with their shower hardware. The shower has an open door, and features glass paneling, chevron black accent ceramic tiling, multiple shower heads, and an in-wall shelf.
This bathroom was a collaborative project in which we worked with the architect in a home located on Mervin Street in Bentleigh East in Australia.
This master bathroom features our Davenport 60-inch bathroom vanity with double basin sinks in the Hampton Gray coloring. The Davenport model comes with a natural white Carrara marble top sourced from Italy.
This master bathroom features an open shower with multiple streams, chevron tiling, and modern details in the hardware. This master bathroom also has a freestanding curved bath tub from our brand, exclusive to Australia at this time. This bathroom also features a one-piece toilet from our brand, exclusive to Australia. Our architect focused on black and silver accents to pair with the white and grey coloring from the main furniture pieces.
