Large, historic home from the 1930's overlooking downtown Santa Cruz. My clients are self-described "plantaholics" and tend to buy many plants, only to have them die. They have an extensive gardening area and low water budget. Our main goal was to make the overall design cohesive between various areas of the garden while utilizing interesting and unusual plant selections - a very fun project for me! We removed over 3,000 square feet of traditional grass and replaced it with several lawn alternatives. The first is a walkable groundcover that uses a fraction of the water of regular grass (and can be seen here in several seasons, one of which has tiny flowers); The second is a California native grass that grows long (or can be kept short) and can tolerate some shade. Both of these are excellent choices for clients with children or dogs who want a green patch without using excessive water. My clients love plants from Australia and South Africa so plants from the Proteacea and other Southern Hemisphere beauties are used predominantly throughout the project. Clean, flowing water is so important for wildlife and the beautiful stone fountain is a constant gathering spot for birds and other animals. My clients are beyond thrilled with their gorgeous, nature-filled garden and ever-expanding plant knowledge.

This Corinth bathroom update proves that durability can still look sophisticated. For this high-traffic vanity, we selected Bianco Antico Granite. unlike engineered surfaces, natural granite is incredibly heat-resistant, making it the perfect choice for bathrooms where hot curling irons or straighteners might be set down on the counter. The "Practical Luxury" Execution: The Stone: We fabricated this granite vanity top in-house at Stonemeyer Granite. Notice the tight eased edge profile—simple, modern, and easy to clean. We also installed a matching 4-inch granite backsplash to protect the drywall from water splashes, a practical must-have for kids' bathrooms. The Sink: We modernized the look by swapping the standard oval bowl for a crisp Rectangular Porcelain Undermount Sink. It maximizes counter space and gives the vanity a fresher, updated feel. The Faucet: Our plumbing team (Haltex Plumbing) installed a widespread Brushed Nickel Faucet with a modern square profile. Widespread faucets are easier to clean around than localized "centerset" options, keeping hard water buildup at bay. The Value: By using a remnant piece from our massive Denton Slab Yard, the homeowner got premium natural stone for a fraction of the cost of a full slab—one of the perks of working with a remodeler who owns their own inventory. With a desire to stay close to friends and family, the owners of this 1984 home spent several years searching for property near their neighborhood to build a new, more modern, energy-conscious home tailored to their empty-nest lifestyle. They eventually concluded that their current site was the perfect location for them, but the home needed to be updated and reorganized to create fresh, open, unified spaces to comfortably welcome gatherings of family, friends, and guests. Before renovation, the floor plan included small rooms, dedicated hallways, a step-down living room, a heavy and dark corner fireplace, and limited opportunities for natural light and visual connections from space to space. Exterior deck areas were narrow, long, and used infrequently. Primary goals of this project included accessibility of space, more natural light, better connectivity between spaces, and a focus on sustainable performance. The updated main floor plan included the selective removal of walls to reallocate dedicated hall space to usable, open living area. The step-down living room was leveled for full accessibility, safety, furniture flexibility and overall space use. The removal of a half-height wall between the living area and the kitchen created continuity between the spaces. Reorganizing the primary entry and stair and eliminating walls between the entry and dining room created new visual connections between the kitchen and the entry. The new central concrete hearth and fireplace provides a strong, modern focal point for the living area. Large sliding glass doors on each side of the fireplace allow the TV area beyond to be separated from the living area as needed. In several strategic locations, the footprint of the house was expanded to enhance function and flow at the kitchen, dining room, and mudroom. The new outdoor deck area is now large and singular and includes a grille area, dining space and open seating overlooking the newly landscaped pool below. The exterior envelope of the house includes new insulation, siding, and energy-efficient windows, as well as two large roof-mounted solar arrays, to increase thermal performance and to offset energy costs. Inside, the new HVAC system maximizes energy efficiency while using a fraction of its former footprint. As a result, a portion of the former mechanical space was added back to the lower level family room area and expands into a cozy library nook. MMA partnered with the owner’s interior designer and kitchen designer to achieve a softer, contemporary palette of finishes that complement this newly configured, light-filled home.
