the bamboo is a clumping variety called Bambusa eutuldoides viridi-vittata , Asian lemon bamboo. This variety is a clumper and you do not need to contain it, however, do allow an 8'by 10' area for its ultimate growth. Bamboo does require constant maintenance and you will need to do some research for the specific variety you choose. Elfin Thyme is a perfect ground cover between pavers. This California, Spanish-style bungalow gets a fresh new landscape and garden design that replaces the tired lawn with a creeping thyme ground cover and other low-water plantings. The new flagstone pathway, and a small patio echo the terra-cotta tones of the house and are softened by Elfin Thyme planted between the pavers. The breathtaking ocean views influenced the dramatic redesign of this water-front Poipu condo. The outdated condo was completely remodeled to allow full appreciation of the surrounding views, bring in a fresh new color palette, and modernize and update everything from the electrical wiring to the new luxury bath towels. The clients wanted the condo to feel “fun, happy, and cheerful,” and to stand apart from the typical vacation rental on Kauai. They wanted to turn this condo into the ultimate “beach house” that felt just as luxurious as the gorgeous natural surroundings. Fresh white ship-lap walls set the backdrop for this modern beach style, which is further enhanced with bold stripes, natural textures, and ocean-themed decor. The palette of cobalt, aqua and lichen green is fresh and vibrant against the neutral backdrop. Trina Turk’s “Peacock Print” was the inspiration fabric for the living and dining room. The print is so lively, colorful, and modern, and was the perfect place to start. Every custom detail was thoughtfully chosen to bring a sense of luxury and originality to the space. While some elements are whimsical, such as the playful octopus art & fish-themed fabric, other elements are sophisticated and classic, to help keep the design grounded. Special features include a custom-made “Moroccan Fish Scale” tile backsplash in the kitchen, crushed marble counter tops with oyster shells and float glass, and blue glass pendant lights, reminiscent of water bubbles.

A true focal point, the horizontal shiplap accent wall—painted in Sherwin Williams Alabaster—draws the eye immediately, providing a bright and textural contrast behind the white Elina acrylic freestanding tub. This moment feels both classic and fresh, grounding the space in farmhouse tradition while elevating it with a refined edge. Polished chrome hardware ties the design together seamlessly, coordinating with the sleek vanity lights and faucets to deliver a clean, modern touch. In contrast, the white beaded chandelier suspended above the tub introduces a layer of softness and organic texture, gently balancing the sharper lines found throughout the space. Underfoot, Evora White Versailles porcelain tile mirrors the subtle movement and gray undertones found in the ashen gray quartz countertops, creating a cohesive flow from surface to surface. The result is a thoughtfully curated bathroom that feels calm, elevated, and effortlessly timeless.

This expansive Victorian had tremendous historic charm but hadn’t seen a kitchen renovation since the 1950s. The homeowners wanted to take advantage of their views of the backyard and raised the roof and pushed the kitchen into the back of the house, where expansive windows could allow southern light into the kitchen all day. A warm historic gray/beige was chosen for the cabinetry, which was contrasted with character oak cabinetry on the appliance wall and bar in a modern chevron detail. Well-traveled. Relaxed. Timeless. Our well-traveled clients were soon-to-be empty nesters when they approached us for help reimagining their Presidio Heights home. The expansive Spanish-Revival residence originally constructed in 1908 had been substantially renovated 8 year prior, but needed some adaptations to better suit the needs of a family with three college-bound teens. We evolved the space to be a bright, relaxed reflection of the family’s time together, revising the function and layout of the ground-floor rooms and filling them with casual, comfortable furnishings and artifacts collected abroad. One of the key changes we made to the space plan was to eliminate the formal dining room and transform an area off the kitchen into a casual gathering spot for our clients and their children. The expandable table and coffee/wine bar means the room can handle large dinner parties and small study sessions with similar ease. The family room was relocated from a lower level to be more central part of the main floor, encouraging more quality family time, and freeing up space for a spacious home gym. In the living room, lounge-worthy upholstery grounds the space, encouraging a relaxed and effortless West Coast vibe. Exposed wood beams recall the original Spanish-influence, but feel updated and fresh in a light wood stain. Throughout the entry and main floor, found artifacts punctate the softer textures — ceramics from New Mexico, religious sculpture from Asia and a quirky wall-mounted phone that belonged to our client’s grandmother.
